1.4 Introduction to the Retail Tenant Design Criteria Manual

Our Retail Tenant Design Criteria Manual has been created to ensure that all new storedesignsorrenovations/alterationstoexistingstoresareinkeepingwithFirstCanadianPlace’sestablishedoperationalanddesignspecifications.AllTenantleaseholdimprovements,how-ever small or limited in scopemustbe fully reviewedandapprovedbyourofficeprior tocommencementofconstruction.ThisdocumentshouldalsobereviewedinconjunctionwiththeTenantDesign&ConstructionManual.

Toensure thedesign integrityofFirstCanadianPlace,allproceduralguidelines forTenantpremisesworkasspecifiedintheindividualleasedocumentsismandatory.Nevertheless,itmustbeclearlyunderstoodthatintheeventofanyambiguityof,oromissiontothewordinginthisdocument,theapprovalauthoritytoproceedornottoproceedwithTenantworkwillremainsolelywiththeLandlord.

ItwillalsobetheTenant’sresponsibilitytoensurethatacopyofthisManualisprovidedtoyourConsultants,GeneralContractorandSub-Contractors(hereaftercalledTheContractor(s))oranyotherpersonemployedbythem,andthattheTenant,itsConsultants,itsContractor(s)oranyotherperson,adherefully tothedirectionprovidedherein.FailurebytheTenantoritsDesigner(s),Contractor(s),oranyotherpersonemployedbyit,tocomplywithanyofthegeneralor specificguidelinesbecauseofa lackofunderstanding in,or awarenessof, theRetailTenantDesignCriteriaManual&theTenantDesign&ConstructionManualwillnotbeacceptedbytheLandlordRepresentative.

ItisessentialthattheTenantand/ordesignerand/orspaceplannervisitthesitetoinspectandverifyallsiteconditionspriortothecommencementofTenantDesign.

TheTenantisresponsibleforhiringconsultantslicensedintheProvinceofOntarioforthepro-ductionofaccurateandcompleteworkingdrawingsfortheproposedconstructionwithintheLeasedPremises.AlthoughtheLandlordwillsupplytheTenantwithLeaseOutlineDrawings(LOD’s),neithertheLandlordnortheirrepresentativesshallberesponsibleforsameandtheTenantmustverifytheas-builtconditionpriortocommencementoftheTenantdesign.

TheLandlordreservestheright,fromtimetotime,toaddtooramendtheinformationandprocedurescontainedherein,whichwillbeineffectuponissuance.

Theseplansarediagrammaticandareintendedonlyforthepurposesofindicatingtheapplicablecriterialocations.1.5.A Retail Zone

With over 120 stores and services, First Canadian Place is one ofCanada’s premier urban shopping centres serving over 80,000 peopledaily.

1.5.B Full Service Restaurants

FirstCanadianPlacehassixfullservicerestaurantsprovidingadiversemixofculinaryexperiencestosatisfyeveryone’staste.

1.5.C Marketplace

TheMarketplaceoffersshoppers thebustlingatmosphereofanurbanstylemarketbrimmingwith freshproduce,bakedgoodsandpreparedfoods.

A separate Criteria Manual has been created for the Marketplacebecauseofitsuniquedesignspecifications.

1.5.D Food Court

With 12 fast food outlets and seating for 800 people, First CanadianPlace’sFoodCourt isoneof the largestconveniencefoodofferings inthedowntowncore.

Part 2 - Architectural Design Guidelines

2.1 Glossary of Terms

Thefollowingaredefinitionsfortermsreferredtointhiscriteria:

Tenant Lease Line:ThelinebetweentheTenant’sleasedpremisesandthemallcommonarea.TenantWorkmustbelimitedtotheTenantsideoftheLeaseLine.

Closure Line:AreferencelinedrawnacrosstheopeningorentranceoftheTenant’sspace,definedbythelocationoftheTenant’sclosuresystem,onorbehindtheTenantLeaseLine.Basebuildingmallfloorfinishesmustbecontinued,bytheTenant,fromtheTenantLeaseLinetotheClosureline.TenantflooringfinishescannotextendbeyondtheClosureLine.

Landlord Control Zone: In order for the Landlord to control the quality and diver-sity of storefront installations within the mall, it is imperative for certain standards to bemaintained. The Landlord Control Zone is an area across the entire width of the Tenantstorefront, extending from the Tenant Lease Line throughout 1500 mm (5’-0”) deepinto the space. The Landlord reserves the right to approve, reject or request modifica-tions to the Tenant’s design, quality of detailing, finishes and materials, lighting, signage,securitysystemandclosuresystemwithinthisarea.

Signage Zone:AnareaonthestorefrontinwhichtheTenantsignagemustbeinstalled.

Demising Cap and Columns: A standard base building marble column or demising cap,foundattheendofdemisingwallsseparatingtenants.

Base Building Channel: A standard vertical architectural metal detail at the center ofthe demising wall extending from the floor at the Tenant Lease Line to the top of thestorefronts.Typically,suchmullionsoccuronlywhenthestorefrontfacadeislessthan20’-0”long.

2.2 Typical Storefront Design

The following criteria are to be considered and incorporated into the storedesigns:

n TenantstorefrontconstructionshallnotprojectbeyondtheTenantleaseline,includingmoldings,oranyotherarchitecturalelements.

n Tenantsshallmaximizetheuseofglasstomaintainashowwindowtypeconcept.Thestorefrontshallbeaminimumof70%transparent.

nStoreopeningsshallnotexceed40%oftheentirestorefrontwidth.

n Framelessglassstorefrontsareencouraged.Patchfittings,buttjointglassdetailingandminimalhardwarearesuggested.

nStandardextrudedaluminummetalwindowframingwillnotbeallowed.Channelmetalglazingbasesmustnotexceed100mm(4”)high.

nExistingstorefrontdrywallbulkheadsmayremainasisorbedemolishedentirely,providedthatthestorefrontcriteriaisrespected.Wherestillexisting,slopedbulkheadsmustberemovedandreplacedbytheTenant,conformingtothedesignguidelines.AnyalterationsorrepairstothebulkeadshallbebytheTenant.

nAnanodizedaluminiumpermanodic#26finishshouldbeappliedwhenbronzealuminumisused.Othercoloursandfinishesmaybeconsidered.

nSlidingglasspanelsaretobeframelessandifmorethantwostacked,apocketmustbeprovided.

nOneofakindstorefrontdesignswillberequired.

nBrushedorpolishedstainlesssteeltopandbottomrailsareencouragedforglassstorefronts.

SECTION - TYPICAL STOREFRONT CONDITION

2.3 Landlord Control Zone

Thefront1500mm(5’-0”)fromthestorefrontleaselineacrosstheentirewidthofthestorehasbeendesignatedastheLandlordControlZone.TheLandlordreservestherighttorefuseor request amendments, or modifications to the design of this zone in order to maintaindiversity,aswellastomaintainthestandardofdesignandqualityoffinishesthroughouttheFirstCanadianPlace.Astheappearanceanddesignofthiszoneiscriticaltotheoverallstoreappearance,allTenantsmustcomplywiththefollowingcriteria:

nHighqualityhardsurfaceflooringsuchasnaturalwood,stoneorporcelaintilemustbeusedthroughoutthiszone.Carpetingandvinyltilewillnotbepermitted.

n TheTenantmustcontinuethebasebuildingtravertinefloortilefromtheleaselinetotheclosureline.

nCeilingmaterialsshallbegypsumboard,woodorothertypeofqualityarchitecturalmate-rial.Acousticaltileceilingsandopenceilingswillnotbepermitted.

nRecessedincandescentorhalogenlightingshallbeused.Exposedfluorescenttubelightfixtureswillnotbeallowed.

nSprinklerheadsintheceilingshallbefullyconcealedwithcoverplates.

nShowwindowswhichwillsupportdynamicstorewindowdisplaysareencouraged.

nHighqualitynoblematerialsandfinishesshallbeused.

nMobiledisplayfixturesormerchandise,eithertemporaryorpermanent,mustbeplacedbehindtheTenantentrydoorclosureline.Merchandiseracksanddisplayfixturesmustnotblockcustomertrafficflowinandoutofthestore.

n FreestandingtemporarysignageorposterholdersarenotallowedoutsideoftheTenantclosurelineandcannotimpedetrafficflowinandoutofthestore.

n Television monitors installed within the Landlord Control Zone can be incorporatedintotheoveralldesign,butcannotbevisiblefromthecommonmallarea,andmustbeapprovedbytheLandlord.Monitors,ifallowed,andspeakersshallnottransmitanysoundorimageintotheLandlord’scommonmallarea.

n TypeA:Marbledemisingcaps:Thesearemarblecladcapsondemisingwallsforstorefrontbaysofatleast20’wide.See page 11

n TypeA1: Interimdemisingcap:Thiscap, in laqueredMDF,isdesignedforusewhenarenovatedtenantisadjoininganon-renovatedtenant.Thiswillbereplacedwith a standard Type A cap when both tenants arerenovated.See page 12

n Type B: “U” channels in anodized aluminum: These

channelsareusedwhenastorefront is lessthan20’inwidth.See page 13

2.5 Storefront Security SystemsnStorefrontelectronicsecuritysystemsandanyothershopliftingdetectiondevicesmust

beintegratedintotheTenant’sstorefrontdesign.Anysuchdevicesmustbeconcealedfromview.

nAny theftdetection/securitydevicesystemmustbesubmittedwith theoveralldesignsubmission. No system shall be installed unless approved by the Landlord. Failure tocomply with this approval process will result in the removal of such systems by theLandlordattheTenant’sexpense.

nAllwiringtothesecuritysystemsmustbeconcealedfromview.Powerpolesandwiringchannelsexposedtoviewarenotpermitted.

nAfterhourssecuritysystemsshouldbemonitoredoffsitebytenant.Noaudiblealarmsarepermittedafterhours.

2.6 Closure Systemsn Tenantsmustprovideglassclosuresystems,whichmayincludepivotingdoors,sliding

doors,bi-foldingglassdoors,etc.Framelessglazingisrequired,althoughexceptionsmaybeallowedsubjecttoLandlord’sapproval.Multipleslidingglassdoorsmaybeconcealedwithinapocket.Alldoortracks,topandbottommustberecessedflush intotheirsur-roundingsurfaces.

nSwingingglassdoorsmaybeleftapparentinanopenandlockedpositionaslongastheydonotexceedtheleaseline.

nSlidingstorefrontsmustbeclearglazedandbeofasingletrackvarietytominimizeinter-ruption of floor finishes. A second sliding glass panel may slide behind the first fixedpanel,creatingashowwindow.Nomultiplestackedglasspanelsaretobeexposed.

nSoliddoors,roll-downorslidinggrilltypeclosuresandgaragedoorswillnotbepermitted.

n Fully open storefronts are not permitted. Storefronts can have a maximum opening /entranceof40%oftheentirefaçade.

nWheretheclosurelineissetbackfromtheleaseline,thelandlord’smallfloorfinishmustbecarriedtotheclosurelinebytenant’scontractor.

2.8 Interior Lighting Requirementsn Tenants must have a well illuminated sales area. Appointed accent lighting and

In order to promote retail individuality along the shopping promenade, Tenants areencouraged to provide interesting and unique storefront signs on their facades. n The building has an Energy Control and Monitoring System (ECMS) manufactured byJohnsonControlsInc.Thissystemprovidesautomaticcontrolofallheating,ventilationandairconditioningequipment,andreportsanyalarmsbacktothebuildingservicescen-ter.

n Allmechanicalequipmentshallbespecifiedtooperateonlyduringoccupiedhoursandbeshut-downduringnon-occupiedhours.TheTenantshallensurethatcontrolvalvesareclosedautomaticallyduringunoccupiedperiods.

n AllHVACcontrolsshallbeconnectedtothebuildingECMSbytheLandlord’sapprovedcontrolcontractorattheTenantexpense.

4.2 Tenant Design Approval Process

1. InaccordancetheLease,allTenantsarerequiredtosupplycompletearchitectural(includ-ingseparatesampleboards), structural (if required),mechanical andelectricalworkingdrawingsforallleaseholdimprovements.

2. TheTenantshallemployprofessionaldesignersand/orarchitects,electricalandmechani-calengineersregisteredintheProvinceofOntario,allsubjecttoLandlord’sapproval,forthepreparationofdrawingsandspecifications.Tenantplansubmittalsshallbeartheseal,numberandsignatureoftherelevantconsultant.

3. TheTenantmaywishtoretaintheBaseBuilding’sMechanicalandElectricalEngineeringConsultantsunderdirectcontractualarrangementfortheproductionofworkingdrawings.IftheTenantchoosestoemployConsultantsotherthantheBaseBuildingConsultantsfor its designwork, theLandlordmay, at his discretion, have suchdrawings checkedby the Base Building Consultants in order to ensure compatibility with the building’ssystems.ThecostofthisreviewwillbechargedtotheTenant.AlistofBaseBuilding

ConsultantsisincludedinthisManual.

4. TheTenantshallbeobligatedtoprovideacopyofthisManualtotheappropriatedesignandconstructionpersonnelinvolvedwithitspremises.

5. AfterreceivingtheTenantInformationPackageandpriortostartinganydesignordocu-mentation,theTenant,Tenant’sdesignerandcontractorshallmakeadetailedinspectionoftheLeasedPremises.ItistheTenant’scompleteresponsibilitytoverifyandconfirmalldimensions,clearancesandexistingconditionswithintheLeasedPremises.

6. If thereareanydeviations from theDesignCriteria, theTenantshall submit awrittenrequestfortheLandlord’sreviewandapprovalwhichshallbeatLandlord’ssolediscre-tion.

7. Tenantsandtheirarchitects/interiordesignersareencouragedtodesigntheirstorefrontsexploringcreativeusesofmerchandising,lightingandsignage.Theinteriorofeachstoreshouldbeconsistentwiththedesignconceptorimagecreatedbythestorefront.Thesedesigngoalscanbeaccomplishedthroughcloseattentiontodetail,useofhighqualitymaterials,goodcraftsmanshipandinnovativedesign.

8. Changes made between Landlord’s approved drawings and actual construction willrequire Landlord’s written approval. Such approved alterations shall be made at theTenant’sexpense.Theapproveddrawingsmustbekeptatthejobsiteatalltimes.

9. TenantconstructionshallproceedonlyafterTenanthascompliedwithallrequirementssetoutintheRetailConstructionProcedures.

10. All projects must comply with the current construction laws, building codes, rules &regulationsofOntarioandstandardsofconstructionqualityofFirstCanadianPlacebasebuildingconstruction.

11. Tenants’consultantsaretoreviewtherelevantsectionsoftheleaseforspecificsregard-ingarchitectural,electricalandmechanicalinformation.

4.3 Preliminary Submission Requirements [Step 1]

ThefirstsubmissiontotheLandlordshouldbemadeassoonastheTenant’sArchitectorDesignerhascompletedpreliminarydrawingsoutliningtheconceptualideasforthestore.

n Thepreliminary submissionwill not be reviewedunless total preliminarypackagehasbeensubmitted.

n ThepurposeofthisphaseistoacquainttheLandlordwiththeTenant’sintentionsandtoensurecompliancewiththeTenantInformationPackageandbasebuildinginstallationsbeforethefinaldrawingphase.

nDrawingsshallnotexceed762mmx1067mm(30”x42”)insize.

nPreliminarydrawingsshall include3setsofprints,stapledintocompletesetsandonesampleboard.ThesemustbesubmittedtotheLandlord’sTenantDesignCoordinatorasatotalpackageasfollows:

1. Preliminaryfloorplans(scale1:50or¼”=1’-0”),indicatinginteriordesignconceptandequipmentlayout.

2. Preliminaryreflectedceilingplans(scale1:50or¼”=1’-0”),indicatingceilingheights,materials,lightfixturetypesandlocations.

3. Storefrontelevationsandsections.Locateallmajorelementsandindicatematerialsandfinishes.Submitonestorefrontelevationincolour(scale1:50or¼”=1’-0”mini-mum).

4. Detailsofstorefrontsigns,sectionsandmaterialsofconstruction.Indicateletterstyleandsizeofgraphicsincludingcolourandmethodsofillumination.

5. Interiorelevations(scale1:50or¼”=1’-0”).6. Detailsofproposedmenuboards,ifapplicable.7. Twocompletesampleboards,maximum216mmx356mm(8½”x14”),display-

ingfullyandaccuratelysamplesofallfinishmaterialsandcolourstobeused,cross-referencedtothedrawings.No plans will be reviewed and approved without a sample board.

8. Colourphotoorcolourgraphicillustrationsofthestorefrontandinteriorspace.

TheLandlordwillrequire10businessdaystoreviewTenant’spreliminarysubmission.

4.4 Final Submission Requirements [Step 2]

FinalreviewdrawingsshallincorporatetherequiredchangesfromSubmission1,beofcon-structiondocumentqualityandinclude5setsofthefollowingminimuminformation(thismustbesubmittedasatotalpackagetotheTenantDesignCoordinator).TheLandlordwillnotreviewpartialsubmissions.

n TheLandlordreservestherighttoalteranysectionofDesignCriteriainformationwithoutnotice,whichmaynecessitateafurthersubmissionbytheTenant.

n ThesedrawingswillbereviewedbytheLandlordforcompatibilitywiththeoverallproj-ect,commentsand/orapprovalwillbemarkedonone(1)setofdrawingsorinaletteraddressedtotheTenantoritsdesignatedrepresentative.Suchcommentsmustbedis-tributedtotheTenant’sdesigner/architectandelectrical/mechanicalconsultants.

nAllplans,sectionsanddetailsshouldclearlyindicatetherelationshipbetweenleaselineand demising wall(s) and the design elements. All plans, sections and details shouldclearlyindicatetherelationshipbetweentheleaselineandthestorefront.

nPlansshallshowbuildinggridlines,scale,designer’snameandaddress,stamp,dateofissueandrevisionnumber.

n ForthepurposeofthisManual,thedrawingsapprovedbytheLandlordshallbecalled“ApprovedDrawings”.AnyrevisionsmadetotheApprovedDrawingsbytheTenantand/oragentsmustbesubmittedtotheLandlordforfurtherapproval.

n The Landlord will require ten (10) working days to review the Tenant’s design sub-mittal. The review will begin upon receipt of the complete design package, includingArchitectural,Electrical,Mechanical,andifrequired,Structuraldrawings.

Submit shop drawings of glazing, includingcomplete sections and details through storefront bulkhead sufficient for construction,showing the relationshipbetween theTenant’sceilingand thebasebuildingbulkheadand structural support details if suspended from above. Detail sections through floortrackassembliesforslidingdoors.Indicatethemethodofconnectiontoceilings,block-ingandframingmembers.Providedetailsforallstructuralsupports.Specifyallstorefrontfinishes,materialsandcolours.

6. FinalDetailsofStorefrontSigns (scale1:10or1”=1’-0”),elevationandsectionviews,letterstyleandsizeofallgraphicsformSubmissionStepI.Detaildimensionedlocationonbulkheadandlightingrequirements;allcoloursandmaterials,methodsandcoloursofilluminationandwattagerequirements,completemountingdetails.ProposedsignageistobepresentedforreviewonaManufacturer’sShopDrawing.

7. Final Menu boards indicating all materials and graphics shall be submitted for theLandlord’sapproval.

8. TwocompleteSampleBoards - ifsamplesaredifferent fromtheonessubmittedwiththepreliminarydrawings(sizenottoexceed216mmx356mm[8½”x14”]).ColourandmaterialsamplesmustbefirmlyaffixedtotheillustrationboardandlabeledcompletewithfireratingstosuittheCityofTorontocoderequirements.Allsamplesshallbeidenti-fiedandcross-referencedwiththeplansaspartofthesubmissionpackage.No plans will be approved without a sample board.

9. ReflectedCeiling/lightingPlan (scale1:50or¼”=1’-0”), indicatingceilingmaterialsand

suspension system, various heights, location of all light fixtures, their manufacturer’snameandcataloguecutsheets,lampstobeusedandmountingdetails(recessed,sur-face,etc).generalpattern,grilles,diffusers,speakers,sprinklerheads,coves,recessesandaccesspanels.Specifyceilingmaterialbyname,thicknessandcolour,aswellasfireratingifrequiredbyCode.

10. Interior Elevations (scale 1:50 or ¼”=1’-0”). Specify wall and fixture finishes. Indicatecoloursandmaterialscounterreferencedwiththesampleboard.

11. InteriorDetailsandSections,sufficientforconstruction-(Scale1:10or3”=1’-0”)Detailsshowingmethodofconnecting,blocking,framingandmountingofthestorefixturesandsigns.

age, type and mounting. Locate all life safety devices including speakers, pull stations,smokedetectors,heatdetectors,andsprinklers.

Structural3SetsofdrawingsandSpecifications:TenantsshallprovideLandlordwithanyadditionalstructuralloadsimposedonthemallbuild-ingwhich includesbut isnot limitedtoanyfloorpenetrations,sizesandweightsofequip-mentforLandlordapproval.TenantwillbebackchargedforengineeringservicesthatrequireinvestigationofloadsaboveandbeyondtheTenant’sallowableloads.

4.5 Final Review and Approval Process [Step 3] 1. TenantshallcontinuetosubmitunapproveddocumentationtoLandlorduntilfinalapprov-

alisgiven.2. Tenant must submit to the Landlord their contractor’s signed copy of “Guidelines for

TenantImprovements”certifyingthatithasbeenreadandunderstoodbytheTenantanditsrepresentatives(consultants,contractor)priortothecommencementofanyconstruc-tion.

4.6 Permit Submissions

1. The Tenant may submit drawings to the local building authority for Permit prior toLandlordapprovalofdrawings.TheTenantshallforwardallcommentsfromthebuildingauthoritytotheLandlordforitsreview.AnychangemadeduringLandlordreviewcanbesubmittedtothelocalbuildingauthoritysubsequently.

2. UponreceiptoftheBuildingPermit,theTenantshallforwardone(1)copyofthePermitsandpermitdrawingstotheLandlord’sProjectManager.

3. ItistheTenant’sresponsibilitytoadviseandhavethepremisesinspectedbytheBuilding,PlumbingandHVACinspectors.

4. TenantistoensuretheclosingofallpermitsbytheCityofToronto.
