Founded in 1978, SEM is a Denver-based architecture, planning

and interiors firm with a staff of 30 and a history of innovative

design for the commercial development market. SEM creates

client confidence through personal service and quality design,

and since its founding has become a leader in the market – well

regarded by its many long-term clients and respected by its

peers.

SEM creates environments that enhance the human condition,

The Streets at SouthGlenn is the redevelopment of the existing

SouthGlenn Mall into a mixed-use Community Center for

the City of Centennial. The redevelopment plan develops a

Town Center between the existing Macy’s and Sears stores,

and expands the on-site development to the perimeter of the

property to include additional retail shops, restaurants, banks

and services. The center is vertically mixed with below-grade

parking, street level retail shops and either residential units or

office space on the upper floors. Specific components of The

Streets at SouthGlenn are being designed to LEED standards.

The project is scheduled for completion in late 2010.

The genesis of the Twenty Ninth Street Mall was to redevelop

an existing four-city block suburban mall into a thriving retail

environment. The resulting design created three distinct

shopping and entertainment districts, enlivened by weaving

the Boulder street grid throughout the development. The

project’s challenges were met by designing the primary retail

and plaza over an 800 car parking deck, and providing a variety

of leasing opportunities. The design includes distinct building

vocabularies; utilizing dramatic massing and geometry, as well

as a lively color palette, that responds to the context of the

existing city and natural features of Boulder, Colorado. Twenty

Ninth Streel Mall also incorporated a strong sustainability

component, including green design, and a tenant design

criteria that supports sustainable design.

Architectural Design

Designed as the first of two buildings in this Medical Campus, this

project incorporates programming for medical users; including

Urgent Care and Imaging, as well as Primary Care and Specialists.

The project’s budget and program was fulfilled using a tilt-up

concrete construction. By utilizing a unique approach to panel

design, window patterning and fenestration; the multi colored

wall panels create variation and rhythm that tie the building

together to create a clean contemporary image. The main entry

feature is the focal point of the building as it dynamically extends

from the building to create a covered drop off area for patients.

The high visibility retail shops are located at the entrance to the

Southlands project located along E-470 in Aurora, Colorado.

The project consists of five separate buildings that front the

overall development. The design concept was for each building

to be broken down into smaller components that enhance the

village feel of the spaces and create enticing interstitial spaces.

Each component of the facade is uniquely detailed and its

identity is distinctively different than that of its counterpart. The

warm tones of the brick and the lush landscaping work to create

a relaxing and inviting environment that the end user will feel

comfortable in for extended periods of time.

Interior Design

After 10+ years in our current space, SEM Architects interior

needed to be updated. The design of the space was infused

with new textures and a more contemporary color palette. The

studio space takes advantage of the floor to ceiling window walls

and abundance of natural light which allowed us to introduce

a deeper darker paint scheme, that offsets the richly colored

work spaces. The carpeting brings the whole space together by

using a more textured ashlar pattern of tile, that brings dynamic

movement to the floor. The main reception area and reception

desk were redesigned to incorporate a new wood display wall

that is set off by a contemporary and monolithic desk, with rich

colors and subtle textures.

The Westmoor 10 phase of the Westmoor Technology Park in

Westminster, Colorado is a 200,000 sq. ft. office building. The

design concept for Westmoor 10 incorporates traditional forms,

and a variety of balanced materials and fenestration patterns.

The focal point of the building is the main entry feature, which

reveals itself as a sliver of glass, that is compressed between two

stone masses. The relationship of the glass and stone create

a unique tension that commands attention, and draws the

pedestrian to the entry. The buildings simplicity plays out as the

base of the building is articulated with a course stone pattern,

while the upper levels are composed of horizontally articulated

pre-cast panels.

The design concept for these buildings was to create a unique

blend of traditional retail space, while incorporating non-

traditional building materials, and contemporary forms. The

buildings are situated high above the street, taking advantage

of the grades with massive retaining walls that allow for heavily

landscaped areas. The buildings were designed to be iconic

elements on the horizon. The aluminum grating creates a

transparent quality as they protrude from the facade and their

sharp angles touch the sky. The exterior lighting provides great

accent, and warmth, while the base of the buildings take on a

warmer more tactile feel as the split face block and warm colors

come to the ground.

The design of the tenant build out for this new restaurant in

the new Stapleton development sought out influences from a

variety of styles. The space uses contrasting rich wood colors

in a variety of applications. The woodwork was designed to

be random in nature, creating a unique experience for each

space, and helping to create a more organic environment. The

strong textures and patterns of the wood are set off by the large

stainless steel panels that conceal the kitchen area, creating a

more contemporary feel. The space is finished with a ceiling

plane broken up with a variety of soffits and floating cloud

elements which create more intimate spaces throughout the

dining area.

North Creek Shops are located in the heart of North Cherry

Creek, in Denver, Colorado, and incorporate five different

buildings in one city block. The design is centered on the village

concept that Cherry Creek North has established throughout

the area. Each building has its own identity, one that separates

it from the others, yet fits into the Cherry Creek North aesthetic.

The buildings are all designed to incorporate traditional brick

details and massing that is appropriate to the historic old

Denver brick bungalows that surround the area. The parking

for the buildings is located in the rear, with access coming from

the alleyway.

The Denver Public Schools Credit Union is incorporated into the

redevelopment of Lowry Air Force Base in Denver, Colorado.

The design concept for the credit union was to integrate the

old school building feel, with that of a new up to date banking

facility. This concept was achieved by combining classic forms,

traditional fenestration, and appropriately scaled materials. The

entry feature of the building recalls the traditional brick gable

of the old school houses, while the new horizontal window

patterns articulate the more classic school look. Oversized

masonry was used to bring the scale of the building into a more

cohesive design, while the color and texture of the brick bring

out the quality and permanence of the financial institution.

This dealership is a site adaptation of the national Lexus image

package that required extensive site improvements. While the

design of the facility was driven by the Lexus image package, the

common design element was the two-story showroom volume.

This large volume of space is accentuated by a minimalist glass

curtain wall that creates a warm and inviting image to the

passerby. The remainder of the building is constructed with

warm colored pre-cast concrete panels that create a consistent

cap along the top of the curtain wall pieces, and work in

contrast to the glowing showroom piece. The buildings entry

feature provides for a dramatic approach as the consumers

enter the site, and allows for easily identifiable and accessible

services.

manager, Shannon brings a variety of experiences to SEM. Her passion for interior

1000 South Colorado connsisits of two speculative retail

buildings on an urban infill site in Glendale, Colorado. The

site, located along Colorado Boulevard, has limited frontage,

and posed a variety of challenges in creating viable visibility

for retailers. This challenge was met by creating an iconic

architecture that creates a billboard effect perpendicular to

the main thoroughfare. Building A features a large internally

illuminated glass structure that soars out to the street with large

over scaled numbers, while Building B uses a vertical glass tower

to bring a presence to the back of the site. Each of the building’s

glass features are complimented with contemporary masonry

anchored corners that create a strong mass which balances the

transparent elements and ladder frame canopies that create a

unique play of light and shadow to the facade.

The original factory outlet stores had become dated and were

in need of revitalization. The deteriorated retail shopping

center needed a significant renovation. The program was

to significantly increase the scale of the retail presence,

greatly enhance the tenant identification, and create upscale

improvements to the pedestrian amenities. Iconic mountain

themes now share prominence with contemporary graphics,

and features such as a fire pit, boulders, and bridges that work

to create a new retail environment. The resulting design offers

the consumer a pleasing environment that is not only warm

and inviting, but also offers the existing retailers a new level of

presence and awareness throughout the valley.

Arvada Ridge consists of four, separate retail buildings totaling

almost 43,000 sq. ft. The project was developed in concert

with a new Super Target store and the overall design concept

was driven by the Super Target store. Each retail building has its

own unique character and identity. The use of natural materials

that are native to the area contribute to the overall contemporary

Colorado aesthetic. The corner entries are designed to be large

masses anchoring the remainder of the building. The strong

mass void relationship of the feature elements provides more

traditional retail space, and the tower features bring mass and

warmth with a rich brick palette and sharp roof forms.

The Mainstreet at Flatiron is a shadow retail center to the Flatirons

Mall in Broomfield, Colorado, consisting of four buildings and

a 300 car parking structure. These retail buildings take on the

contemporary mountain aesthetic that is prevalent throughout

the Flatiron development by using natural materials contrasted

with contemporary forms and angular shapes. These buildings

offer strong ground planes anchored with natural stone,

gracious walkways, and soaring roof lines. The buildings use

deep overhangs to not only provide covered walkways for the

pedestrian but to enrich the facade with strong contrasting

shade and shadow elements. The building’s neutral color

palette is offset by the use of strong primary colors on exposed

structural steel elements to bring a contemporary flavor to the

center.

Tiffany Plaza was an outdated existing center that was

revitalized by bringing in a 58,000 sq. ft. Whole Foods, a new

retail building of 12,000 sq. ft., and a face lift for the remaining

80,000 sq. ft. of retail space. The design for the project was

centered around the addition of Whole Foods to the shopping

center. The corner entry feature at Whole Foods is capped off

with a complex curving copper canopy supported by an open

truss. The adjacent buildings were simplified by changing the

fenestration patterns, and creating new parapets that provide

for updated signage. The retail pad building is tied into the

remainder of the center with the same aesthetics to provide a

cohesive look to the entire center.

Phase Four of the Westmoor Technology Park in Westminster,

Colorado introduces two office buildings that total a little

more than 300,000 sq. ft. of traditional office space. The

design concept for Westmoor 8 & 9 introduces a dynamic

relationship between the classical corporate office building

and the contemporary architecture that juxtaposes it at the

entry features. This juxtaposition at the entry features creates

a dynamic tension as the the two architectural pieces come

together to form the entry spaces. The remainder of the building

plays out as simple monochromatic precast wall panels that are

filled with intricate reveal patterns and textured sections that

create a subtle play of light and shadow.

The Quad at Lowry, was the first large scale urban office project in

the redevelopment of the old Lowry Air Force Base, in Denver,

Colorado. Each of the buildings are designed as part of

a campus. The three buildings play off of each other and

address the street frontage in different ways. Each building

is interconnected with pedestrian ways, and all share in a

common parking structure. The design of the buildings

follows a traditional tripartite scheme, with the stone base, the

brick field, and intricate parapet line, all focusing on simple

clean lines that are not only contemporary, but timeless.

The Westmoor 7 phase of the Westmoor Technology Park

in Westminster, Colorado is a 200,000 sq. ft. office building.

The design concept for Westmoor 7, is an elegant mass void

relationship as the window pattern rhythm is set off by the organic

form at the entry. The entry feature’s senuous curve is starkly

opposed to the punched and ribbon openings throughout the

remainder of the building’s facade. The building’s materials

reinforce this concept as they are represented by pre-cast

concrete panels, and glass curtain wall. Along the southern

facade, the entry walk turns and continues along the edge of

the building and leads the pedestrian to an outdoor gazebo,

providing relief from the high plains and its sun.

The design of this single user office building is centered around

the idea of creating a contemporary building that has the

presence and permanence of a classically designed building

that is representative of the company and the core values that

make up the Brannan Sand and Gravel Company. The forms

of the building are clean and sharp and as two opposing grids

come together they reveal the entry feature. The materials

differentiate the internal uses as the conference rooms and

common spaces are articulated with horizontally patterned

stone and curtain wall system, while the open office plan follows

a more traditional stone pattern with punched openings. The

executive offices line the western elevation, maximizing the day

lighting opportunities with floor to ceiling glass and a curved

metal panel facade.

This corporate campus was designed for CARR America, which

includes six buildings and five parking structures, while also

incorporating a public/private parking structure in association

with the new RTD light rail. The campus design concept

provided for each building to have its own associated parking

deck, while also providing a variety in building forms and

details. Buildings are coupled together to create positive

outdoor spaces, and public gathering spaces, while other

buildings in the campus take on a more formal approach

as they address the street edges and entry sequences. The

materials of the buildings are a blend of pre-cast, brick and

stone, all of which are engrained in their Colorado heritage.

This remodel of a 20,000 sq. ft. previous domestic franchise

facility provides an elegant, high line showroom and display

area for new and used import sales. The concept for the new

dealership was to inflect, in its design, the level of sophistication

and class that is associated with the imported automobile.

These ideas are portrayed in the building with its clean lines, the

transparency of the ground floor, and its use of simple, elegant,

materials. The gentle curve and the clear aluminum metal

panels allow the light to reflect off of it while the clear glass

ground floor creates the crispness of a newly detailed vehicle.

This new Toyota dealership is located in the Denver West area

of Lakewood, Colorado and anchors the southeast corner of the

Colorado Mills Mall Development. Located off of 6th Avenue

and Interstate 70, this site commands a distinctive building. The

design concept for the dealership is centered around its corner

showroom and its visibility from the interstate. While the forms

of the building are somewhat reflective of the opposing foothills

to the Rocky Mountains, they aspire to create a certain tension

or visual interest that entices the public. The hard angles and

their juxtaposition to each other, create a variety of exterior

spaces while also providing a visual link between the forms.

The transparency and verticality all inspire to create a visually

dynamic and naturally lit building that is warm and inviting.

This facility updated an established sales point within the Toyota

franchise. The project integrated regional off-road and truck

merchandising concepts within the established “Image USA

2” national design program mandated by the manufacturer.

The Stapp family enhanced their sales and service presence

within the region, strengthening their 50 year history with the

brand, and the personal relationships that they have maintained

during that time. The site highlighted their prominent freeway

frontage, and employed native rock formations and terrain

features to create a linear vehicle display gallery unique to the

Toyota brand in the United States.

The Riverside Business Center, a 600,000 cross dock facility,

is one of the newest and sleekest facilities for Lauth Property

Group. This large warehouse is broken down architecturally

by unique corner features that provides tenants with clear

identities, and strong images in what is typically a very

functionally and understated building. The architecture along

with the landscaping and lighting work together to create a

dramatic inviting environment that compliments the native

desert. The design incorporates sharp contrasting colors on

overlapping panels and soaring glass openings at the corners,

while providing the opportunity for future entrances at the

building’s midpoint. The remainder of the building uses simple
