Sammezano Castle Estate

The Sammezzano Castle lies about 30 km (18 miles) to the south east of Florence and comprises approximately

180 hectares (450 acres). The area is easily reached by the A1 motorway, 3 kilometres from the estate.

The castle itself sits at the highest point of the property. It is a one-of-a-kind property, richly ornamented with

Arabic tiles, stalactite ceilings, Moorish arches and coloured glass. Every room on the piano nobile is

characterised by the most sumptuous decoration in the Hispano-Moresque style, resulting in an exotic Islamic

harmony of contrasts and balances, straight lines and curves, colour and restraint.

This unique and wonderful Italian palace owes its existence to the vision of one man, Marquis Francesco

Panciatichi Ximenes d’Aragona, a highly-cultured 19th century Florentine nobleman. His admiration for all

things Arabic led to the reconstruction of the castle on his family estate in the exotic style we see today.

The Marquis did not confine himself solely to the Castle. He also reshaped a large area of parkland around

the Castle, importing an amazing collection of trees which are still in evidence today and create a magical and

imposing entrance, gradually introducing the wonders of the Moresque style of the Castle.

Development Opportunity

The estate has a Development Master Plan approved as a luxurious sporting resort.

A developer would therefore be able to develop up to 45,000 sq m (480,000 sq ft) including restoration of existing

buildings and new build development.

The approval incorporates a Grand Luxe hotel, together with apartments, health spa, country club with golf,

tennis, etc.

There are a total of 10 separate buildings for reconstruction and enlargement and an existing half-built

structure, which there is permission to demolish and build new apartments and hotel rooms.
