Standard of PracticeStandard of Practice

This home inspection was conducted based on the ASHI Standards of Practice which defines the scope of a professional

home inspection.

http://www.homeinspector.org/files/docs/standards_updated3-4-2015.pdf

Exterior Components:Exterior Components:

A home inspection shall evaluate observable and/or accessible structural components, as well as the foundation, roof and

any other exterior components. Adjacent walkways and driveways are included in a typical home inspection, as well as

patios, decks, stairs and fences. Surface drainage/grading and exterior components like retaining walls will be inspected as

they relate to the home's structural integrity or possible degradation due to water intrusion etc.

Interior Components:Interior Components:

The heating/AC will be inspected along with exhaust systems, fireplaces, plumbing, electrical, doors, windows and other

accessible interior components like trim, stairs and railings. The inspector shall access crawlspaces, attics and areas where

interior foundation components can be inspected. The garage will be inspected along with HVAC, plumbing and electrical

systems original to the home like sub-panels, water heaters and FAU's located in the garage.

OBSERVATIONSOBSERVATIONS

StructuralStructural

Notes:Notes:

Inspect:

The inspector shall inspect the basement, foundation, crawlspace, and structure.

Report:

The inspector shall describe the type of the foundation and identify the location of the access to the crawlspace.

The inspector shall report observed indications of wood in contact or near-contact with soil; indications of water intrusion;indications of foundation movement, e.g., drywall cracks, stone or brick cracks, out-of-square door frames, and unlevelfloors; and observed modifications to framing members (e.g., cuts, holes, & notches) that create a structural or safetyissue.

Exclusions:

The inspector is not required to enter any crawlspace that is not readily accessible or is unsafe; move items that impactthe ability to access or inspect an area; or identify the size, spacing, span or location of construction components.

The inspector is also not required to operate submersible pumps with inaccessible floats, determine the adequacy ofstructural systems including foundation bolting, bracing, beam & joist spans, or support systems; or provide anyengineering or architectural support.

The foundation system incorporates a perimeter grade beam withconcrete piers and wood posts with a wood framed floor diaphragmwood frame structure.

Basement/CrawlSpace

Inspected;OK

This is not a structural inspection. No representation is made to thestructural integrity of the home. If a structural evaluation is desired, aspecialist should be consulted. Opinions vary widely as to whatamount of movement, cracking of foundations, or unevenness orsloping of floors is considered excessive.

Access to crawl space is through Bedroom 3 closet floor. Accessed toconduct visual inspection.
