THE SITE

The site extends to approximately 750 acres.
It is previously developed and accommodates numerous buildings and areas of hardstanding associated with its former airport use
The condition of the existing buildings is generally poor with most having reached the end of their economic life
Whilst there will be some environmental, technical, and landscape issues to contend with, our early research suggests there are no insurmountable constraints
Excellent connections:
Adjacent to A299 dual-carriageway
Planned parkway station on the High-Speed line to London
Opportunities to provide new bus, cycle, and pedestrian links
Access to international markets via Channel ports (20 miles), Channel Tunnel (at Folkestone and Ashford) (35 miles)

DISCOVERY PARK
A 88 hectare site former European HQ for Pfizer which scaled down its operations in 2012.
Since acquiring the site in July 2012 we have:
Attracted 110 new occupiers
Attracted a mix of local expanding companies and inward investors from the USA, Australia and India
Let or sold 600,000 sq ft of space
Created or safeguarded 2,200 jobs
Attracted education institutions such as East Kent College, Canterbury CCU, University of Kent
Created a vibrant, high quality business and learning environment
A 280 hectare site - former manufacturing base for Samsung Electronics which closed in 2005.
Since acquiring the site we have:
Attracted over 65 new occupiers
Created 2,000 Jobs
Occupiers include Huntsman, ConocoPhillips and Cleveland Police
Planning consent for mixed use scheme including, employment, housing and leisure

We have undertaken considerable research into former airport sites across the UK and Europe that have been successfully developed and re-purposed to make new communities. Though our research continues, we are identifying current best practice and lessons that we can learn from them. Three examples are highlighted below:
