The range of projects published reflect the high standards and exceptional skills of our region’s Master Builders. Judges scrutinised the winners featured here based on criteria such as quality of workmanship, degree of construction difficulty, external appeal, siting and aspect, and amenities and aesthetics.

It is a promising sign for the building and construction industry to have so many quality winners. Each winner has put their business, product and workmanship under scrutiny as part of an extremely competitive process.

Gino Pase says while the project was a mammoth build in size, his team went the extra mile to achieve extraordinary features.

“The project took a long time because of the sheer size; it’s a big home on a big site,” says Gino.

“However the style and design is unique. It’s not your average modern home.”

The ceiling line features large exposed timber trusses, overarching a meticulously finished internal staircase as one of the home’s standout features.

The use of stone and linear board throughout the whole project has produced a style-authentic home, with depth and character.

“The attention to detail that went into this project was outstanding; there was a lot of hard work that went into this house,” says Gino.

While the project has certainly turned out beautifully, smooth sailing was interrupted by an unfortunate fire

incident which partially consumed the house during the initial construction phase.

Extending the timeline to a five-year build, the Pase Building team overcame the significant trials associated with fire damage to produce a breathtaking final result that any person would be proud to call their home.

HE team at Chelbrooke Homes has proven to an award-winning standard that some of the best things really do come

Based on a single-storey 245sqm limitation, the Como display at Ormeau Ridge has earned the President’s Award for 2015 due to its highly clever design creating the impression of excessive space on a tighter block.

Design consultant Ted Hall says the team endeavoured to create the most attractive design possible for first homebuyers, new families and those specifically looking to downsize to a low-set property while living with all the comforts of a larger home.

“A collaboration with four designers happened to maximise the size of the home; we ended up creating a design which gives the impression the house is much larger than it actually is,” says Ted.

Also carefully considered by Chelbrooke in the Como’s design was that interaction with a new home begins with the facade.

In this regard the home makes a standout first impression.

“We wanted to make the facade as attractive as possible and, as a result, we’re receiving a lot of positive feedback about the facade and the layout itself,” says Ted.

“The way it’s composed is very simple but at the same time it appears very striking. We’ve got quite a lot of quality leads just by the way it’s been designed.”

Not only does the Como evoke a sense of spaciousness and capture intense visual interest from the outset, Ted and his team have gone

the extra mile to ensure homebuyers receive a full suite of inclusions already bundled in the Como’s ready-to-buy design price.

“Many of the people who come through the display home are impressed with the house purely because of the inclusions we have decided to include as standard features,” says Ted.

“Just some of the package additions include a fully rendered home with a Colorbond roof, 9ft ceilings, floor coverings and tiling throughout the house, NBN connection, outfitted media room and seamless allowance for driveway construction.”

HE new G42 Business School Building at Griffith

University, delivered by Lend Lease, represents a major milestone in a journey of transformation and growth for Griffith University and the Gold Coast.

Designed by Wilson Architects, the building combines simple and functional materials in a bid to create an engaging learning space for students.

Seven storeys high, the state-of-the-art facility houses 200 staff and research students, and provides leading-edge facilities for business education, research and industry collaboration.

It is the main hub for the 4500 Griffith University business students on the Gold Coast, and allows for future growth expectations.

Lend Lease was engaged as managing contractor in April 2012 to start the design phase of the project, with work commencing on site in January 2013.

The project was completed in two phases, with the first phase including a simulated trading room, offices for academics and support staff, lecture theatres and seminar rooms. The second phase including the construction of a new

carpark and fit-out of the cafe and seminar rooms.

The second section was completed eight weeks after the first section was completed, wrapping up ahead of schedule in June 2014.

The facade of the G42 Building is a combination of Hunter Douglas aluminium panelling, Vitrapanel and Fielders Shadowline, as well as IGU glazing. Lend Lease says a good degree of coordination was required to ensure compatibility of these elements.

A notable construction accomplishment that set the project up for early completion was the speed of the structure erection, which was completed in a six-month period, despite inclement weather.

While considerable lead times were required for the delivery of the facade materials, the end result was an economically sound, well detailed, functional structure.

The Griffith University Business School G42 Building is a great example of what Lend Lease can deliver for clients in Queensland, and the construction business says it is proud to have delivered it for the Gold Coast community.

This project saw Lend Lease take home the Project of the Year award.

‘bringing the outside in.’

The pool features a complete wrap-around of the outdoor entertainment area in addition to two clear glass portals which look through to the home’s inner staircase, perfectly fitting in place with the highly modern home and its remarkable surrounding environment.

Working closely with Paul Clout design and Allwood Contractors to ensure a seamless flow between interior and exterior, the pool was constructed against the home’s basement wall and beneath the ground floor slab.

The pool features an infinity edge adjacent to the interior dining room, with several water features including a number of large pots, stone plinths and a breezeway blended into the design.

Nothing but the best in cleaning, heating and chemical regulation technology was used in construction, producing an end result that has been tailored to fit all of the clients’ needs.

ONDEV has capped off an incredibly successful year with the multi-industry

construction specialists taking out prizes in four separate award categories across a series of standout projects in the Gold Coast region.

Having clinched the competition in both commercial and residential construction projects, Condev’s first accolade comes with the completion of high-scale remodelling and construction work on the St Hilda’s School Reeves Building and surrounding areas.

Projects administrator Nick Ensor says the build required no small amount of savvy when attempting to blend the existing structure with new upgrades, including tennis centre facility, hospitality classrooms, car park and major roundabout turning circle.

“It was extremely important on this project that all workers maintained the mindset to adjust elements of the design ‘on-the-run,’ to make the new design work and look correct,” says Nick.

“Within the scope of works to these buildings there was a vast range

C of different and new types of building materials that all had to be integrated both internally and externally.”

Overcoming these challenges, the company proudly finished the first of its acclaimed projects in education this year, with the second school-based winning project now open for enjoyment by a slightly younger crowd.

The St Andrews Early Learning Centre is a complex of three large pre-prep rooms accessed via a shared hallway and surrounded by an outdoor recess and learning area, complete with veggie garden, sandpit and all the

playground comforts a child could want for, according to project administrator James Saltwell.

“It’s an absolute certainty the building will remain aesthetically appealing and functional for many years; it’s architecturally modern design will ensure this,” says James

Clever planning around the undercroft area has also paved the way for future expansion of the building, making it easier for St Andrews to grow the cohort.

In addition to proving its prowess in the education sector, Condev also continues to make a name for itself as a high-end residential homebuilder.

A sensational home at Tallai has taken out the award for best Individual Home valued at $501,000 - $600,000, speaking to the company’s talent outside of the large-scale commercial, industrial and multi-residential arenas.

The residence is an environmentally conscious dream home, featuring custom-built external balustrading, timber flooring and customised joinery for each room to complement its natural surroundings in a modern integrated fashion.

Projects administrator Ben Musgrove is incredibly proud of the final result on this home, with a feature atrium crowning the home above and a highly innovative artificially turfed undercroft area below.

“This unique luxury residence is a perfect example of how the correct blend of design and construction can create a perfect house for living,” says Ben.

“The client has expressed that every day there are new experiences with the residence that are appreciated through correct orientation, clever design and relationship to the surroundings.”

While the Tallai residence may be located in the ‘rural jungle’, Condev’s second award-winning residential project, the Edgewater Apartments, is at the heart of a vibrant city space at Varsity Lakes.

The medium-rise three storey apartment series was overseen by projects administrator Andy Baxter, who says the final product has been masterfully built with the intention of capturing a burgeoning market.

“The development has been designed to provide a very attractive price in the marketplace,” says Andy.

“All fittings and fixtures have also been thoughtfully selected to enable a competitive construction price to be achieved.”

Condev has won these awards from a total of nine entries which also include the Crestway project at Robina, Nerang’s new Hinterland Toyota and a stunning individual home on the Isle of Capri.

WO exceptional home overhauls have become centrepieces for Hennessy

Building Projects’ portfolio for 2015, further cementing the company’s reputation as high-end renovation specialists.

The first is a project which focused on breathing new life into a picturesque waterfront property at Sorrento, by way of complete redesign and renovation.

Company director Aaron Hennessy says the house was gutted, with ceilings propped and structural steel installed before removing the internal walls, opening the house up to stunning views and creating a first-class outdoor living arrangement right beside the Nerang River.

“One of the main features of the house is the large roof over the entertaining deck,” says Aaron.

“This is constructed out of structural steel, recycled hardwood and lined with V-joint lining above the rafters. The same detail was also duplicated on the side gazebo entertaining area.”

Combining new bathrooms, kitchen, interior and exterior living areas, quality finishes and a completely stripped, reconstructed and re-lined pool, this home is an example of waterfront living at its finest.

If one superb job wasn’t enough, Hennessy Building Projects’

Tsecond entry this year was the transformation of an ageing estate into a beautiful beachfront luxury home overlooking the ocean at Surfers Paradise.

While the project turned out flawlessly, the build was not without its complications.

“The two major challenges were the demolition and the new structural steel work,” says Aaron.

“With the existing slabs being suspended, large amounts of propping were required to make sure the first floor, and any neighbouring properties, were not affected by the solid load-bearing internal walls being removed.”

Despite these challenges, the Melbourne-based clients were extremely satisfied with the standard achieved by the entire Hennessy Building Projects team.

“Our clients are so pleased with the work that has been carried out, they have welcomed us to use their project to show other potential clients,” says Aaron.

Included among the property’s many impressive finishes were renovations to all bathrooms, a new front entry way, the addition of frameless glass internal sliding doors and a full polish back on the existing Creme Marfel marble floors.

own handiwork every day at the office after undertaking the complete design and construction of their new headquarters at Helensvale.

In prime position on Siganto Drive, Alder Place was meticulously hand-crafted by project manager Darren Chick, site manager Dave Cooney, contract administrator Rob Odgers and architect Shane Denman via the vision of Greg Alder.

Darren Chick is proud of the fact his team has created a flagship base to stand as the company’s first point of reference, by introducing new clients firsthand to the high quality of the Alder team’s work.

“The Alder Place building has already helped us secure several projects as our clients were able to see what can be expected of a project constructed by Alder,” says Darren.

“It is a fantastic showpiece for the team that was involved with the design and construction, one that the entire company are all exceptionally proud of when they go to work every day.”

TThe building itself exhibits an impressive crisp and clean external facade which is visible from the southbound M1 Motorway, complementing a finely finished interior of tessellated designs, feature joinery walls and natural rock,

and hardwood timber flooring.

Completed in June 2014, the project was an 11-month task which was undertaken to meet Alder Constructions’ growing needs brought on by rapid expansion.

The One Sector project cut through the Gold Coast industrial market at just the right time, when new industrial developments were at a lull and ahead of an upturn forecast by the real estate industry.

Project manager Nick Ray says One Sector won the 8116sqm job through both design and pricing.

“The client wanted to hold onto the building and the whole idea was to future-proof it,” says Nick.

Due to the scope of the project, Nick says the process was quite drawn out to ensure it delivered on the client’s wishes.

“It wouldn’t be possible to find a block of land this size in somewhere like Southport, and regardless, the challenge to get it approved and split into tenancy would be enormous.

VERLOOKING the heartland of the Gold Coast, RISE is aptly named.

Rawcorp rose to the opportunity to build a residential tower aligned with the Queensland Government’s plan for Southport as the city gears up for the 2018 Commonwealth Games.

Located at 43 Lenneberg Street, RISE provides within-reach, high-quality housing linked to an improving infrastructure system in a Priority Development Area (PDA).

The eight-storey building was the first to be approved by the Gold Coast City Council under the PDA plan, piquing interest from Mayor Tom Tate, and as such holds a premier vantage point over the Gold Coast metropolis.

Rawcorp director David Walton says the aim was to deliver affordable, quality housing with a convenient factor, but the space ended up exceeding expectations.

to utilise current and future infrastructure of Southport’s development like the GoldLinQ to allow convenience to a larger demographic,” says David.

“We were more than impressed with the outcome and only recognised the real beauty of features such as the communal rooftop area upon completion. It offers panoramic views stretching from the Broadwater, across the Surfers Paradise skyline, and right back to the Hinterland.”

“The apartments are at the lower end of the spectrum in terms of pricing, but it was paramount that we didn’t undermine quality,” he says.

“We wanted value for money so costs wouldn’t be passed on to the purchaser, which we thought could be best achieved by reducing ongoing maintenance issues found in so many projects.

“For that reason, RISE features quality European appliances and achieves a high energy rating, further saving tenants money after settlement.”

OR the last 20 years, Scott Doohan has been building award-winning homes across Queensland, and although it

is difficult to choose a favourite, the builder says his most recent project, The White House, is up there with the best.

With sweeping ocean views, three large kitchens and an exclusive walk-in fridge, this Doohan Developments project truly is the epitome of luxury beach living on the Gold Coast.

Located at Palm Beach, the extravagant beach shack will be used as a holiday home and features eight large bedrooms, six bathrooms, a six-car garage and a separate granny-flat.

Among the features that deliver a luxury finish are three-metre ceilings, a breathtaking staircase in an American oak, and a polished concrete wrap-around balcony with enviable ocean views.

Doohan Developments’ work on The White House saw it take out the award for Individual Home $1.26 million - $2 million as well as the 2015 Ron McMaster Award for Excellence in Craftsmanship.

HE young guns of PJH Constructions have won respect from industry old hands for their ability to

appropriate vastly different eras into modern settings.

Company owner Paul Harms didn’t subscribe to design traditions when building his dream family home at Falcon Court, Burleigh Waters – and it appears to have paid off.

Paul took his time to craft a liveable show home which shows the breadth and depth of what PJH Constructions can achieve.

He describes Falcon Court as a beach, industrial-style house, but notes the fluidity of this description.

“Our point of difference is we don’t stick to tradition and never just stick to one thing,” says Paul.

“A couple of interior designers have been through to take photos of the finished product because it is so unique.

“My wife and I think it’s boring to see the same thing in every room, so we have made sure Falcon stands out

with different finishes and features all throughout.”

Flooring is contrasted with factory-influenced polished concrete and solid timber beach house floors, while each bathroom adheres to a different convention, one with exposed concrete and another with pressed steel basins.

Falcon also draws on the ultra-modern, underscoring beds and kitchen benches with LED lighting to achieve a hover effect, and a concrete wall in the dining room that was poured by taking iron sheets off the roof simply for the purpose of a feature.

Eclectic feel

Paul says Falcon has already scored his company a number of jobs and offers, and while he is happy to replicate the product elsewhere, he won’t be parting with his home anytime soon.

“We have had about 40 people through our house and won 15 to 20 jobs out of it since September with people matching exactly what we have,” he says.

“We’re over the moon with the result – we had offers before it was even finished. We we’re going to sell but now we think it’s too nice to part with.”

Principal Rick Addinsall says the finished product is one of the ‘special ones’ that architecturally strikes a chord with visitors.

“Everyone asks how we did it. I’ve spoken to 60-year-old builders that say they’ve never taken on a challenge like that.”

“This was a very complicated building that is unusual to see on the Gold Coast,” says Alan.

“The joinery was very involved because it’s all solid timber and there was a lot of wrought iron and stone work to complete.”
