conversely, thoughts, feelings, and behaviors can be influenced by physical symptoms.

The Center for Assisted Living is intended to cater to Elderly population

who are suffering from disabilities of old age related ailments, recovering from surgeries/paralysis

and also terminally ill patients. The Centre is for those elderly individuals with disability and people

who want long term care, medical attention & therapies. The Assistance might include help with

personal hygiene and grooming, dressing and clothes selection, showering and bathing, assistance

with eating, continence management, mobility, socialization, and medication management.

The Residential Block is ideally suited for those individuals who have an inclination towards religious

and spiritual living true to the traditions enjoined in Sanathanadharma. The members must be able to

share the vision of the emergence of the institutions, cultural values which township epitomizes and

have commitment to pass-on the self-esteem of the noble culture of Sanathana Dharma for

generations to come.

LOCATION & DEVELOPMENT

The township is located 3 kms off the Hyderabad Highway ( N.H.202) and is fully accessible by BT

Road. The site is about 60 kms from Devanhalli Airport, 30 kms from Chickballpur town and 5 kms

ahead of Bagepalli town. The site falls in Bagepalli Taluq of Chickballapur District and Gudibanda

Registration Office limits .

The site is located in lush green environment surrounded by beautiful water bodies and is blessed

with abundant ground water. The site has been selected keeping in view the serene surroundings,

accessibility to all modes of transport and long term goals of the Trust.

The site has been identified, mapped, surveyed and the process of acquisition has been completed.

In accordance with the prevalent laws in the state of Karnataka regarding- land registrations in the

name of the Trust, Conversions, Approvals, etc all statutory clearances are being processed and shall

be obtained in due course.

With a view to avoid unscrupulous elements and real estate middlemen from creating hassles and

jeopardizing the mammoth effort, site visits by desirous applicants are not being encouraged.

Moreover, as several leading Corporate Hospitals, Research Organisations, Other Healthcare

Institutions are interested in associating with the first-of-its-kind project, the Management is trying

to acquire more adjacent lands for future use.

volunteering their expertise on various Committees, the Township is bound to be a centre for

outstanding Vedic & Healthcare institutions and an epitome of Sanathanadharma , where senior

citizens can live a life of peace & tranquility amidst traditional, religious and spiritual environment.

November, by which time the site development works are expected to be commenced in full-swing

and substantial progress would have been made on statutory approvals and clearances.

A transitory body under the name of SHANKARA AGRAHARAM has been registered as a partnership

firm to facilitate the entire process of land acquisition from land lords, conversion to institutional use,

approvals for lay out, transfer of title to the Trust, receipt of applications, registration of plots to

individual members, etc. The firm comprises only of the Trustees and shall automatically be dissolved

after completion of transfer of titles and land registration on a zero profit basis.

As a primary source for funding the entire Township, establishment of the proposed institutions and

creating a Corpus Fund for the Trusts long term activities, residential plots are being offered for sale

to individuals of Brahmin Community alone, irrespective of sects, sub-sects, sampradaya, traditions,

affiliations or linguistic groups.

The first batch of Membership & Plot Applications (500 no.s) was launched on Ugaadi ( 23/03) and

was closed on 16/4/12, owing to overwhelming response. The existing Members comprise of

eminent individuals from all walks of life including Retd. Govt.Officials, Professors, Scientists,

Advocates, Doctors, Vedic Scholars, Architects, Engineers, CAs, CEOs, etc.

The Membership & Plot Applications (Second Batch) are being offered by way of absolute sale, the

buyers shall have full rights of alienation by way of sale, gift, will, etc.

All Residential Plots are of 1440 Sq.Ft. area with uniform dimensions of 30 X 48.

The Payments shall be made along with Application Form ONLY by way of Account Payee Cheques/

Demand Draft payable at Bengaluru, drawn in favour of SHANKARA AGRAHARAM for Rs.3,01,116/.

1. Applications need to be submitted in the prescribed format only. Applications may be

downloaded from the website.

2. Applications should be accompanied with all the requisite documents mentioned therein.

3. Members may apply for more than one residential unit either in one name or in the names of

their family members. There is no restriction on the number of applications by single

individual. Separate application forms should be submitted for Multiple Plots even for

purchase in the same name.

4. Applications should be accompanied with the requisite payment by way of A/c Payee

Cheques/ Demand Drafts payable at Bengaluru. No cash payments are accepted.

Applicants may do RTGS/ NEFT/ Net Transfers of the money after obtaining

requisite particulars from the office.

RESIDENTIAL PLOTS FOR SALE

Each applicant shall contribute Rs. 3,01,116 towards the following:

MEMBERSHIP APPLICATION & PAYMENT PROCEDURE:

The Plot Applications shall be

accepted, on first come first serve basis only.

5. Applicants may submit the applications in person at the office or through courier with

acknowledgment. Applicants may also scan their completed form, requisite documents

and submit through e-mail giving payment details.

6. Stamped Receipt acknowledging the application and payment shall be handed over in person,

couriered or e-mailed, as the case may to the concerned applicants.

7. All applicants shall be allotted plots and as such only limited number of applications shall be

received.

8. The last date for receiving the applications along with payment is 09/09/2012. The

management reserves the right to advance/ extend the last date considering the number of

applications received, as it is only limited to 600 plots in this Phase.

9. The application money is the primary source of funding for the creation of the institutions &

progress of the Trust. As such, installment facility can not be offered to the applicants at this

ALLOTMENT & REGISTRATION:

1. The allotment of individual residential plots to members shall be carried out by lottery system

only. Selection of plots by individuals is not allowed/ practiced, as real-estate or materialistic

benefits is inherently inimical to the highly sophisticated spiritual/ non-possessive

foundations of Sanathana Dharma and hence not practiced.

2. The allotments, i.e. lottery shall be carried out in a transparent manner in the presence of all

applicants and distinguished invitees/ guests at a public function.

3. All applicants shall be informed of the date and venue of the public function immediately

upon receiving all statutory clearances.

4. All allottees shall be intimated of their respective plot allotment and will be required to submit

necessary documents for Registration in their favour immediately thereafter.

5. Those allottees who cannot be present before the Sub-Registrar are required to sign and send

necessary forms for completing the registration in their favour.

7. For

example, a single applicant for multiple plots, or multiple applicants from a family or a group

of individuals are desirous of having adjoining plots, they shall be so accommodated. Plots

once allotted shall not be altered. The management decision shall be final.

8. The applicants may withdraw their application at any time before the allotment of plots. Their

monies shall be refunded in full immediately upon receiving their request in writing.

9. The Registration Charges & other incidental expenses shall be borne by the allottees.

10. After Registrations of the residential plots to members, the Donation amount shall be

transferred to the Trust Corpus Fund and the Members shall be issued a separate Receipt,

qualifying for Income Tax Exemptions.

6. Please note that all applicants shall be allotted plots and the lottery is only to determine the

individual plots to be allotted to each of the applicants.

All requests for group/adjoining plots shall be accommodated, if intimated in advance.

(Psychiatry): Manasa Roga department treats, prevents and promotes psychological health. In this unit the treatment would be offered for Epilepsy, Stress, Depression, Sleeplesness, Drug abuse and other psychological disorders.

(Pediatrics): Monitors child health, treatment given for various ailments afflicting Respiratory problems, Neurological disorders including Physical, mental retardation. As a part of its main Objectives, the Trust would be operating an Old Age Home, with the primary aim to provide FREE boarding, lodging and healthcare facilities to atleast 100- 200 elderly Brahmin Scholars who have spent their life times in vedic, religious, dharmic activities. The Trust would seek the support of various Peethadhipathees Acharyas & AKBMS in identifying & locating such elderly Brahmin scholars who are living in penury and perpetual suffering and deserve support.

It is common knowledge, that after a life-time spent in paurohityam & allied activities, elderly Brahmin priests are left with no income sources and the pension that is granted ( if any) is so meager which leaves them to lead a life in perpetual penury. The plight of those scholarly Brahmins who brought the next generation also into the traditional archaka line is far worse…. as the income earning capacity of temple archakas is so low even to support their immediate families leave alone their parents. These Brahmin scholars are made to suffer worse because of their biggest contribution to Sanathanadharma, i.e. keeping their next generation also in the traditional brahminical role.

It would be our earnest endeavor, in the first phase, to accommodate atleast 100 of such elderly Brahmin vedic scholars, free of any charges in the township and gradually increase their numbers over a period of time. Their services will be utilized in performing nitya-homas, rituals in the temples on all special occassions, shanti japaas, etc on a regular basis.

The Trust would be constructing a large building complex to accommodate the elderly Brahmin scholars, provide for modern kitchen facilities with Brahmin staff, and dining facilities with strict regime and traditions. Substantial part of the contributions received from the sale of residential plots would go for funding this activity and all the plot buyers can derive immense satisfaction of their respective contribution to Sanathanadharma Parirakshana.

A separate piece of fertile agricultural land in Pavagada Area has been identified to locate Goshala, cultivate high quality fodder and allied dairy activities. The income generated from this activity would be the permanent source of revenue to provide for the expenses related to Old Age Home. The Trust would be seeking donations/ Godanams/ Annual/Monthly maintenance of these cows, which will go a long way in creating the requisite Corpus Fund for the activity to be continued for generations to come.

The Trust is confident that mere presence of such elderly Brahmin scholars and their daily rituals would make Shankara Agraharam a truly Vedic Village and invoke the blessings of Srimannarayana on all its constituents.

the Elderly… with healthcare institutions like Specialty Geriatrics Hospital, Naturopathy & Ayurvedic Hospital,

Centre for Alternate Medicine, Centre for Assisted Living & Rehabilitation, Old-age Home & Cottages are

being established to make Shankara Agraharam the answer to Elder Care in India. Over a period of time and in

1. The administration of the residential block shall be undertaken by the Owners Welfare Association being

registered for the purpose.2. All the allottees shall join, observe and perform all rules and regulations, which the Owners

WelfareAssociation may adopt from time to time.3. The Association shall be under the management of its Office Bearers who shall be elected out of the plot

owners by themselves.4. All the allottees shall have a right to and are eligible to be an Office Bearer of the Owners Welfare

Association, in accordance with terms of the Bye-Laws.5. The Managing Committee of the Association shall also have some of the Trustees nominated as Ex-Officio

Members, so as to co-ordinate the activities of the Trust and the Residential Block.6. The Association shall undertake plantation of fruits bearing trees & flowering plants in all the open,

common and vacant areas, which may be used for meeting requirements of any of the institutions of the

Trust like temples, etc.7. The Association shall undertake the responsibility of securing the property of individual plot owners,

providing continuous security to the entire residential block, maintenance & up keep of the

infrastructure, etc.8. The Association shall facilitate members in obtaining construction permissions, coordinate with

architects/engineers/contractors/workmen for construction in individual plots, etc.9. The Association shall facilitate reselling of plots for individual members and assist them in completing the

transaction.
