SA Power Networks have the following registered easements over land in this proposal:

Easement B – 11kV overhead mainsEasement C – 11kV underground cable & padmount transformerEasements E, G, J, L & M – 66kV overhead mains

Buildings or structures are not permitted to be erected on these easements. It would seem,however, that the proposed allotments are large enough to site buildings without encroaching onthe easements.

Registered easements D, H and K are ElectraNet SA easements and accordingly you should receive aresponse from them.

Our records indicate that there is other SA Power Networks infrastructure located on land in thisproposal for which there is no registered easement. This infrastructure is protected by a statutoryeasement pursuant to Schedule 1 Paragraph 2 of the Electricity Corporations (Restructuring andDisposal) Act 1999. A statutory easement is of undefined width and enables SA Power Networks toenter the land and maintain and upgrade the existing equipment.

Regulations 81 and 82 of the Electricity (General) Regulations 2012 stipulate the requirements anddistances that are to be kept between buildings and structures and both overhead and undergroundpowerlines. The developer should be made aware of these regulations if it is proposed to erectbuildings or structures near the powerlines. Any enquiries should be directed to the Office of theTechnical Regulator (telephone: 8226 5500).

ElectraNet is the owner and operator of the 275,000 volt transmission line that passes across allotment 93 (in F214467:CT6140/93), Sections 1178 Hd Adelaide (CT5830/634) and Section 917 Hd Adelaide (CT6140/940) marked as easements K, H and D on the amended plan (dated 12/11/2015).

We request that the plan be corrected and any instruments to be lodged in the Lands Titles Office identify the owner of these easements as:

“Transmission Lessor Corporation (Subject to Lease 9061599) and ElectraNet

The grant of easement no.’s 2739439 and 2739440 were vested in Transmission Lessor Corporation and ElectraNet pursuant to the Electricity Corporations (Restructuring and Disposal) Act 1999.

ElectraNet has no objection to the proposed boundary realignment however the applicant should note that all land near a transmission line is subject to the safe clearance distances and controls prescribed by the Electricity (General) Regulations 2012 and the Electricity (Principles of Vegetation Clearance) Regulations 2012 under the Electricity Act 1996.

The Regulations prohibit the erection of any structures, buildings or improvements, other than a fence no more than 2 metres high within 25 metres either side of the centreline (a straight line drawn between the centres of two towers) and for safety reasons limit other activities that may be undertaken within this zone.

DEWNR - Native Vegetation Council

24 November 2014

NVMU does not oppose the application because: a) many of the new allotments incorporate existing

boundaries; b) proposed Lots 8-13 are on land that is either cleared or severely degraded. The only

boundaries of concern are between Lots 5/6 and 6/71*, through intact native vegetation. It is

recommended that a condition is placed on the application that no boundary fences are constructed

at these locations.
