Introduction

The property is a locally designated ‘Building of Merit’. It is believed to have been built in the early 1800s and to have formed part of Crabtree Farm. In the 1970s Rose Cottage became the Crabtree Gardens Nursery, established by Belita (Maria Belita Jepson-Turner,1923-2005) the celebrated Olympic skater, ballerina, dancer and Hollywood film actress and her husband James Berwick a film and television actor. In the 1980s the property was sold to the current owner.

Description

Rose Cottage is breathtakingly charming both in terms of its architecture and position. Whether walking or driving through the understated entrance gate, the first impression of the property is a striking one. The symmetrical facade is immediately visible beyond the front lawn at the end of a garden path. There is off street parking inside the entrance gate for at least one car.

The reception space on the ground floor of the cottage is predominantly open plan, which is unexpected for a property of this age but, as such, it lends itself extremely well to modern living. The drawing room has an attractive original fireplace, which now houses a log burner. This area is open plan to the generous kitchen dining area, which has the character and charm of a farmhouse kitchen. The current owner extended the property by adding an attractive conservatory room, accessed from the kitchen/dining room, which allows all year round enjoyment of the splendid outlook onto the rear garden.

Upstairs the accommodation is neatly arranged into 2 bedrooms and bathroom. The master bedroom has views over the rear garden and the second bedroom looks out over the front garden. There is a third bedroom on the ground floor.

The rooms at the front of the house on the ground and first floors occupy the oldest part of the building. It is thought that the cottage was extended to the rear at a later date.

The garden that surrounds the house is one of the most appealing features of the property. There are lawned areas, paved patios, herbaceous borders and an abundance of fruit and specimen trees. There is also a separate area for al fresco dining, under the shade of a mature grapevine canopy.

The property has two outbuildings. The storage shed to the right of the entrance gate has planning permission [planning ref 20/15/05154/FUL] to be replaced with a studio of brick and timber construction. There is a studio at the back of the rear garden.

Please note there are restrictive covenants associated with this property. Please ask for further information.

LocationCrabtree Lane sits within a conservation area and is accessed from Fulham Palace Road. The area benefits from proximity to the river Thames, which has a tow path running alongside it from Hammersmith to Putney Bridge. Bishops Park is one of the largest and most popular parks in the area and has recently undergone an extensive renovation programme, which included the addition of a children’s playground. The park is also home to the historic Fulham Palace.

Fulham Road, Parsons Green and Hammersmith offer a wide range of shops and local amenities, including excellent transport links.

The nearest tube station is at Hammersmith (Circle Line/Hammersmith & City Line/District Line/Piccadilly Line). The area is well served by a variety of nursery and prep schools.
