Open Space:

The open space in this block is composed of several distinc t spaces with dif ferent charac ter, ac tivit ies and materials . Materials wil l reference the architec ture themes of industr ial .

The Alley Space bet ween the t wo residential/mixed use buildings is pedestr ian use only and is shared bet ween the existing Sher win Will iams Building and new building. Emphasis wil l be on contrasts in paving materials and interesting plantings encouraging l ingering and respite. Large trees in raised planters wil l bring def inition to the overall space and foster seating alcoves and breakout spaces for small group ac tivit ies for the residents and neighbors .

A Pass-Through Space is created by a por tal through the existing Sher win Will iams Building – making a visual and physical connec tion to the park . This connec ts bike circulation to the Greenway E x tension.

The Hor ton Ar t Galler y Space – substantial f rontage on Hor ton the cour t yard is an ex tension of the galley in an outdoor garden set ting. The landscape wil l be substantially hardscape with modern forms, materials and furniture. Plantings wil l be used as garden architec ture.

DISTRIC T 2: PARK DISTRIC T

Open Space:

This largest area of open space – Sher win Avenue Park - is suitable for various ac tivit ies and has approximately 50% streetscape frontage – making easy accessibil it y to the neighborhood. The hear t of the development it of fers a convenient connec tion and continuation of the Greenway E x tension. The charac ter and materials of the space are intentionally simple, durable, and open to encourage programming and impromptu use. A street tree pat tern wil l continue through the frontage. Trees at the perimeter wil l create sk yline and urban green. Potential uses of the open space include:

• ‘Big Green’ without def inition to be programmable.• Per formance space.• ‘Big Forest ’ edges allowing varied passive uses under the trees.• Group bar-be - que and picnic facil it y.• K ids creative play area• Family, k ids, and dog fr iendly.• Func tional and aesthetically interesting graphics and l ighting. • Access to public restrooms.

Open Space:

This Linear Park space provides the buf fer for the overall projec t and the adjacent rai l l ines . It also incorporates the ex tension of the Emer y vil le Greenway connec ting Halleck Street to the future Hor ton Landing Park and beyond. This area is intended to accommodate travel through the site with areas to stop and enjoy the open space. The landscape charac ter wil l be naturalistic with mounding, native and native - l ike plants , upgrading of the perimeter boundar y, and a synergy with the proposed adjacent Cit y Park . Potential uses of the open space include:

• Emer y vil le Greenway multi -use trai l ex tension• Histor y interpretive vocabular y• Native plant demonstration• Train viewing oppor tunities• Sit t ing oppor tunities• Way f inding graphics• Play ac tivit ies for k ids • Building murals

The interior Hubbard and 46th Street open space provides the primar y public circulation component through the site to accommodate car, bike, and pedestr ian traf f ic , vehicular access to the garages, and l imited on-street park ing for commercial uses . It wil l also ser ve as an ex tension of ground f loor ac tive uses f rom the adjacent buildings. The paving, tree locations and street furniture wil l advance an urban charac ter and encourage shared use bet ween cars , bikes, and pedestr ians – enforced with traf f ic calming devices . Materials wil l reference the architec ture themes of industr ial . Potential uses of the open space may include:
