Locals do theirblocks smallerBIG back yards could be athing of the past in Mandurahif trends towards smallerblocks continue.

A marked increase in finalapprovals for lots smallerthan 500sq m in theDecember quarter of 2010 isfurther proof that WestAustralians are increasinglydemanding smaller lots,according to the UrbanDevelopment Institute ofAustralia.

Figures from the WAPlanning Commissionshowed a jump from 1462 inthe September quarter to2129 in December in the Peeland metropolitan regions.

“That’s quite an increase ina continuing trend in the pastfew years towards smallerlots,” UDIA WA chief exec-utive Debra Goostrey said.

“In 2004-2005 just 30 percent of approved lots wereless than 500sq m, yet todaythat figure has increased to

over 60 per cent.”The median lot size in the

Peel region is now 427sq m,down from 560sq m in 2004-05.

“We’re now seeinggreater market acceptance ofsmaller homes,” MsGoostrey said.

According to 2007 censusfigures, people living aloneaccounted for one-quarter(26.2 per cent) of all WAhouseholds. A quarter (25.7per cent) were couple-onlyhouseholds.

“Many developers areselling house and landpackages with compact twoand three-bedroom terracehomes that use spaceextremely efficiently and withprices that start at well under$300,000,” Ms Goostrey said.

“They’re often close topublic transport and are areally attractive option tofirst-home buyers anddownsizers.” ■
