THE DIVERSE RIPARIAN CORRIDOR SERVES AS A GATEWAY FOR LOCAL FAUNA TO MIGRATE THROUGHOUT THE REGION. UPLAND FROM THE RIPARIAN HABITAT ARE VARIOUS STANDS OF MIXED HARDWOOD, DECIDUOUS, AND CONIFEROUS WOODLANDS, MOST DENSE IN THE SOUTHERN PORTION OF THE PROPERTY. THE LAND IS MOSTLY TAKEN UP BY THESE MIXED WOODLANDS, BUT ALSO CONTAINS TWO HOUSES, SOME SMALL SHEDS, AND ACCESS DRIVEWAYS. THE OVERALL SITE TOPOGRAPHY IS DOMINATED BY A HILL IN THE NORTHEAST CORNER OF THE PROPERTY THAT SLOPES DOWN IN ALL DIRECTIONS. THIS SLOPE IS >20% STEEP TO THE EAST AND LESS SEVERE IN THE OTHER DIRECTIONS.

REZONING APPLICANT'S LETTER OF INTENT

The Applicant, Pulte Group, Inc., requests rezoning on 21 .81 acres for the

purpose of developing a Single Family detached subdivision. In order to develop the

site as proposed, the Applicant respectfully requests a rezoning from RA-200 and R-100

to OSC. The subject property is located at 357 4 and 3584 River Drive and is found in

tile 6th district, land lot 108 in Gwinnett County.

The enclosed site plan indicates 30 units on the subject site. The site plan

shows that the project will have one entrance from River Drive. The minimum

heated square footage for the homes will be 2,300 sf for the homes with a

maxi1nu1n height for the proposed dwellings 3 5' . The exterior of all dwellings will

consist of a mixture of brick, stone or fiber cement siding on the front fayade. The

balance of the home may be the same or wood, cedar shake or fiber cement siding.

Price range tor the units will be from the low $300 's to the high $300s. Sidewalks

will be provided on the interior streets and along the frontage of River Drive.

The project is proposed to be a conservation subdivision due to the Yell ow

River abutting the property. The 1ninimun1 required open space is 5.45 acres or

25% of the property and the layout provides 12.97 acres or 59.4% of the property

thus exceeding the minimum requirements. The required 50 foot conservation strip

is provided around the property and all buffers and open space will be owned and

maintained by the l?andatory Homeowners Association.
