Off-site construction is one of the main tools general contractors need to leverage in order to flourish. The benefits of off-site construction are well known, and include vastly improved safety and quality, and reduced on-site labor, schedule and cost. The technology and concepts associated with prefabrication are not new, difficult or particularly innovative, however efforts to use it on large construction projects often fail. The rare times prefabrication efforts lead to success, the associated learning and advancements often then fail to make it onto subsequent projects, and are too often lost to organizations. In this presentation, Xavier will provide a brief introduction to prefabrication and modularization, then detail how and why these efforts fail, and most importantly, what changes are required to ensure its success. The building envelope is one of the most expensive and essential elements of most building projects, and Xavier will also use many examples to explain the many ways that off-site construction has and can be utilized to improve the production and installation of this essential element.
