Satwell’s BartonSatwell’s Barton is approached through a brick pillared entrance with tall wrought iron gates down a gravelled lime tree lined drive. The driveway passes through the lawned grounds up to a large parking area to the front of the house.

The house is believed to date from the turn of the 20th century and its imposing elevations are constructed of brick under a tile roof with attractive Dutch gable ends and arched top dormer windows on the second floor. Satwell’s Barton provides excellent family and entertaining accommodation and is presented to an exceptionally high standard, following extensive refurbishment and upgrading by the present owner over recent years.

The ground floor accommodation is well laid out and flexible with well-proportioned reception rooms and an impressive reception hall. There are many character features including marble fire places in the drawing room, dining room and study, along with dentilled cornicing in the reception hall and wood panelling in the study. As well as character features, modern features include

The drawing room is a large comfortable room with a door through to the conservatory and to the outside. It enjoys views over the garden

and has a beautifully carved marble fireplace surrounding a jet master open fire.

The large kitchen/breakfast room is a particular feature of the house with its long central island, fully fitted wall and floor units, AGA, fitted appliances and larder.

Gardens and groundsThe gardens at Satwell’s Barton are a particular feature of the property. Extensive lawns are surrounded by beautiful herbaceous azalea and rhododendron borders.

Adjacent to the coach house is the outdoor heated swimming pool, with integrated spa pool, in a sheltered area with a southerly aspect.

Large wooded areas within the grounds comprise impressive trees including cedars, oak, copper beech, silver birch and beech woodland. A path leads from the coach house past

the machinery and log stores through the woodland around to the walled garden. Within the walled garden the borders comprise rose gardens and there are also raised vegetable beds. There is also a greenhouse and a recently resurfaced hard tennis court. Along the outside of the southern wall of the walled garden there are expansive shrubs benefiting from the favorable aspect and across the lawns from this wall there is a water garden including a rectangular pond, formerly an outdoor swimming pool, surrounded by shrub borders.
