The last year has been yet another successful one for Hansen Yuncken. We have consolidated our geographic base and continued to provide what we do best – the design and construction of commercial and social infrastructure in ways that build value for our clients and stakeholders.

At the beginning of 2012 the board was proud to announce the appointment of David Beslich as Chairman, completing a smooth transition to the next generation of board leadership. David’s appointment completes the current phase of planned leadership renewal, which will underpin our management over the next few years.

Whilst market conditions have been challenging in the post GFC environment, Hansen Yuncken entered 2012 with an all time record forward workload of $2.3 billion. Turnover for the financial year continues to be a stable $1.2 billion and we remain Australia’s largest privately-owned commercial building contractor.

in a strong acknowledgement of our expertise in the health sector and our ability to deliver strong PPP projects, we were delighted that our team, in conjunction with our joint venture partners, was awarded the $1.8 billion contract to design and build the new Royal Adelaide Hospital. Work commenced earlier this year.

The last twelve months has seen us consolidate our geographic reach with expansion into South East Queensland from our well-established operations in Cairns and Townsville. Our regional businesses across the country complement our major capital city presence, providing us with a strong footprint in Australia and enabling efficient delivery for clients via people on the ground who understand the local environment and the Hansen Yuncken way of delivering.

The passion of our people to create real value for our clients, together with their long experience with such a stable company, is a key differentiator for us in the marketplace.

We have also made considerable investment in technical and process innovation. We have recently rolled out new intranet capabilities that enable real-time reporting, and we are taking positive steps to foster a culture within the company that attracts the brightest and best and enables us to be regarded as an Employer-of-Choice.

in many ways we remain the quiet achiever in the industry: the Hansen Yuncken business has been built on very solid foundations, our financials remain robust with no external debt and we continue our access to considerable securities. in the current environment this gives great confidence to our clients of our ability to stand by our project delivery commitments.

2011 saw the successful conversion by the Hansen Yuncken joint venture and our consortium partners of the $1.8b Public Private Partnership (PPP) contract to develop the new Royal Adelaide Hospital.

This project is destined to create one of the most advanced tertiary hospitals in the world, on completion in 2016 and, at a more local level, will be the flagship for South Australia’s state-wide health reform program.

Management of the design development stage, in conjunction with an extensive consultation process with clinical user-groups and other key stakeholders is now well advanced. Prototype rooms have been constructed as a practical test of the functionality and robustness of all aspects of the design, including the fittings and finishes being proposed.

Site preparation works are underway, and a dedicated project design and construction team of several hundred people are assembled to meet the increasing tempo of required activities.

A project of this magnitude and complexity is providing an important opportunity for our company to attract and retain skilled personnel under challenging broader market conditions, and to enable us to grow and share our collective expertise in effectively delivering major health-sector projects across Australia.

The design process has facilitated the development of one of the largest and most sophisticated BiM (Building information Modelling) models yet established in Australia. it is envisaged this initiative will not only improve aspects of design coordination across various disciplines, but streamline trade procurement processes and also expedite the more cost-effective fabrication of key building components.

This landmark project enhances Hansen Yuncken’s position as a national leader in the successful delivery of major social infrastructure building projects utilising the PPP form of delivery. Other PPP projects recently completed include the $194m major redevelopment of Orange Hospital in NSW, as well as the $210m SA Education Works New Schools project, comprising six ‘super-schools’ sites across Adelaide’s northern suburbs.

iNNOVATiON AND COMPLEx PROJECTS ExCELLENCE THROUGH ATTENTiON TO DETAiL

fACE ExPERIMENTThe University of Western Sydney commissioned Hansen Yuncken to deliver a “world class research facility” to study the effects of enriched carbon dioxide on old growth Cumberland Forest. This was the first project of its size and scale within Australia and was required to be consistent with similar research projects delivered internationally.

The Free Air Carbon-dioxide Enrichment (FACE) Experiment has an experimental life term of 15 years and the construction planning needed to take into account the specific requirements of the experiment.

The experiment comprises six arrays which were constructed in virtually identical locations within a natural forest environment. Each experiment site is a 50 metre diameter circular zone containing mature trees with the infrastructure comprising a series of 32 vent masks which are 27 metres high plus a series of elevated walkways. All materials handling was facilitated via six towers cranes with the logistics associated for the overseas and local supply equipment having to be planned well in advance.

in order to maintain the integrity of the ongoing CO2 experiment, it was paramount that the project was constructed to ensure negligible disruption to existing flora and fauna.

This world class project has met the exacting standards of the University and its brief.

The Cairns institute Cairns Campus, Qld

THE CAIRNS INSTITUTE – ICONIC TROPICAL BUILDINGThe Cairns institute was formed as a result of the brief by James Cook University to have a facility which could advance the study of social sciences and humanities with a stated mission “to enhance human life in the tropics and contribute to a brighter, more equitable and enriching future for its peoples, through globally informed research excellence and a commitment to social justice”.

This was a demanding brief and one which required a mature relationship under a Managing Contractor arrangement which included design and construction responsibility.

The Cairns institute is the 5th project completed by Hansen Yuncken for James Cook University in the past 2½ years.

Given the climatic conditions, the team had to “fast track” in-ground works whilst finalising the remainder of the design. To maintain the brief, external cladding was reworked to attain the desired aesthetics while ensuring the integrity of the façade. This was integrated with precast concrete in order to maintain the vapour barrier and structural integrity of the building.

Customer expectations of transparency, trust, honesty and professionalism, all align perfectly with our culture. Great examples of recent and current projects which we are managing are; Villawood Detention Centre, Youth Training Facility, HMAS Penguin, Wagga Wagga Hospital, Sydney Harbour Wharves Upgrade and, previously, HMAS Creswell and BER Schools.

With the projects noted, stakeholder challenges were not only solved but in most cases, the challenge itself was capitalised on as an emerging opportunity.

in all cases, strong relationships were developed with the relevant customer which enabled a “best for project” approach. We believe that the creation of real, tangible and sustainable value is through the strength of the relationship between the customer and contractor.

With some government projects, there may be a highly political environment. Our people and processes are aligned to manage these challenges. Likewise, through our “HYway” intranet platform, sophisticated and timely reporting processes are available to provide our customers with “real time” project information.

The core values of the Hansen Yuncken business – fair dealings and integrity – perfectly supports all forms of collaborative contracting.

Finally, the community will often maintain a significant interest in some of these major projects. As such, stakeholder management processes have been developed which respond immediately to community issues and also attain where appropriate, direct community involvement.

As a Managing Contractor, Hansen Yuncken judiciously manages budgets with tight fiscal controls. Financial “upside” is also attained by identifying and delivering on cost saving solutions. This is attained through robust design management and cost management.

Our people have the skills and experience to respectfully challenge the brief and when cost savings are identified, have the tenacity to see that the savings are subsequently delivered to the customer.

GPT’S WOLLONGONG CENTRAL WEST kEIRA DEVELOPMENT Our team has spent the last year collaborating closely with project designers and The GPT Group through the design development stage, and has recently converted to a Design and Construct role for the project delivery phase.

This new six-storey complex, a landmark project for Hansen Yuncken in NSW, has a significant interface with the existing centre and Wollongong’s broader CBD civic infrastructure.

it involves the excavation of 110,000m2 of what is believed to be some of the hardest rock in Australia and seeks to achieve a range of demanding ESD-related objectives.

Responding effectively to these challenges has been a focus for the whole integrated project team. By engaging early with local authorities and key trade contractor partners, we’ve ensured their contributions and ideas are fully investigated, with a view to ensuring a really practical, quality, value-for-money outcome for The GPT Group.

RETAiLSTRiViNG TO BUiLD VALUE

Over decades of work in this sector, Hansen Yuncken has learnt that major retail projects have distinctive needs and characteristics. Key people within the company understand this and deliver positively differentiated outcomes for our retail clients.

Over ten years ago, we developed an emerging relationship with iNG Real Estate Australia in successfully delivering a number of stages of the Harbourtown Adelaide Outlet Centre. This relationship, built on a mutual respect for performance, led subsequently to Hansen Yuncken undertaking nearly $450m of retail and mixed-use projects for iNG at Waterfront City in Docklands, Melbourne.

This work continues to this day, where we have most recently completed upgrading and enhanced access works to the main retail plaza areas.

Two significant scale retail projects anchor our current forward workload in this sector: The GPT Group’s Wollongong Central West Keira Development, and the Rundle Place Development of the former Harris Scarfe’s site in Adelaide for Pacific Shopping Centres.

RUNDLE PLACE DEVELOPMENT This $400m development will include a twelve level office tower of 28,000m2, to be occupied by the Bendigo & Adelaide Bank, atop a four-level retail podium of 30,000m2 fronting Adelaide’s premier city retail mall.

This directly negotiated project has proceeded within a strong collaborative framework (particularly in resolving the complex interface and staging issues between retail and office components) and is on track for a progressive handover during 2013.

in higher education, we currently have work in hand exceeding $250m.Recently completed and current projects are being delivered for Deakin University, University of Melbourne, La Trobe University, University of Newcastle, University of Technology Sydney, University of Western Sydney, Charles Sturt University, James Cook University, University of Adelaide and University of South Australia.

The training and education of our people is paramount and underpins the success of our business. Clients inevitably look for experienced personnel when selecting a contractor. Hospital construction requires a heightened awareness of life dependant engineering services, infection control, security, safety and communication when working within an operational facility. Equally important is the ability to communicate and work effectively with a wide range of stakeholders.

Key to Hansen Yuncken’s success in this sector is a high level of stakeholder engagement throughout planning, design, construction, commissioning and handover. This ensures that all functional and operational imperatives are met and more importantly that the project outcomes aligns with the project brief and budget.

We also understand the intricacies of working within an operational facility where the imperative is not restricted to delivering on time, but understanding and maintaining infection control protocols, clinical safety and patient and visitor security.

in South Australia the company has long been considered the premier contractor for delivering health facilities. Through a long history of collaborative approach and meeting client expectations we are currently delivering the Lyell McEwin Hospital Stage C, Women’s and Children’s Hospital (Cancer Centre, Gene Therapy Laboratories), Glenside Campus Health Facilities and the Noarlunga GP Plus Super Clinic.

HY Building Solutions provides a range of specialist services including fit-out, refurbishment, building extensions/expansions, heritage and new build facilities with an approximate project value of $50,000 to $15m.

We seek to work with our clients and project team members in a collaborative partnership to achieve best-for-project outcomes. This ‘one team’ approach hinges on open communication and feedback and shared problem solving to achieve optimal solutions to complex problems.

Over the past 12 months, we’ve undertaken a broad range of project types with widely varying degrees of complexity. These have included laboratory relocation projects, fast track fitouts of lecture theatres, retail and commercial fitouts, control tower upgrades and demolition and refurbishment of ward and operating theatres within an operating hospital.

Our nationwide presence means we can offer a single point of contact for projects that span the country.

The past year has been a period of consolidation in our regional operations across Australia, following a sustained period of organic growth in the immediately preceding years, which significantly expanded the company’s geographic reach, capability and effectiveness in servicing a range of national clients.

Our presence in the Queensland market, re-established five years ago through the $160m Cairns Airport Domestic Terminal Redevelopment, is now complemented by well-established operations in Townsville, Rockhampton and Brisbane. The $112m Rockhampton Hospital project now underway, in conjunction with multiple current projects for James Cook University, underpins our long-term commitment to this region.

Late 2011 saw our Cairns-based team complete the striking Cairns Botanic Gardens Visitor Centre, for a most enthusiastic client, the Cairns Regional Council.

Another recent highlight has been completion of the $33m Tagai State College on Mer (Murray) island, situated in the Torres Strait at the very northern tip of Australian territory, just 100km from Papua New Guinea. Our team faced enormous challenges in delivering this major piece of social infrastructure in such a remote location, but have left a tangible and lasting legacy for

this community. The project trained 52 islanders in a variety of trade skills, logging more than 18,000 hours over the course of the works, with a range of ongoing maintenance works now being undertaken locally. it is an outcome of which we are especially proud.

Our long-standing regional operations based around offices in Shepparton and Albury have recently been rebadged as ‘Hume Region’, reflecting our commitment to deliver a more seamless capability for our many clients, using locally-based people, across large portions of regional Victoria and south-western NSW.

More significant scale current, or recently completed, projects in this region for Hansen Yuncken include the $25m Riverina Juvenile Justice Centre at Wagga Wagga, the building of Ambulance Stations at multiple sites across Bendigo and a $12m bushfire command/control complex for up to 80 people at Alexandra, Victoria.
