RESOLUTION NO. 2020-26 APPROVING A FINAL DEVELOPMENT PLAN FOR A NEW OFFICE BUILDING AND SITE DEVELOPMENT IN THE “PARKVIEW” PORTION OF THE NEIGHBORHOODS AT SUMMIT PARK SUBDIVISION IN THE SUMMIT PARK ZONING DISTRICT WHEREAS, Steve Dragon on behalf of Summit View Development LLC has requested approval of a Final Development Plan for a 3-story, 75,000 square foot office building on approximately 4.1 acres within the “Parkview” portion of the Neighborhoods at Summit Park subdivision in the Summit Park Zoning District; and WHEREAS, the proposed final development plan substantially conforms to the Concept Planned Development Plan approved by Ordinance 2016-48, September 22, 2016; and WHEREAS, the proposed office building and site development is the first of three potential office buildings in the block in which it is proposed; and WHEREAS, the applicant has submitted plans consistent with the requirements of Chapter 1185 of the Blue Ash Zoning Code (the Code that was applicable at the time that the Concept Plan was approved), which consists of a project narrative and 26 pages of civil, landscaping, and lighting plans and building elevations and perspective drawings prepared by the applicant and bearing the notation “Resolution No. 2020-26, May 28, 2020”; and WHEREAS, notice was provided in accordance with requirements of the Blue Ash Code; and WHEREAS, the Planning Commission of the City of Blue Ash, as reflected in the minutes thereof dated May 7, 2020, has recommended approval of the Final Development Plan with the following conditions: 1. Final approval of the building design by the City Architect consistent with the Architectural Standards. 2. The development shall not encroach into the adjacent rights-of-way. 3. The Fire Department must approve final details of the site. 4. Landscaping adjustments shall be consistent with the rest of the submitted landscaping plans. 5. Site lighting shall not negatively impact Summit Park or the adjacent rights-of-way and shall be reviewed and approved prior to City Council plan approval. Be it resolved by the Council of the City of Blue Ash, Ohio, SECTION I. APPROVING A FINAL DEVELOPMENT PLAN FOR A NEW OFFICE BUILDING AND SITE DEVELOPMENT IN THE “PARKVIEW” PORTION OF THE NEIGHBORHOODS AT SUMMIT PARK SUBDIVISION IN THE SUMMIT PARK ZONING DISTRICT

WHEREAS, Steve Dragon on behalf of Summit View Development LLC has requested approval of a Final Development Plan for a 3-story, 75,000 square foot office building on approximately 4.1 acres within the “Parkview” portion of the Neighborhoods at Summit Park subdivision in the Summit Park Zoning District; and

WHEREAS, the proposed final development plan substantially conforms to the Concept Planned Development Plan approved by Ordinance 2016-48, September 22, 2016; and

WHEREAS, the proposed office building and site development is the first of three potential office buildings in the block in which it is proposed; and

WHEREAS, the applicant has submitted plans consistent with the requirements of Chapter 1185 of the Blue Ash Zoning Code (the Code that was applicable at the time that the Concept Plan was approved), which consists of a project narrative and 26 pages of civil, landscaping, and lighting plans and building elevations and perspective drawings prepared by the applicant and bearing the notation “Resolution No. 2020-26, May 28, 2020”; and

WHEREAS, notice was provided in accordance with requirements of the Blue Ash Code; and WHEREAS, the Planning Commission of the City of Blue Ash, as reflected in the minutes thereof dated May 7, 2020, has recommended approval of the Final Development Plan with the following conditions:

1. Final approval of the building design by the City Architect consistent with the Architectural Standards.

2. The development shall not encroach into the adjacent rights-of-way. 3. The Fire Department must approve final details of the site. 4. Landscaping adjustments shall be consistent with the rest of the submitted

landscaping plans. 5. Site lighting shall not negatively impact Summit Park or the adjacent rights-of-way

It is hereby determined that the proposed Final Development Plan will not be detrimental to the public peace, health, safety or general welfare, and that it is in the best interest of the City of Blue Ash, Ohio.
