Executive Summary The Green Real Estate | RR Realty, New City Headquarters office has become too small for the fast-growing company’s needs. In the last 45 years, the company as a whole has grown to over 30 offices with thousands of real estate agents. The purpose of this report is to:

● Determine if the need for a second Headquarters is required● Recommend an area for the second Headquarters

We compiled information from current employees at Headquarters New City office marketing department.

After conducting a survey, we found that 90% of employees find the workplace overcrowded. The employees blame training and large meeting events and claim them as “constant distractions that has a direct effect on their workflow”.

The results of this data show that there is a need for a second Headquarters office in Westchester County.

Introduction Green Real Estate | RR Realty (GRE-RR Realty) is a family-owned brokerage that was founded in 1984 by Marilyn Roberts, in a small town in the Hudson Valley. Over the years the original New City office grew to a total of 30 office locations, spanning over three states. Currently, there are over 1,000 local agents servicing Northern New Jersey, Connecticut, Orange, Rockland, Putnam and Westchester Counties, and New York City. GRE-RR Realty is still continuing to grow 45 years later.

With the growing population, the original New City office was unable to serve as the Green Real Estate | RR Realty Headquarters. The company moved down the street to a larger building. In 2017, the company outgrew the Headquarters building, again, and had to move a town over to accommodate the fast-growing company. Today, the Nanuet Headquarters building houses more than 50 employees on two floors.

The building, while once a training facility, is unable to service the growing company’s needs. As more employees are hired, there has been a struggle to find desk space. Some employees share desks when all others are occupied.

Multiple times a month, large meetings and trainings are conducted at the Headquarters office for agents and outside office employees. This causes an upward of 10-30 plus extra people in the office.

Findings An anonymous survey was conducted amongst 50 employees to find out how they felt about the overcrowding within the Headquarters location. The following six questions were asked:

● What are the inconveniences that happen when training and other events are happening atthe office

● Do you find it loud throughout the office when there is trainings and other events goingon in the office? Yes or No

● Do you find the noise a distraction? Yes or No● Are you satisfied with the amount of work space you have? Yes or No● Would more space help with workflow? Yes or No● What are your suggestions to fixing the noise and over population?

The results of the survey conducted are the following:

● 90% said that overcrowding makes eating lunch and using the bathrooms more difficult.● 87% said they would like more space to work● 95% said the extra noise coming from events has become a distraction.

Most of the employees would like to have more space, and a quieter office.

Dobbs Ferry Westchester County, NY host more than half of the Distinctive Collection homes for the company. The Dobbs Ferry office location is located on Main Street and is located down the street from local restaurants, and a train station that provides easy access upstate and into New York City.

This particular office location can house up to 15 employees with room for clients to come in and out of the space. There are currently five agents that list Dobbs Ferry as their primary office, allowing an extra ten employees to be housed at this location.

Conclusion Based on the data given, we have drawn the following conclusion:

● Overcrowding multiple times a month makes employees feel uncomfortable.● There is a need for more space to complete work properly.● The noise level coming from the events and marketing department has become a

distraction and has caused inefficient workflow.

Action for a better work environment is required to maximize workflow within the company as a whole.

Recommendation After evaluating the information found, we offer the following recommendation to better accommodate the Headquarters office building and its employees:

● Open a second Headquarters in the Dobbs Ferry Office in Westchester County. The second Headquarters will house half of the marketing department, that will be solely in charge of the Distinctive Collection Marketing materials, Social Media, and any non-branded materials.

● The Dobbs Ferry Office is an ideal location for these reasons:○ The office can hold upwards to 15 employees, perfect for a small marketing team.○ It is an eight-minute walk to the local train station that can go from New York

City up into Dutchess County, New York.● It will create more space in the original Headquarters to spread employees out for better

workflow.● The amount of marketing request is now split up amongst the marketing department for

quicker turnaround times.
