THE SALT LAKE HERALD SUNDAY FEBRUARY 1906 SECTION ONE 1 11 i t Retail Trade Is Brisk and Apparent in Many Lines REALTY ALONE IS SLACK FIRMNESS IS NOTICEABLE IN ANDBONDS A review of the business situation for the week ending yesterday noon shows that in retail lines trade was brisk banking and business generally were good realty was slack building opera tions were fairly active but greatly re tarded by unfavorable weather dV mand for labor is fair Depressing weather speaks vol umes according to architects and build ers People show a disposition to shy at commencement of houses during un- settled weather So far as real ty is concerned one dealer cites the old quotation Buy in February and June sell the rest of the time indicating that the second and middle months of the year aregenerally regarded as poor ones from the real estate dealers stand point Money is reported fairly easy collections good while bank clearings for the weeks ending Feb 8 and noon yesterday show great gains over corre- sponding periods last year Weekend features of unusual inter est were announcements that the home house is assured and the prom- ise of investigation of the local field for furniture manufacturing purposes Both these stories will be found elsewhere in detail All architects welcomed yesterdays- snow as indicating that the weather would soon break and permit the push ing forward of buildings Some of the residences for which plans have already been prepared are a 10000 twelveroom house for Louis McCornick at South Temple and M streets by Ware Tre ganza double house on Second South street between Fifth and Sixth East streets for W C Jennings to cost 10 000 by the same architects a building- for the MillerCahoon Implement com- pany at Murray to cost 10000 by Ers kine Liljenbersr Dull in Realty- In the realtv market there has been nowhere the activity of January the local situation A Rieh tel said yesterday- The troube with the realty situation- in Salt Lake City right now is that there is too much hot air afloat What with reported sales that havent ma terialized and prce jumping on the part of local property owners outsiders are being scared off Men buy property one profit that wraild b fait for six or sev en years Mind you Im not attempting to say what a reasonable nroflt may or may not be No one can do that What I do wish to emphasise is the fact that un- improved nroperty is bought held for- a time then when it is transferred agaiIi the seller expects a large gain This sort of thing is pushed too much and will result in such class of realty reaching an absolute standstill The selling and reselling of unim- proved property over and over does not build up a city If those who were buying would improve their own prop erty surrounding property would be greatly benefited and would entitle the owner to expect a fair profit from its saleTake East Third South street The realty n vicinity of the new build ings being erected by Gus Holmes and P A Sorensen is of course of a much greater market value than previously Other cities have learned the lesson that unimproved property cannot be held at such a high figure as to shut- out legitimate buyers who wouldmake improvements Only under such con ditions can a city be built up and Salt Lake property owners must learn the same lesson February Dull Month Speaking of another phase of the realty situation Mr Richter said Buy in February and June and sell the other months is a motto that is recognized wherever there is property- to sell In other words every part of the country notes dullness in the months of February and June This February has been no exception to the rule Things are generally quiet Of course weather has been respon sible for hindering building opera tions and this condition is reflected in property lines Encouraged by a glimpse of Old Sol Suffering for Years and BedRidden From Piles a Contractor of Marion Indiana Is Cured by Pyramid Pile Cure Trial Retail Trade Is Brisk and

Apparent in ManyLines

REALTY ALONE IS SLACK

FIRMNESS IS NOTICEABLE INANDBONDS

A review of the business situation forthe week ending yesterday noon showsthat in retail lines trade was briskbanking and business generally weregood realty was slack building operations were fairly active but greatly retarded by unfavorable weather dVmand for labor is fair

Depressing weather speaks volumes according to architects and builders People show a disposition to shyat commencement of houses during un-

settled weather So far as realty is concerned one dealer cites the oldquotation Buy in February and Junesell the rest of the time indicatingthat the second and middle months ofthe year aregenerally regarded as poorones from the real estate dealers standpoint Money is reported fairly easycollections good while bank clearingsfor the weeks ending Feb 8 and noonyesterday show great gains over corre-sponding periods last year

Weekend features of unusual interest were announcements that the home

house is assured and the prom-ise of investigation of the local field forfurniture manufacturing purposes Boththese stories will be found elsewhere indetail

All architects welcomed yesterdays-snow as indicating that the weatherwould soon break and permit the pushing forward of buildings Some of theresidences for which plans have alreadybeen prepared are a 10000 twelveroomhouse for Louis McCornick at SouthTemple and M streets by Ware Treganza double house on Second Southstreet between Fifth and Sixth Eaststreets for W C Jennings to cost 10

000 by the same architects a building-for the MillerCahoon Implement com-pany at Murray to cost 10000 by Erskine Liljenbersr

Dull in Realty-

In the realtv market there has beennowhere the activity of January

the local situation A Riehtel said yesterday-

The troube with the realty situation-in Salt Lake City right now is thatthere is too much hot air afloat Whatwith reported sales that havent materialized and prce jumping on the partof local property owners outsiders arebeing scared off Men buy property one

profit that wraild b fait for six or seven years

Mind you Im not attempting to saywhat a reasonable nroflt may or maynot be No one can do that What I dowish to emphasise is the fact that un-

improved nroperty is bought held for-a time then when it is transferredagaiIi the seller expects a large gainThis sort of thing is pushed too muchand will result in such class of realtyreaching an absolute standstill

The selling and reselling of unim-proved property over and over does notbuild up a city If those who werebuying would improve their own property surrounding property would begreatly benefited and would entitle theowner to expect a fair profit from itssaleTake East Third South street Therealty n vicinity of the new buildings being erected by Gus Holmes andP A Sorensen is of course of a muchgreater market value than previouslyOther cities have learned the lessonthat unimproved property cannot beheld at such a high figure as to shut-out legitimate buyers who wouldmakeimprovements Only under such conditions can a city be built up and SaltLake property owners must learn thesame lesson

February Dull MonthSpeaking of another phase of the

realty situation Mr Richter saidBuy in February and June and sell

the other months is a motto that isrecognized wherever there is property-to sell In other words every part ofthe country notes dullness in themonths of February and June ThisFebruary has been no exception to therule Things are generally quiet Ofcourse weather has been responsible for hindering building operations and this condition is reflected inproperty lines
