PROJECT CRITERIAGENERAL PROJECT NARRATIVE:
THE PROJECT INCLUDES THE REPLACEMENT AND ADDITION OF DOOR SECURITY HARDWARE TO MAINTAIN A SAFE ENVIRONMENT FOR THE SCHOOL.
THIS PROJECT INCLUDES THE ELECTRICAL WIRING AND ALL OTHER GENERAL CONSTRUCTION ACTIVITIES NECESSARY TO MAKE FOR A COMPLETE ANDFINISHED SYSTEM AT THE CONCLUSION OF THE PROJECT.
THE BUILDING WILL REMAIN OCCUPIED AND OPERATING DURING THIS UPGRADE PROJECT. THE CONTRACTOR SHALL COORDINATE THE CLOSING OFROOMS WITH THE BUILDING FACILITIES MANAGER TO FACILITATE THEIR WORK. THE CONTRACTOR SHALL CONFINE THEMSELVES TO THE GIVEN WORKAREA TO MINIMIZE DISRUPTION OF NORMAL BUILDING ACTIVITIES.
CONTRACTOR SHALL FURNISH AND INSTALL ALL HARDWARE REQUIRED FOR BUILDING PERIMETER SECURITY AS DETAILED ON THE PLANS AND IN THESPECIFICATIONS. THE CONTRACTOR SHALL FURNISH AND INSTALL ALL DOOR HARDWARE, ACCESS CONTROLS, ACCESS CONTROL HARDWARE, CAT 6PLENUM RATED WIRING, PUNCHDOWN BLOCKS, ACCESS CONTROL CABINETS AND CONTROLLERS, ELECTRICAL WIRING, PROGRAMMING, INTERFACES,AND SAFETIES TO PROVIDE A COMPLETE AND OPERATING PERIMETER DOOR SECURITY SYSTEM.
CONTRACTOR SHALL FURNISH AND INSTALL ALL WIRELESS ACCESS POINTS REQUIRED TO PROVIDE COMPLETE COVERAGE IN THE FACILITY FOR NEWWIRELESS CLASSROOM SECURITY LOCKSETS AND RESTROOM LOCKSETS. CONTRACTOR SHALL FURNISH 60 NEW WIRELESS LOCKSETS AND TRAINTHE SCHOOL PERSONNEL ON THEIR INSTALLATION AND PROGRAMMING. LOCKSETS FOR CLASSROOMS WILL BE INSTALLED BY BUILDING PERSONNEL.
CONTRACTOR SHALL PROVIDE WARRANTEE, TRAINING, AND SUPPORT FOR THE ENTIRE DOOR SYSTEM.

1. THE CONTRACT DOCUMENTS INCLUDE THE WORKING DRAWINGS, ADDENDA, CLARIFICATIONS,MODIFICATIONS, AND GENERAL CONDITIONS OF THE CONSTRUCTION CONTRACT ANDSPECIFICATIONS.
2. THE CONTRACT DOCUMENTS ARE INSTRUMENTS OF SERVICE AND SHALL REMAIN THE PROPERTYOF THE ENGINEER WHETHER THE PROJECT FOR WHICH THEY ARE PREPARED IS EXECUTED ORNOT. THE CONTRACT DOCUMENTS SHALL NOT BE USED BY OWNER, CONTRACTOR, OR TENANTFOR OTHER PROJECTS OR EXTENSIONS TO THE PROJECT, NOR ARE THEY TO BE MODIFIED INANY MANNER WHATSOEVER EXCEPT BY AGREEMENT IN WRITING WITH THE ENGINEER.
3. CONTRACTOR SHALL EXAMINE THE CONTRACT DOCUMENTS AND SHALL FAMILIARIZE HIMSELFWITH ALL THE REQUIREMENTS OF THE PROJECT AND SHALL NOTIFY THE CONTRACTING OFFICEROF ANY OBSERVED FAULTS AND AMBIGUITY IN THE CONTRACT DOCUMENTS SO THAT THEMATTER MAY BE RESOLVED PRIOR TO SUBMISSION OF QUOTES.
4. EXISTING FACILITY INFORMATION HAS BEEN PROVIDED BY THE BUILDING OWNER. ANYDISCREPANCIES OR CONFLICTS BETWEEN THE EXISTING FIELD CONDITIONS AND THESECONTRACT DOCUMENTS ARE TO BE BROUGHT TO THE ATTENTION OF THE ENGINEER FORREVIEW PRIOR TO COMMENCEMENT OF CONSTRUCTION.
5. THE GENERAL CONTRACTOR SHALL NOTIFY THE ENGINEER, IN WRITING, OF ANY DEFICIENCIES INBASE BUILDING PRIOR TO THE COMMENCEMENT OF HIS WORK. ANY UNREPORTEDDEFICIENCIES WILL BECOME THE RESPONSIBILITY OF THE GENERAL CONTRACTOR TO CORRECT.
6. ALL WORK ON THIS PROJECT SHALL BE INSTALLED IN ACCORDANCE WITH, AND SHALL CONFORMTO THE REQUIREMENTS OF ALL CODES AND REGULATIONS OF ALL GOVERNMENTAL AUTHORITIESOR AGENCIES HAVING JURISDICTION. SUCH CODES AND REGULATIONS SHALL HAVEPRECEDENCE OVER THAT WHICH IS INDICATED ON THE CONSTRUCTION DOCUMENTS UNLESSTHAT SHOWN ON THE CONSTRUCTION DOCUMENTS IS MORE STRINGENT. IN CASES OFDISCREPANCIES, OMISSIONS, CHANGES IN THE CODES OR CODE INTERPRETATIONS BY CODEOFFICIALS WHICH CAUSE A CHANGE IN THE WORK, NOTIFY THE ENGINEER PRIOR TOPROCEEDING WITH THAT PORTION OF THE WORK AFFECTED BY THE CHANGE. CONTRACTORSHALL OBTAIN ALL NECESSARY PERMITS. CONTRACTOR SHALL PLAN AND COORDINATE ALLREQUIRED INSPECTIONS.
7. IN THE EVENT OF CONFLICT BETWEEN DATA SHOWN ON THE DRAWINGS AND INFORMATION INTHE SPECIFICATIONS, THE MOST STRINGENT SHALL GOVERN. DIMENSIONS NOTED ON THEDRAWINGS SHALL TAKE PRECEDENCE OVER SCALED DIMENSIONS. DETAIL DRAWINGS TAKEPRECEDENCE OVER DRAWINGS ON A SMALLER SCALE. SHOULD THE CONTRACTOR AT ANY TIMEDISCOVER AN ERROR IN A DRAWING OR SPECIFICATION OR A DISCREPANCY OR VARIATIONBETWEEN DIMENSIONS OR OTHER INFORMATION, HE SHALL NOT PROCEED WITH THE WORKAFFECTED UNTIL CLARIFICATION HAS BEEN MADE BY THE ENGINEER.
8. BY SUBMISSION OF QUOTE, THE CONTRACTOR SHALL ACKNOWLEDGE ACCEPTANCE OF THECONTRACT DOCUMENTS AS AN ADEQUATE DEFINITION OF THE SCOPE OF WORK AND EXTRACOST CLAIMS BASED ON INADEQUACY OF CONTRACT DOCUMENTS WILL NOT BE CONSIDERED.
9. THE CONTRACT DRAWINGS ARE SCHEMATIC AND ARE INTENDED TO CONVEY A COMPLETE ANDFUNCTIONAL PROJECT. CONTRACT DRAWINGS DEPICT THE GENERAL LOCATION OF EQUIPMENT,WALLS, AND BUILDING COMPONENTS.
10. "FURNISH" MEANS SUPPLY ONLY FOR OTHERS TO PUT IN PLACE.
11. "PROVIDE" MEANS FURNISH AND INSTALL, COMPLETE AND IN PLACE.
12. "SIMILAR" MEANS COMPARABLE CHARACTERISTICS FOR CONDITIONS NOTED. CONTRACTOR TOVERIFY DIMENSIONS AND ORIENTATION.
13. "TYPICAL" MEANS IDENTICAL FOR CONDITIONS NOTED.
14. "PRIME CONTRACTOR" MEANS THE CONTRACTOR THAT IS LEADING THE PROJECT AND HOLDSTHE CONSTRUCTION CONTRACT FOR THE PROJECT.
15. "GENERAL CONTRACTOR" MEANS THE CONTRACTOR THAT HAS OVERALL RESPONSIBILITY FORTHE CONSTRUCTION COORDINATION OF THE PROJECT AND IS GENERALLY THE "PRIMECONTRACTOR".
16. WHEN A "GENERAL CONTRACTOR" IS NOT ENGAGED ON THE PROJECT, THE "PRIME CONTRACTOR"SHALL ASSUME AND EXECUTE THE DUTIES OF THE "GENERAL CONTRACTOR".
17. THE PRIME CONTRACTOR IS RESPONSIBLE FOR THE ACTIONS, ACTIVITIES, WORK, QUALITY, ANDSAFETY OF ALL OF THE SUB-CONTRACTORS WORKING FOR HIM ON THE PROJECT.

21. THE GENERAL CONTRACTOR SHALL VERIFY THAT ALL CONSTRUCTION DOCUMENTS ARE THELATEST ISSUE AND THAT ALL SUBCONTRACTORS HAVE COMPLETE SETS OF THE LATEST ISSUEOF THE CONSTRUCTION DOCUMENTS PRIOR TO COMMENCING WITH ANY PORTION OF THEWORK.
22. IMMEDIATELY PRIOR TO THE OWNERS OCCUPANCY OF ANY PHASE OF THE WORK, THE GENERALCONTRACTOR SHALL CLEAN ALL SURFACES OF DUST, DEBRIS, LOOSE CONSTRUCTIONMATERIALS AND EQUIPMENT AND LEAVE ALL FLOORS VACUUM CLEAN. REMAININGCONSTRUCTION MATERIALS AND EQUIPMENT. IF ANY, SHALL BE MOVED AND TEMPORARILYSECURED IN AN AREA AS DIRECTED BY THE OWNER.
23. PREPARE A COMPLETE AND THOROUGH PROJECT CONSTRUCTION SCHEDULE FOR THE PROJECT.PROJECT SCHEDULE SHALL INCLUDE ALL MAJOR AND CRITICAL ELEMENTS REQUIRED, AND SHALLDEPICT THE CRITICAL PATH FOR SUCCESSFUL COMPLETION OF THE PROJECT IN A TIME AGREEDUPON WITH THE PROJECT MANAGER, ENGINEER AND OWNER. COORDINATE THE CONSTRUCTIONSCHEDULE WITH SCHEDULE OF THE REMAINING TRADES TO PROVIDE A COMPLETE ANDTHOROUGH CONSTRUCTION PLAN.
24. GENERAL CONTRACTOR SHALL ORDER AND SCHEDULE DELIVERY OF MATERIALS IN AMPLE TIMETO AVOID DELAYS IN CONSTRUCTION. IF AN ITEM IS FOUND TO BE UNAVAILABLE,CONTRACTOR SHALL NOTIFY THE ENGINEER IMMEDIATELY TO ALLOW THE ENGINEER AREASONABLE AMOUNT OF TIME TO SELECT A SUITABLE SUBSTITUTE.
25. REFER TO PROJECT DRAWINGS FOR ANY SEQUENCE AND/OR PRE-DETERMINED PHASES OFCONSTRUCTION. SEQUENCE AND PHASE OF CONSTRUCTION WHEN DEFINED BY THE PROJECTMANAGER, WHETHER CONTAINED IN THESE CONSTRUCTION DOCUMENTS OR NOT, SHALL BEADHERED TO AS A REQUIREMENT OF THE PROJECT.
26. IF AT ANY TIME BEFORE COMMENCEMENT OF WORK, OR DURING PROGRESS THEREOF, THEGENERAL CONTRACTOR'S METHODS, EQUIPMENT, OR APPLIANCES ARE INEFFICIENT ORINAPPROPRIATE FOR SECURING QUALITY OF WORK OR RATE OF PROGRESS AS INTENDED BYTHE CONTRACT DOCUMENTS, THE OWNER MAY ORDER THE GENERAL CONTRACTOR TO IMPROVETHEIR QUALITY OR INCREASE THEIR EFFICIENCY TO MEET PROJECT REQUIREMENTS. THIS WILLNOT RELIEVE THE GENERAL CONTRACTOR OR HIS SURETIES FROM THEIR OBLIGATIONS TOSECURE QUALITY OF OF WORK AND RATE OR PROGRESS SPECIFIED IN THE CONTRACT ORAGREED UPON IN PROJECT MEETINGS.
27. THE OWNER'S DESIGNATED AGENT WILL EXERCISE SOLE AUTHORITY FOR DETERMINING THECONFORMANCE OF MATERIALS, EQUIPMENT, AND SYSTEMS WITH THE INTENT OF THE DESIGN.REVIEW AND ACCEPTANCE OF ALL ITEMS PROPOSED BY THE CONTRACTOR FOR INCORPORATIONINTO THIS WORK WILL BE BY THE ENGINEER. THIS FUNCTION WILL APPLY BOTH TO THECONTRACT AS INITIALLY SIGNED, AND TO THE CHANGES TO CONTRACT BY MODIFICATIONDURING THE PROGRESS OF WORK.
28. REFERENCE TO MAKES, BRANDS, MODELS, ETC. IS TO ESTABLISH TYPE AND QUALITY DESIRED.SUBSTITUTION OF ACCEPTABLE EQUALS WILL NOT BE PERMITTED UNLESS SPECIFICALLYAPPROVED BY THE ENGINEER.
29. GENERAL CONTRACTOR SHALL PROVIDE A FULL TIME PROJECT SUPERVISOR. SUPERVISORSHALL BE ON SITE AND COORDINATING THE WORK OF ALL OTHER TRADES WHENEVER WORK ISBEING PERFORMED FOR THIS PROJECT. SUPERVISOR SHALL FIELD ALL QUESTIONS ANDREQUESTS FROM THE OWNER AND SHALL INSURE THAT REQUIREMENTS OF THE OWNER AREMET IN A TIMELY MANNER.
30. COORDINATE THE LOCATION OF ALL NEW EQUIPMENT BEING INSTALLED. IF IN COORDINATIONWITH SPECIFIC EQUIPMENT BEING INSTALLED A CONNECTION REQUIRING ACCESS MOVES FROMTHE GENERAL LOCATION SHOWN, THE CONTRACTOR SHALL MOVE THAT REPRESENTATIVECONNECTION WITHOUT ADDITIONAL CHARGE OR COST TO THE CLIENT OR PROJECT.CONTRACTOR SHALL ENSURE THAT ACCESS TO CONNECTIONS AND ALL EQUIPMENT REQUIRINGINSPECTION OR SERVICE.
31. PRIME CONTRACTOR SHALL COORDINATE ALL WORK BETWEEN ALL OTHER TRADES. BECOMEFAMILIAR WITH AND FOLLOW MANUFACTURERS RECOMMEND INSTALLATION INSTRUCTIONS,REGARDLESS OF THE TRADE PROVIDING THE EQUIPMENT.
32. THESE PLANS ARE GENERALLY DIAGRAMMATIC. THE PRIME CONTRACTOR SHALL COORDINATETHE WORK OF THE DIFFERENT TRADES IN ORDER THAT INTERFERENCES BETWEEN MECHANICAL,PLUMBING, ELECTRICAL, ARCHITECTURAL, GENERAL, AND STRUCTURAL WORK ARE AVOIDED. INCASE AN UNAVOIDABLE INTERFERENCES DEVELOP, THE PROJECT MANAGER OR ENGINEER WILLDECIDE WHICH EQUIPMENT SHALL BE RELOCATED REGARDLESS OF WHICH WAS FIRST INSTALLEDAND ALL MODIFICATIONS WILL BE MADE WITHOUT ADDITIONAL EXPENSE TO OWNER.
33. PRIME CONTRACTOR, SUBCONTRACTORS AND MATERIAL SUPPLIERS SHALL BE RESPONSIBLEFOR INSPECTION OF JOB CONDITIONS AFFECTING THE INSTALLATION OF EACH ITEM THEY AREPROVIDING AND FOR TAKING ALL FIELD MEASUREMENTS PRIOR TO THE FABRICATION ORPURCHASE OF THAT ITEM TO ENSURE THAT THE ITEM CONCERNED WILL INTEGRATE PROPERLYWITH ALL ADJACENT MATERIALS AND WILL FIT ALL OTHER CONDITIONS AS THEY EXIST OR WILLEXIST IN THE FINISHED BUILDING. SLEEVES, ANCHORS AND OTHER ITEMS THAT MUST BEEMBEDDED IN OR THAT OTHERWISE AFFECT OTHER PORTIONS OF THE WORK SHALL BE LOCATEDAND SET WHILE SUCH PORTIONS OF THE WORK ARE IN PROGRESS.
34. ALL WORK PERFORMED BY THE CONTRACTORS SHALL BE INSTALLED IN A WORKMANLIKEMANNER IN STRICT ACCORDANCE WITH THE BEST RECOGNIZED PRACTICE IN THE FIELDCONCERNED. MANUFACTURED ITEMS/EQUIPMENT SHALL BE INSTALLED IN STRICT ACCORDANCEWITH THE MANUFACTURER'S PRINTED INSTRUCTIONS, DIRECTIONS, SPECIFICATIONS AND/ORWRITTEN RECOMMENDATIONS FOR AN INSTALLATION OF THE HIGHEST QUALITY. ALL WORKINGPARTS SHALL BE PROPERLY ADJUSTED AFTER INSTALLATION AND LEFT IN PERFECT WORKINGORDER. ITEMS IN ALL CASES SHALL BE INSTALLED PLUMB, TRUE AND IN PROPER RELATIONSHIPTO SURROUNDING MATERIALS.
35. NO WORK DEFECTIVE IN CONSTRUCTION OR QUALITY OR DEFICIENT IN ANY REQUIREMENTS OFTHE CONTRACT WILL BE ACCEPTABLE IN CONSEQUENCE OF OWNER'S OR ENGINEER'S FAILURETO DISCOVER OR TO POINT OUT DEFECTS OR DEFICIENCIES DURING CONSTRUCTION, NOR WILLPRESENCE OF INSPECTORS ON WORK RELIEVE CONTRACTOR FROM RESPONSIBILITY FORSECURING QUALITY AND PROGRESS OF WORK AS REQUIRED BY THE CONTRACT. DEFECTIVEWORK REVEALED WITHIN REQUIRED TIME GUARANTEES SHALL BE REPLACED BY WORKCONFORMING WITH INTENT OF CONTRACT. NO PAYMENT, WHETHER PARTIAL OR FINAL, SHALLBE CONSTRUED AS AN ACCEPTANCE OF DEFECTIVE WORK OR IMPROPER MATERIALS.
36. ALL CONTRACTORS SHALL WAIVE "COMMON PRACTICE" AND "COMMON USAGE" ASCONSTRUCTION CRITERIA WHEREVER DETAILS AND CONTRACT DOCUMENTS OR GOVERNINGCODES, ORDINANCES, ETC. REQUIRE GREATER QUANTITY OR BETTER QUALITY THAN COMMONPRACTICE OR COMMON USAGE WOULD REQUIRE.
37. WHERE WORK DEPICTED IN THE CONSTRUCTION DOCUMENTS EXCEEDS THE MINIMALREQUIREMENTS OF THE CURRENTLY ENFORCED CODE, THE MORE STRINGENT REQUIREMENTSOF THE CONTRACT DOCUMENTS SHALL BE INSTALLED. MINIMUM ADHERENCE TO THE CODE ANDPASSING CODE INSPECTIONS ARE NOT ACCEPTABLE REASONS TO DEVIATE FROM THEREQUIREMENTS OF THESE PROJECT DOCUMENTS.
38. LOCATE ALL EQUIPMENT WHICH MUST BE SERVICED, OPERATED OR MAINTAINED IN FULLY
REQUIREMENTS OF THESE PROJECT DOCUMENTS.
38. LOCATE ALL EQUIPMENT WHICH MUST BE SERVICED, OPERATED OR MAINTAINED IN FULLYACCESSIBLE POSITION. SUCH EQUIPMENT SHALL INCLUDE, BUT NOT BE LIMITED TO, VALVEOPERATORS, MOTORS, CONTROLLERS, JUNCTION BOXES, SPLICES, DISCONNECTS, ACCESSPANELS, ETC. IF REQUIRED FOR ACCESSIBILITY, FURNISH ACCESS DOORS FOR THIS PURPOSE.MINOR DEVIATIONS FROM DRAWINGS MAY BE MADE TO ALLOW FOR BETTER ACCESSIBILITY,AND ANY CHANGE FOR THAT PURPOSE SHALL BE SUBMITTED FOR APPROVAL.
39. GENERAL CONTRACTOR SHALL THOROUGHLY CLEAN THE WORK AREA DAILY. DISPOSE OF ALLDEBRIS AND ENSURE ALL SAFETY SYSTEMS ARE OPERATIONAL AT THE COMPLETION OF DAILYCONSTRUCTION. THIS INCLUDES FIRE DETECTION SYSTEMS, SPRINKLER SYSTEMS, SECURITYSYSTEMS, ALARMS, AND OTHER SUCH BUILDING SAFETY SYSTEMS.
40. ALL CONTRACTORS SHALL VERIFY ALL DIMENSIONS AND LOCATIONS FOR PROPER EQUIPMENTINSTALLATION PRIOR TO SUBMITTING EQUIPMENT SHOP DRAWINGS TO DESIGN PROFESSIONALSFOR APPROVAL.
41. ALL SYSTEMS SHALL BE CLEAN OF FOREIGN MATERIAL PRIOR TO BEING PLACED IN SERVICE ANDBEFORE OPERATIONAL TESTS ARE PERFORMED. EXISTING SYSTEMS TO REMAIN IN SERVICE ATTHE CONCLUSION OF CONSTRUCTION SHALL BE THOROUGHLY CLEANED OF FOREIGN MATERIALPRIOR TO BEING PLACED BACK IN SERVICE.
42. THE FINISHED WORK SHALL BE FIRM, WELL ANCHORED, IN TRUE ALIGNMENT, PLUMB, LEVEL,WITH SMOOTH, CLEAN, UNIFORM APPEARANCE WITHOUT WAVES, DISTORTIONS, HOLES,MARKS, CRACKS, STAINS OR DISCOLORATION. JOINTS SHALL BE CLOSE FITTING, NEAT ANDWELL SCRIBED. THE FINISH SHALL NOT PRESENT HAZARDOUS, UNSAFE CORNERS. ALL WORKSHALL HAVE THE PROVISION FOR EXPANSION, CONTRACTION AND SHRINKAGE AS NECESSARYTO PREVENT CRACKS, BUCKLING AND WARPING DUE TO TEMPERATURE AND HUMIDITYCONDITIONS.
43. CUT AND FIT COMPONENTS FOR ALTERATIONS OF EXISTING WORK AND INSTALLATION OF NEWWORK. PATCH DISTURBED AREAS TO MATCH ADJACENT MATERIALS AND FINISHES IN EVERYRESPECT.
44. PATCH AND REPAIR ALL FIRESTOP DAMAGED OR REMOVED DURING PERFORMANCE OF THEWORK. FIREPROOF NEW PENETRATIONS REQUIRED BY THE WORK.
45. COORDINATE AND PROVIDE BLOCKING/BACKING IN PARTITIONS BEHIND ALL WALL-MOUNTEDITEMS. ALL BLOCKING TO BE STEEL.

9. ALL EXISTING ELECTRICAL CIRCUITS INTERRUPTED AS A RESULT OF DEMOLITION THAT ARE TOREMAIN SHALL BE IMMEDIATELY RESTORED TO COMPLETE OPERATING CONDITION.
10. CRITICAL UTILITIES THAT ARE TO OR MAY BE INTERRUPTED AS PART OF THE DEMOLITIONPROCESS SHALL BE FIELD IDENTIFIED BY THE CONTRACTOR AND APPROVAL SOUGHT PRIOR TOTHEIR INTERRUPTION. COORDINATE WITH THE PROJECT MANAGER AND THE OWNER ALLPOTENTIAL ELECTRICAL DISRUPTIONS WHICH MAY AFFECT THE OPERATION OF THE FACILITYDURING CONSTRUCTION.
11. CONTRACTOR SHALL PREPARE A WRITTEN M.O.P. (METHOD OF PROCEDURE) FOR THEINTERRUPTION AND RESTORATION OF ACTIVE UTILITIES DURING THE DEMOLITION PROCESS. MOPSHALL INCLUDE IDENTIFICATION OF EFFECTED SYSTEMS, BACK OUT PLAN, DURATION OFDISRUPTION, AND ALTERNATE METHOD OF SERVING THE AFFECTED SYSTEMS.
13. CONTRACTOR SHALL PREPARE A WRITTEN M.O.P. (METHOD OF PROCEDURE) FOR ALL REQUIREDUTILITY OUTAGES REQUIRED FOR THE PROJECT. MOP SHALL INCLUDE IDENTIFICATION OFEFFECTED AREAS, BACK OUT PLAN, DURATION OF DISRUPTION, AND ALTERNATE METHOD OFSERVING THE AFFECTED SYSTEMS.
14. GENERAL CONTRACTOR SHALL COORDINATE THE PROVISION OF TEMPORARY POWER ANDLIGHTING FOR ALL AREAS OF WORK AS REQUIRED TO MAINTAIN SAFE WORK CONDITIONS ANDAS REQUIRED BY ALL OTHER TRADES PERFORMING WORK ON THE PROJECT.
15. GENERAL CONTRACTOR SHALL PROPERLY DISPOSE OF ALL DEBRIS, EQUIPMENT, DEVICES,MATERIALS, AND MISCELLANEOUS ACCESSORIES DEMOLISHED AS PART OF THE PROJECT.
16. THIS PROJECT HAS A SPECIFIC DISPOSAL PLAN, THE CONTRACTOR SHALL FOLLOW ALL ASPECTSOF THE PLAN AS PART OF THIS PROJECT. GENERAL CONTRACTOR SHALL SEPARATE METALDEBRIS FROM GENERAL CONSTRUCTION DEBRIS. METAL DEBRIS IS TO BE TRANSPORTED TO THEAREA DESIGNATED BY THE OWNER; THE OWNER SHALL RETAIN ALL SCRAP METAL DEBRIS. THISINCLUDES ELECTRICAL WIRE AND CABLE, PIPING, EQUIPMENT, APPLIANCES, OR OTHER METALITEMS DEMOLISHED AS PART OF THE PROJECT. METAL INCLUDES: COPPER, ALUMINUM, ANDSTEEL (STAINLESS AND BLACK).
17. GENERAL CONTRACTOR SHALL PROVIDE ALL REQUIRED PAPERWORK FOR TRACKING THEDISPOSAL OF HAZARDOUS MATERIALS DEMOLISHED AS PART OF THIS PROJECT. THIS INCLUDESTHE PROPER DISPOSAL OF BALLASTS, LIGHT TUBES, OIL FILLED TRANSFORMERS ANDTRANSFORMER OIL, AND ALL OTHER ITEMS THAT MAY BE SO CLASSIFIED.
18. ELECTRICAL MOTORS DEMOLISHED AS PART OF THIS PROJECT SHALL BE TURNED OVER TO THEOWNER.
19. REPAIR ALL ADJACENT CONSTRUCTION AND FINISHED DAMAGED AS A RESULT OF THEDEMOLITION. THIS INCLUDES PATCHING WALLS, SEALING OPENINGS (EXTERIOR AND INTERIOR),REPLACING CEILING TILES, PAINTING TO MATCH, AND ALL OTHER REPAIRS NECESSARY TO LEAVETHE SPACE IN PRISTINE CONDITION.
20. EQUIPMENT IDENTIFIED TO BE REUSED SHALL BE MAINTAINED IN SERVICEABLE CONDITION ANDSHALL BE KEPT IN A SAFE PLACE FROM THE TIME IT IS REMOVED TO THE TIME IT ISRE-INSTALLED. CLEAN, TUNE, CALIBRATE, REPAIR, AND OTHERWISE SERVICE EXISTINGEQUIPMENT PRIOR TO ITS RE-INSTALLATION.
21. GENERAL CONTRACTOR SHALL MAINTAIN CLEAR ACCESS TO ALL ELECTRICAL SYSTEMSTHROUGHOUT DURATION OF DEMOLITION.
22. COORDINATE ELECTRICAL DEMOLITION WITH ALL OTHER TRADES. ELECTRICAL WIRINGABANDONED AS A RESULT OF THE DEMOLITION OF WALL, CEILINGS, AND OTHER ELEMENTSSHALL BE IMMEDIATELY DEMOLISHED. ELECTRICAL WIRING ABANDONED AS A RESULT OF THEDEMOLITION OF MECHANICAL EQUIPMENT OR SYSTEMS SHALL BE IMMEDIATELY DEMOLISHED.
23. DEMOLITION OF WIRING INCLUDES AS A MINIMUM THE COMPLETE DISCONNECTION OF THEAFFECTED EQUIPMENT OR DEVICES, REMOVAL OF ALL CONDUIT & WIRING FROM THATEQUIPMENT OR DEVICE BACK TO ITS SOURCE PANEL, AND VACATING THE WIRING FROM THEELECTRICAL CIRCUIT BREAKER. THE PANEL SCHEDULE IN THE SOURCE PANEL SHALL BE UPDATEDTO REFLECT A "SPARE" BREAKER WHERE THE BREAKER FORMERLY SERVED THE EQUIPMENT ORDEVICE.
24. DEMOLISH ALL WIRE, CONDUIT, AND APPARATUS ASSOCIATED WITH EQUIPMENT BEINGREMOVED. FIELD VERIFY AND IDENTIFY ALL CIRCUIT ARRANGEMENTS PRIOR TO DEMOLITION.
25. ALL CABLE, CONDUIT, CONDUCTORS, BOXES, AND MISCELLANEOUS ACCESSORIES FOUNDHANGING OR LOOSE AS THE RESULT OF OR AS REVEALED BY PROJECT DEMOLITION SHALL BERE-SECURED TO THE BUILDING STRUCTURE REGARDLESS OF WHETHER THE CONDITION FOUNDWAS A DIRECT RESULT OF THE PROJECT DEMOLITION OR AN EXISTING CONDITION.
26. ALL PENETRATIONS CREATED OR LEFT BEHIND AS A RESULT OF DEMOLITION SHALL BECOMPLETELY FIRE STOPPED BY APPROVED SPECIFIED METHODS. PROJECT ARCHITECT ANDENGINEER SHALL APPROVE ALL FIRE STOPPING METHODS PRIOR TO THEIR EXECUTION AND THECONTRACTOR SHALL PROVIDE A FIRE STOPPING METHODS SUBMITTAL FOR APPROVAL.
27. ALL EXISTING CIRCUITS INTERRUPTED AS A RESULT OF DEMOLITION THAT ARE TO REMAIN SHALLBE IMMEDIATELY RESTORED TO COMPLETE OPERATING CONDITION.
28. CRITICAL CIRCUITS THAT ARE TO OR MAY BE INTERRUPTED AS PART OF THE DEMOLITIONPROCESS SHALL BE FIELD IDENTIFIED BY THE CONTRACTOR AND APPROVAL SOUGHT PRIOR TOTHEIR INTERRUPTION. 29. PROVIDE TEMPORARY POWER AND LIGHTING FOR ALL AREAS OF WORK AS REQUIRED TOMAINTAIN SAFE WORK CONDITIONS AND AS REQUIRED BY ALL OTHER TRADES PERFORMINGWORK ON THE PROJECT.
30. PROVIDE TEMPORARY WIRING AND CONNECTION FOR ALL ELECTRICAL CIRCUITS TO MAINTAINEXISTING EQUIPMENT IN COMPLETE OPERATION FOR THE DURATION OF THE CONSTRUCTION ORUNTIL THE PERMANENT ELECTRICAL CONNECTIONS FOR EQUIPMENT ARE INSTALLED.
31. PROPERLY DISPOSE OF ALL ELECTRICAL EQUIPMENT, DEVICES, MATERIALS, AND MISCELLANEOUSACCESSORIES DEMOLISHED AS PART OF THE PROJECT. IF THE PROJECT HAS A SPECIFICDISPOSAL PLAN, THE CONTRACTOR SHALL FOLLOW ALL ASPECTS OF THE PLAN AS PART OF THISPROJECT.
32. PROVIDE BLANK STEEL COVER PLATES FOR ALL ELECTRICAL BOXES FREED AS PART OFDEMOLITION BUT WHICH CANNOT BE REMOVED. COORDINATE COLOR AND FINISH WITHARCHITECT.
33. REPAIR ALL ADJACENT CONSTRUCTION AND FINISHED DAMAGED AS A RESULT OF THEELECTRICAL DEMOLITION. THIS INCLUDES PATCHING WALLS, SEALING OPENINGS (EXTERIOR ANDINTERIOR), REPLACING CEILING TILES, PAINTING TO MATCH, AND ALL OTHER REPAIRS NECESSARYTO LEAVE THE SPACE IN PRISTINE CONDITION.

36. CLEAN AND SERVICE ALL EXISTING ELECTRICAL EQUIPMENT AFFECTED OR TOUCHED AS A RESULTOF DEMOLITION. CLEAN DEBRIS FROM EXISTING (AND NEW) ELECTRICAL PANELS, NEATENELECTRICAL WIRING IN EXISTING PANELS AND DEVICES, IDENTIFY WIRING FIELD VERIFIED AS ARESULT OF DEMOLITION (USE BRADY TAGS), TORQUE TO MANUFACTURES SPECIFICATIONS ALLLUGS AND BREAKER CONNECTIONS. REPLACE FAILED CIRCUIT BREAKERS WITH NEW. ALLELECTRICAL COMPONENTS INCLUDING PANELS, DISCONNECTS, SPLICES, AND OTHER ELECTRICALELEMENTS SHALL BE SERVICES.
37. COORDINATE MECHANICAL DEMOLITION WITH ALL OTHER TRADES. MECHANICAL PIPING &DUCTWORK EXPOSED OR ABANDONED AS A RESULT OF THE DEMOLITION OF WALL, CEILINGS,AND OTHER ELEMENTS SHALL BE IMMEDIATELY RE-ROUTED OR DEMOLISHED AS DICTATED BYTHE PROJECT DOCUMENTS OR PROJECT NEED. PIPING AND DUCTWORK ABANDONED AS ARESULT OF THE DEMOLITION OF MECHANICAL EQUIPMENT OR SYSTEMS SHALL BE IMMEDIATELYDEMOLISHED.
38. DEMOLITION OF PIPING INCLUDES AS A MINIMUM THE COMPLETE DISCONNECTION OF THEAFFECTED EQUIPMENT OR DEVICES, REMOVAL OF ALL PIPING & ACCESSORIES FROM THATEQUIPMENT OR DEVICE BACK TO ITS MAIN PIPING SOURCE AND COMPLETE CAPPING OF THEREMAINING PIPING THROUGH APPROVED METHODS. THIS INCLUDES THE RESTORATION OF ALLPIPE INSULATION DISTURBED OR AFFECTED BY THE DEMOLITION.
39. AS SHOWN THE DEMOLITION DRAWINGS ARE FOR INFORMATIONAL PURPOSES AND AREINTENDED TO ILLUSTRATE THE CURRENT CONFIGURATION OF THE MECHANICAL SYSTEMS IN THEFACILITY. PIPING IS TO BE DEMOLISHED ONLY TO THE EXTENT NECESSARY TO FACILITATE THEINSTALLATION OF NEW EQUIPMENT.
