For the last 8 years I have worked in Toronto, Ontario, Canada for IBI

Group, Archutopia and worked closely with Daniel Libskind,

designing residential projects. My interest is in Architectural Design,

Design Development, Office Management and Marketing.

My other interests are cooking, fashion design and spending time

for my kids education.

I have been deeply involved in the design of Residential, Mixed-Use,

Commercial, and Hospitality project types in Canada, the UAE and

Middle East. My most recent experience have been the design of a

mixed use project in Toronto, Canada, from initial stage to permit,

and project manger and site supervesor of house construction in

North America and Middle east. Prior to becoming the Senior

Designer at Archutopia, I was part

of design team on a very famous mixed use project by Daniel

Libeskind “ the Humingbird “ in Toronto, and served as the Design

Development stage designer for number of projects within Page and Steele Architects further named IBI

Group.

To provide a comprehensive range of inspired professional techniques, I do Concepts in Design, Schematic

Design, Design Development , and Interior Ideas .

PROJECT BRIEFNow under construction in the heart of downtown Toronto, The L Tower rises 58 floors and is home to 600 units providing stunning views over downtown Toronto and Ontario. It is on the southwest corner of Yonge St. and The Esplanade and shoots up into the sky with bold clean lines and a dramatic streamlined L shape. The tower is a part of the redevelopment of the Sony Centre for the Performing Arts, and will serve as a bridge between the skyscrapers of the financial district to the west and the historic cultural character of the St. Lawrence neighborhood to the east, integrating urban space with the arts. A public plaza will be created along the west side of the redevelopment complementing both the new development and the existing theater.

Libeskind’s design proposal held the cultural component of the L Tower and Sony Centre for

the Performing Arts central to the concept - offering a fresh residential approach promising to integrate inner city life with culture and the arts.

His design is conceptually engaged with the programmatic and experiential intentions of the

ArtsLab. It achieves this via a formal and spatial strategy articulated through a central void in the

building. This collective space, in the form of a semi-sphere, is a cultural hub, symbolic and

functional, evoking in form the global diversity of cultures present in Toronto and celebrated

throughout the program.Yet the residential tower component comprises the

majority (428,000 sq ft) of the overall redesign. Situated atop the cultural facilities, it will contain approximately 470 units and rise to a height of 57

stories, providing views over downtown Toronto and Ontario. The L Tower will have a concrete

structure with glass curtain wall and window wall cladding. Prices of the desirable apartment’s suites start at C$ 589,900 and penthouses range from C$ 950,000 to C$ 2.5 million. While the residential tower will doubtless continue as planned, Toronto

plays a waiting game to see if the heart of the L tower will be one of commercial or cultural

significance.

PROJECT BRIEFThe apartment building, located on a highland in an area called Kamranieh, today one of the most colourful and diverse areas in Great Tehran. The block is a rare remaining example of the intimate blend of housing and Gardens. The structure is designed with special appreciation of these environs, and the backyard has with the new build gained an exciting and contrasting fusion of architecture.

Featuring distinct architectural form, functional solutions, thoughtful details, and a contemporary overall expression, the building adds a new dimension to the area as well as reflecting the diversity by offering a variation of apartment types to accommodate a range of contemporary living situations. The goal was to create an environment adapted to the situation as well as obtaining an efficient exploitation of the site. The result is twenty five entities with five typological variations, divided on five floors, with a range of sizes from 180 to 350 sq.m. and both one- and two-floor apartments represented. Most of apartments have south-facing balconies; in addition the top-floors have private roof terraces with a great view over Alborz Mountain. Towards the street, the north facade is facing uphill gardens, while the south is open and inviting with its large glazed areas facing the backyard. Being that most of the apartments are street facing, the glazed areas bring daylight all the way through the spaces.

Kitchen and bathroom is a core through all apartments.   Materiality and colours Load bearing floors are marbel and travertine. Terrace and outdoor furniture are cast-in-place concrete. The building is covered in handcrafted brick, stucco and glass. The chosen brick is a horizontal, red, handcrafted brick named Khataiee, developed by Iranian Traditional Brick Factory. The roof and parts of the facade on Ground and First floor is coated with Slate Stones and Rock Work.

The facades appear in shades of red; red brick, ivory stucco, while indoors one will find elements of fresh hues. The black colour reappears in main lobby and brown wood on stairwells, the entry zone, wood ceiling finishes, hand crafted the columns and on the windows and balconies. PROJECT BRIEFSilent place, Beautiful view, Friendly Design. A contemporary red and cream full stone facade of this six storey residential building was on of the best between its area. A combination of red bricks in corner, with very nice designed handrails, has maden this residential facade, simple, easy to read and clean. Perhaps the tiny details of this design is one of the best in Shemiran.

The project initially parts of a conventional field of the city, with the limitations of the regulations: easements, heights, and densities, and an interesting shift to talk when talking with the customer on the first time: "before I talk about our home need I want to think about the house as  an analogy of space to a piece of music. That is, the path as the evolution of the music sheet that hosts all sorts of feelings, from silence to the din ...”

The land has the north at the back and south at the front street, on top of an underground canal of fresh water.  With such difficult land and an unconventional customer, experimentation discipline is facilitated requiring that the project seeks to work more on the concept that in a definite style.

The project dismembers "the whole” to weave spaces with a multi-directional line that emanates a path that is always dedicated to the light, transparency and a space that always varies in dimensions.

The project is closed to the outside and open to its privacy by taking advantage of different spatial relationships thanks to the different levels of the project.

PROJECT BRIEFThe adjacent clear glass and wood wall gives employees the opportunity to show presentations using the company's various projects which are integrated into the face of the mill work.

Different interactive zones, like the "Glazing meeting rooms", a "Reception counter" entrance lounge areas giving guests, customers and employees the oppurtunity to show and experience in different situations.

The surface of the meeting rooms partition has a clear glass to reflect and layer the activity inside transparent throughout the use.Light colourful ambient with intergrated technology making this straight dynamic pure brown and white space to a impressive customer experience.Functional programs such as a coat rack, coffee bar, storage and washroom, and technical devices are amalgamated and covered behind the barrier.

The perimeter of the meeting rooms is contrasted with a clear sliding wall treatment to allow the area to be open or closed from the exterior environment,transforming the room's mood for different meetings. At the center is where the open lounge is located. These meeting rooms are separated from the lounge with a glass partition with potential of gray rolling blind fabric, continuing the interior language throughout the space. To accommodate for larger reception, it is equipped with the possibilty 2 modern armchair/sofa, a touchscreen display and an elegant wood stripped wall.

PROJECT BRIEFRecessed from the street slightly, the East facade features a carefully composed set of louvers that work to provide sun shading and privacy while maximizing natural daylight. Meanwhile on the West side, the building is pulled back from its neighbors to create an vehicular entrance gate, which provides access from Roselawn street to underground parking and loading ducks on South yard.. Inside, the open floor plan office provides flexibility over the long run and everyone enjoys ample daylighting in which to work.

PROJECT BRIEFLocated in the heart of the business and entertainment district 2492 Dufferin street features 40,000 square feet of office space through three floors above a full retail floor.A prestige building with an impressive lobby, two elevators and abundunt surface and lower level parking, 2492 Dufferin is an excellent location with opportunities for small & growing businesses in future of this area.

The Dufferin Office Building design seeks to integrate it into its maritime environment, as well as in the historical context of its neighbors. Expressed as one single form, the side facing the Sheds features richly-colored and textured external louvers, while the lower level is a glazing volume that floats the above mass. This cantilevered action creates a shaded public area, which could be an extension of the green tral on South. Each facade was expressly designed to respond to its particular orientation with respect to solar heat gain, heat loss, natural light, wind and view.

Louvers on the north wall moderate solar gain, while a heavily insulated south wall with small windows minimizes loss.

Daylighting, passive ventilation, an efficient chilled beam mechanical heating and cooling system, solar hot water heating, lighting and occupancy sensors, and thermal mass all help the building achieve a 60% lower annual energy consumption than a typical Canada office building. Rainwater harvesting collects water for use in toilets and low-flow fixtures are used throughout to reduce potable water use by 70% compared to average buildings. Sustainable materials with low VOC finishes, recycled content and sustainable sources.

LOCATION : CASPIAN SEA, IRANStage of work:SCHEMATIC TO DESIGN DEVELOPMENT

PROJECT BRIEFThe 20 story tower is located on a small (360 sq meter) middle lot in Mazandaran, Caspian Sea Coast and will include ground floor retail, two floors of podium and 80 apartments. Density is balanced in this development with four community gardens (one on nineth floor, two on 13th and 4th on roof) facing north, east, south and west so as to be enjoyable in every season. As the corner location is very prominent, I am also exploring solar-powered lighting to make the tower a landmark by lighting it up in the early evening.

Each apartment enjoys a faceted balcony, which will give the building the appearance of a sparkling crystal draped in greenery. Rainwater will be collected from the facades and used to water the gardens and flush toilets. Then, to minimize energy usage, the building will feature energy efficient lighting, appliances, and  innovative heating, cooling and hot water supply plants located in each garden area.

PROJECT BRIEFIn February 2000, the OMB approved the appeal for the demolition of the two 12-storey concrete apartment buildings located at 310 and 320 Tweedsmuir Avenue to make way for two shinier 30-storey towers that will bring approximately 600 new residential units to the Bathurst and St. Clair neighbourhood. With the redevelopment being undertaken by Morguard and Page + Steele, the towers will have 3- and 7-storey podiums, with a 2-storey amenity building situated at ground level between the towers, alongside 4 levels of underground parking. The north tower will be rental units, while the south tower will be condominiums.  

Although the two buildings had been vacant for many years already, with the last few tenants moving out in 2009, the $2 million demolition of the concrete slabs began during mid 2010, as we can see through the picture taken by UT forum member panther5125:

Unlike many other demolition and redevelopment projects that Toronto has seen over the years, the Tweedsmuir project has special significance and history that should be noted. Built during the 1960s and designed by architect Peter Dickinson, the previous buildings located at 310 and 320 Tweedsmuir were completed just months prior to the architect's death, and were the last residential buildings in Toronto designed by him that epitomized of his design approach of luxury apartments.

It originally had 100 rental "executive suit" apartments, plus 146 affordable rent units.  But as mentioned in a 2010 City document, the Tweedsmuir case is one of the most significant cases in Toronto's history since its 1998 amalgamation in respect to the demolition of rental housing.  310 and 320 Tweedsmuir was the first case ever presented to the OMB that dealt with the matter, in which the February 2000 decision by the board serves as the foundation for supporting the City's position on future similar appeals "that rental housing units must not be demolished unless the rental units are replaced as part of the redevelopment, and that the tenants looking their homes are treated fairly. Since the Tweedsmuir decision, tenant protection and rental housing replacement have become the standard requirements for redevelopment and intensification applications it the city's Official Plan."  

With that being said, out of the 600 new units to be built, 146 will be affordable rents, in which old tenants who have lived in the previous buildings as far back as 1995 will be given the right of first refusal to rent the new units. Their rents will not exceed the sum of their previous rent back in February of 2000 plus half of the difference between previous rent and the new maximum rent (new maximum rents ranges fro $725 for a bachelor unit; $950 for a 1-bedroom and $1,135 for a 2-bedroom unit).With project completion date expected for 2013, construction is well underway.

PROJECT BRIEFThis thesis project is a housing complex for migrant workers in Shanghai. The objective of the design is to translate the traditional housing typologies of Shanghai’s early 20th century into a mid-density model as a reaction to the effects of the modernization effort in the city’s more recent past. As key players in the modern transformation of the China, rural to urban migrants are the main focus of the design’s program and intentions and the overall objective is to develop a project capable of creating vibrant urban spaces within the monotonous fabric of the city and to aid in the urban integration of these new residents. 

These objectives are achieved through the circulation and program distribution on multiple scales and attempts were made at all times to blur the distinction between public and private realms in an effort to encourage community development and overlapping functionality. This can be seen in the overall design which utilizes an integrated street network and circulation paths to draw the street in while also fuctioning as the primary residential public spaces and access points. At the block scale, the design uses a hybrid circulation and service space to achieve the same results and in the facades, the idea is materialized in the form of a louver system capable of hanging laundry. In this way the street is brought inside and the private activies are displayed on the interior facing service lanes and even more blatantly through an endless rotation of residents clothing that will blanket the facade.

PROJECT BRIEFUltimately this design is a new typology into the way an urban environment can be shaped to retain the characteristics of early modern row houses while also being efficient enough for the density of the largest city in China. It presuposes that the Chinese Government’s attitude toward its newest and currently illegal residents will change. It focuses on programmatic objectives over structural or financial considerations. It is a suggestion of what public space and housing complexes can be rather than a packaged solution. And in a city of endless, economically constructed, identical high rises, this type of exploration is vital to retaining the life of this culturally rich community.

LOCATION : MALAYA, SPAINStage of work:CONCEPT AND SCHEMATIC

PROJECT BRIEFThe first Idea was for a project in IRAN and along Caspian Sea. By with holding the client on the project, the Architect found a European client in Spain and with some modifications, the project proceeded on this region. The residential contains 8 levels of double loading apartments and from 9 to 14 , with single loading, allowing to have a middle platform a rooftop garden suitable for both lower levels and upper levels having the ooportunity of sea view garden. The building form allows the wind breathing smoothly within the building and reducing the hot period of summer to a better climate.

Accommodations will be spacious and will offer the latest in modern guest services and amenities including wi-fi, flat screen television, internet access and other electronic capabilities.

For recreation, the hotel will have an exceptional state-of-the-art health and leisure club that will incorporate a spa and a gymnasium featuring a yoga room, Turkish bath, indoor and outdoor swimming pool and a children’s play center and an 18 hole Golf Course.

Guests will appreciate its executive lounge, book shop and business center. Other amenities include a spa shop, a gift shop and 12 additional retail outlets.

PROJECT BRIEFMarriott International, Inc. will open its first luxury JW Marriott hotel and fourth branded hotel in Jordan in 2013 in Aqaba under a recently-concluded agreement with Beaches for Hotels & Spas P.S.C., an affiliate of long-time Jordanian partner, Arab International Hotels Co.,  led by Chairman of the Board Nadim Muasher.At the same time, Marriott International, Arab International Hotels Co. and Mr. Muasher mutually agreed to certain territorial exclusivity arrangements providing for the development of future hotels in Jordan in addition to the currently operating properties.

The 264-room JW Marriott Hotel Aqaba will be ideally situated on the northern beach of the Gulf of Aqaba immediately adjacent to the Aqaba Marina, creating a unique destination that connects the city and the sea.

The site is located in the center of Aqaba and fronts onto a public beach on the Gulf and provides easy access to prized tourism destinations like Petra and Wadi Rum and all offshore reefs and water sports for which the Red Sea is famous. Aqaba International Airport is 10 minutes away.

The stylish, contemporary JW Marriott Hotel Aqaba will complement its exterior environs with public areas that offer space, light and excitement. PROJECT BRIEFThe challenge was to realize the client’s vision for an international resort set amid an arid desert valley on the coast of Khazar ( Caspian Sea ) . The master plan for this waterside community is based on the historic use of the harbour on Lake Caspian and renewed popular interest in the steamships that served the area for over a century. The result is a development that combines retail, food, accommodation and cultural resources linked by charming modern theming.

PROJECT BRIEFThe Complex House in Anarvar, Caspian Sea was designed to appear as if it were floating in mid-air. The main part of the house is a single-span volume that hovers over a large, shaded outdoor living area that is perfect for large family gatherings by the pool. The luxurious and passive home makes the most of its site by using the sun to heat water, louvers to shade the interior and collected rainwater for toilets and irrigation.

The lot on which this house is designed is a slight slope with a change of about 3 meters towards the sea. I decided to design the house jutting out of the incline so that the cantilever could create a large shaded space underneath. By doing that, I’ve released the space underneath it to the garden, the pool and the living rooms. A large slab of prestressed concrete containing cables of high-strength steel, driven and trapped inside, is what allows this to work. Without any pillars or supports, the main volume has straight, pure and simple forms.

In total, the residence is 840 sq meters with four bedrooms, 5 bathrooms, a large dining room, and multiple living rooms both inside and out. Built around a large courtyard and swimming pools, the house also makes use of its outdoor living space eliminating the need for more conditioned space. Multiple living spaces, especially the outdoor ones allows the extended family to visit on the weekend and enjoy the pool.

Local labor and materials were used exclusively for this project, which is made from decorative stone, exposed concrete and white masonry. Oriented for passive solar design, orientation and shade play a major role in maintaining the interior comfort.

Trellis on the main volume shield the bedrooms from overheating, but still let in daylight. This also encourages natural ventilation through and across the space to keep it cool. Rainwater is harvested from the roof and reused within the house, while a solar hot water system heats water for the faucets, showers and the pool.
