The Placer Title Company Story

Placer Title Company was founded by Leo French in 1973. Leo’s vision was to create a work environment that emphasized people. His dream: “To bring together a group of people who really care about each other and about their customers.” Leo believed that if this was accomplished, success would follow. It did. Beginning with only two offices—one in Roseville, California and the other in Auburn, California—Placer Title Company has grown throughout Northern California and beyond.

At Placer Title Company, our people are dedicated to the industry and are committed to giving exceptional service. Our staff’s longevity, combined with the company’s commitment to retaining long-term client relationships, has been the key to our success and is what makes us who we are today. Backed by the strength of Mother Lode Holding Company, we have been able to diversify our business by creating a National Lender Service Division — PTC/National Closing Solutions, a §1031 Exchange Company — NCS Exchange Professionals, and a Short Sale Negotiation Service — Short Sale Advantage. Furthermore, we have expanded our title and escrow services by adding North Idaho Title, Montana Title and Escrow, Wyoming Title and Escrow, and Targhee National Title to our family of companies. By expanding our services, we can better serve our clients and offer solutions to all of their title and escrow needs. At Placer Title Company, we care about each other and our clients, and continually demonstrate why we are a proven leader in the title and escrow industry.

Visit us on the web at www.PlacerTitle.com to locate oneof our nearly 50 Northern and Central California locations.

San Ramon

Contra Costa County has been transformed from farms to freeways in the past fifty years, and the county is still growing. Since World War II, the new homes, comfortable climate, and pastoral beauty of Contra Costa have made it a popular place to raise a family. Today the 733 square mile county boasts nineteen cities and twenty-three unincorporated communities, each with its own character, charm and history.

The county now offers its residents the best of both city and country life. There are still wide vistas, nature trails and open spaces, but business centers, excellent restaurants and entertainment are widely available without leaving the county.

Mt. Diablo, standing 3,849 feet, dominates views from every corner of the county. On a clear day, it is said, fifty-eight counties are visible from the summit. Much of Mt. Diablo has been preserved for the public as state and regional parks.

The Caldecott Tunnels pierce the Coast Range, which tends to keep bay fog and big city crime and bustle out of the Diablo and San Ramon Valleys. The gradually flattening terrain of Contra Costa meets the delta of the Sacramento and San Joaquin River to the northeast.

Once the home of the Ohlone, Karquin, Miwok, and other Native American Indian tribes, the area was colonized by the Spanish in the early 1800’s. street names are a reminder of California’s Spanish-Mexican past, and of founding farm families, such as Hartz, Ygnacio and Pacheco.

Those streets and freeways now lead to regional recreation destinations such as Water World USA, Six Flags Marine World, San Francisco, the Napa, Sonoma and Livermore Wine Countries, the picturesque Pacific Coast, the Gold Country and the Monterey Bay.

Transportation and entertainment have mushroomed to meet the demands of Contra Costa’s growing population. Demographers predict the county will have one-million residents by 2010. The Bay Area Rapid Transit (BART) train links Contra Costa communities with San Francisco and points between. County Connection bus service covers the county, and the network of pedestrian and bike trails is growing.

Walnut Creek’s Dean Lesher Center for the Arts, the Sleep Train Pavilion in Concord, and a waterfront amphitheatre in Martinez are popular cultural venues. Community theatre groups such as Diablo Light Opera, Onstage Theatre, Playhouse West, Contra Costa Musical Theatre, Center Repertory Theater, the Town Hall Theatre Company, and the Willows Theatre Company, and the Willows Theatre offer a continuing array of live theater Choices.

Recreational opportunities, in Contra Costa are abundant, hiking and horseback trails wind throughout the area. Fishing, boating, hunting water skiing, swimming, as well as basketball, baseball, bocce ball, tennis, racquetball and golf can be found within a short drive.

A number of moderate to expensive housing developments have evolved in the communities of Danville and neighboring San Ramon. Alamo and Diablo feature higher priced homes in a more rural setting. Blackhawk is a development of custom homes in a country club setting which features golf, tennis, swimming and shopping.

History of San RamonWritten by Beverly Lane. Underwritten by the City of San Ramon: www.ci.san-ramon.ca.us.

A COMMUNITY BEGINSToday San Ramon is a dynamic young city, one of California’s outstanding urban villages. It has a variety of homes, parks and stores and a major employment center, all in a setting of remarkable beauty.

It was once home to the Seunen Indians, Ohlone/Costanoans whol lived adjacent to the valley creeks. After 1797 it was Mission San Jose grazing land; later it included Jose Maria Amador’s 16,000 plus acres Rancho San Ramon.

San Ramon Creek was named after an Indian Vaquero, Ramon, who tended mission sheep here. In an 1855 land title case, Don Amador explained that “San” was added to the creek’s name to conform with Spanish custom.

American settlers first came to San Ramon in 1850 when Leo and Mary Jane Norris purchased 4,450 acres of land from Amador. Other early landowners were William Lynch, James Dougherty, and Major Samuel Russell. In 1852 Joel and Minerva Harlan bought land from Norris and built a house on what became the Alameda-Contra Costa County line in 1853.

Many of San Ramon’s founding families are remembered today because their names grace various canyons, hills and streets. Some of these pioneers were Norris, Lynch, Harlan, McCamley, Crow, Bollinger, Meese, Glass and Wiedemann. Both the Harlan home (1858) at 19251 San Ramon Valley Blvd. and the Wiedemann home (1865) near Norris Canyon still stand in their original locations. The Glass House (1877) has been moved to Forest Home Farms.

A VILLAGE DEVELOPSSan Ramon had several names in the nineteenth century. It was called Brevensville (for Blacksmith Eli Breven), Lynchville (for William Lunch) and Limerick (for the many Irish Settlers). The first village developed at the intersection of today’s Deerfield Road and San Ramon Valley Blvd. In 1873 when a permanent post office was finally established, it was called San Ramon.

San Ramon Store and Post Office

During the 1860s the village became a hub of community activity. In 1864 a stage line established by Brown & Co. ran from San Ramon through the valley to Oakland. A church was dedicated in 1860, the general store was built in 1863 and students left their home-based classrooms to attend the San Ramon Grammar School beginning in 1867. Saloons, a jail, Chinese wash houses and blacksmith shops lined County Road No. 2 (later San Ramon Valley Blvd.).

With the arrival of the San Ramon Branch Line of the Southern Pacific in 1891, other changes took place. The name “ San Ramon” permanently replaced references to ”Limerick.” Crops and passengers could travel in and out of the area, no matter what the weather. Until 1909 San Ramon was the terminus for the line and boasted a two-story depot, the engine house and a turnaround for the locomotive.

In 1895 attorney Thomas Bishop Acquired 3,000 acres of Norris land. The Bishop Ranch raised cattle and sheep and was planted with hay, grain, diversified fruit crops and walnuts. Bishop’s Shropshire purebred sheep earned numerous awards. The Ranch was partially irrigated from an underground aquifer and at one point possessed the world’s largest single orchard of Bartlett Pears.

The San Ramon Community Hall became the community’s center early in 1911, drawing farm and ranch families to dances, school programs and plays.

MODERN SAN RAMONAs with the entire Tri-Valley, agriculture was the basis for San Ramon economy until suburban development began. In 1966 the new Interstate 680 freeway was completed through San Ramon to Dublin. For years a sign “San Ramon Population 100” accurately reflected the number of people in the area, with the whole San Ramon Valley having just over 2000 people for many decades.

The designation “San Ramon Village” first appeared in the 1970 census with a count of 4,084 people, part of a San Ramon Valley population of 25,899. Developers Ken Volk and Bob McClain built the first San Ramon suburban homes close to the county line. A special district, the Valley Community Services District (VCSD) provided the water, parks, sewer, fire protection and garbage collection for the new homes. In 1970 Western Electric purchased 1,733 acres of the Bishop Ranch and proposed a “new town” complete with a variety of housing, green belts, stores and light industry, placed in the center of San Ramon. Eventually park of the land became new homes and, in 1978, 858 acres became today’s Bishop Ranch Business Park, a premier modern office development.

Before San Ramon incorporated, homeowners groups such as the South San Ramon Homeowners and the Homeowners Association of Twin Creeks represented residents’ interests before the county. They joined service clubs and others in providing a local voice as developments replaced orchards.

In 1983 San Ramon voters decided overwhelmingly to incorporate as a separate city and took control over development, police, parks and other services. A new library, community center, parks and hospital testify to the energy which the new city displayed. No longer a quiet outskirt of the Bay Area, San Ramon looks to the future and values its past.

Surrounding Communities

ALAMOAlamo, which borders Danville’s north edge, is the second oldest township in Contra Costa County. Martinez, the county seat, is the oldest. Named for the many popular trees found in the community by Spanish settlers, Alamo had the San Ramon Valley’s first post office, in a private home in 1853. For many years it served as the only post office between Martinez and Mission San Jose in Fremont. Native Americans were the first inhabitants of the area.

During highway construction in the 1960s, artifacts from about 6,000 years ago were found near Stone Valley Road. Several years later, a Native American burial ground that is believed to date from 300 B.C., was discovered at the intersection of Stone Valley Road and Danville Boulevard. Several efforts to incorporate Alamo have failed over the years.

BLACKHAWK The unincorporated community of Blackhawk, noted for its elaborate houses and smattering of celebrities, is sequestered behind walls that line the rolling hills east of Danville. The first group of Blackhawk homes was built in the early 1980s on land that used to be known as the Blackhawk Ranch. Established in 1917 by San Francisco capitalist Ansel M. Easton, the ranch gained a worldwide reputation for purebred shorthorn cattle and prize Sire horses. Walnut trees also were

grown there, and for years the ranch was known as one of Contra Costa County’s most productive. The original 1,250 acres ranch changed hands several times, growing to about 6,500 acres until it was sold in 1973 to the Blackhawk Corporation. During the next few years the corporation sold lots to builders and individuals who today live in the 9 square mile community. The posh Blackhawk Shopping Plaza contains Blackhawk Automotive Museum and the University of California Berkeley, Museum of Art, Science and Culture.

DANVILLEDanville residents like to call their town a special place. With oak trees lining the main street, rolling hills in the background and many businesses nestled in small wooden structures, the downtown has a quaint feel that the town’s leaders work actively to preserve. Danville was named after Daniel Inman, who, with his brother Andrew, purchased 400 acres of farmland in 1858. To establish a post office the area neede a name, so Danville it became, says historian Virgie V. Jones. Today the town’s main street is Hartz Avenue, named after on the area’s first sub-dividers, built around Inman’s time the central avenue was Front Street, also known as Waterfront Street for its proximity to the San Ramon Creek. Among the first businesses were a hotel, blacksmith shop, barber shop and a veterinarian’s office. By the early 1900s the town was growing rapidly with the addition of several banks, a department store, a courtroom, telephone office and a high school. The 18 square mile town incorporated in 1982.

DIABLONestled between Danville and Blackhawk, Diablo Sits at the base of Mount Diablo, for which it is named. Diablo was established in the early 1900s as a summer vacation area for San Francisco residents who wanted to escape the fog. It eventually grew into a year-round residential community with its own post office. Diablo’s passé is reflected in area homes which range from mansions to summer cottages. Residents are adamant about maintaining the eclectic feel and closely inspect any proposed development.
