  • CONTRACTKeep a copy of your contract safe (tenancy agreement).

    Fill in an inventory form, check that you have all items listed.

    REPORTING DAMAGES AND REPAIRSMake sure everything works (cooker, shower, fridge, freezer, washing machine etc.) and report any faults straight away to your landlord.

    Take note of any damage/marks/stains (including both sides of your mattress) and inform your landlord straight away - always keep a copy of any problems you have including photos.

    SORTING UTILITIES AND BILLSTake photos of gas and electricity meter readings (if bills not included).

    Contact the gas and electricity suppliers for the property and get all tenants names put on the bill. If bills are not included in the rent, you could consider changing your suppliers. Having the same supplier for both could save you money, but wait until youve settled in first.

    If water is not included contact the local water board.

    Ensure you are covered by a TV Licence. If there is a joint tenancy for the whole property, you may only need one licence, (www.tvlicencing.co.uk for more details).

    Sort out your council tax. Full time exemption certificates are available to download from your e-vision account (if you are eligible). Take a copy to the local council office.

    Visit the 1st floor SU Building between 10 am 4 pm weekdays.

    Your landlord must submit your deposit in one of the tenancy deposit schemes, otherwise you can take him to court.

    AT THE BEGINNING OF YOUR TENANCY

    Your landlord must provide the following:

    The name and contact details of the tenancy deposit scheme

    Prescribed information about the tenancy deposit scheme Inventory of the property Information regarding deductions from the deposit i.e.

    unpaid rent, bills, damage, cleaning etc.

    HOW DO I KNOW IF MY DEPOSIT IS PROTECTED

    Check out the website to see if has been submitted:

    Your landlord has 30 days from receiving your deposit to tell you in writing which scheme has been used to protect your deposit. If you have not heard from your landlord in this time, you can write to your landlord and ask for this information.

    If your landlord does not respond to your letter you can take court action to recover your deposit with compensation, however there may be risks involved. The website above will guide you through the correct procedure.

    REMEMBER TO PUT YOUR HOUSING CHARTER ON YOUR FRIDGE.
