South Las Vegas is the largest office submarket in the metro, with nearly 20% of its total office inventory. McCarran International Airport, St. Rose Dominican Hospitals, and proximity to the I-215 are primary demand drivers here. Vacancies remain low helped along by positive demand, and limited new development.

The South Las Vegas office submarket is one of the most actively traded. Sales vol-ume in 2018 has been robust following up on a strong 2017 that posted the highest volume of the cycle to date. Year over year sales have nearly doubled over the pre-vious year to $359 million in the submarket.

CoStar is reporting an overall market vacancy rate for the Second Quarter 2018 to be 11.6% with the South Las Vegas submarket vacancy slightly lower than the overall market at 10.9%. Current market conditions show a 1.3% decrease in the submarket vacancy year over year. The average gross asking rents have increased 7.2% to $2.02 per square foot.

COMPLETION OF I-11 TRADE ROUTE

The Oakland Raiders received the NFL’s approval to move to Sin City for the 2020 NFL season. Las Vegas has proposed a new $1.9 billion stadium just to the west to the strip. The venue’s horse-shoe shape designed by Manica Architecture, would accommodate an audience of 65,000 spectators, 8,000 cars, tailgating ameni-ties and mixed-use commercial facilities. Along with the economic benefits of in season games, this venue would also allow Las Vegas to host the annual Su-per Bowl - which would bring hundreds of millions of dollars in tourism and revenue.

With the Completion of the I-11 Trade Route the increase amount of trucking and ware-housing space will only continue to explode in our small valley as we look forward to be-coming a major distribution hub for the entire southwest united states. The first of many of these expansion projects can be seen popping up near the US-95 on your way toward Utah where amazon along plans on building 3 more building of the same size and scale of there first facility joining many other companies in these large distribution yards under construction now.

The new stadium, expected to be called the Las Vegas Ballpark, will be the future home of the Las Vegas 51s. The Las Vegas 51s team is owned by the Hughes Corporation, and it is a member of the Pacific Coast League, as well as a Triple-A affiliate of the New York Mets. The Howard Hughes Corporation acquired full ownership interest earlier this year.

POPULATION

NEVADA POPULATION The earliest visitors to the Las Vegas were migrant Paleo-Indians, who travelled here 10,000 years prior, abandoning petroglyphs. Anasazi and Paiute tribes took after no less than 2,000 years back. Las Vegas was established as a city in the year 1905, when 110 acres of land area adjoining the Union Pacific Railroad tracks were unloaded in what might turn into the downtown territory. In the year 1911, Las Vegas was joined as a city.

The landlocked state of Nevada is situated toward the western edge of the United States. It covers a vast area of 110,567 square miles which makes it the seventh largest state in the country in terms of sheer land mass. According to the latest estimates from the Census Bureau, the population of Nevada is 2,890,845.

The current population for Nevada in 2018 is estimated at 3.06 million which is a sizeable increase from its 2.7 million population at the 2010 Census. Nevada currently has one of the strongest growth rates in the country, reflecting a 7.05% population between 2010 and 2015, which ranks 6th in the nation.
