A global hotelier with 40+ years’ experience Reto Wittwer is an undisputable and preeminent leader in luxury hospitality industry. Before founding Smart Hospitality Solutions, Reto Wittwer was President and Chief Executive Officer of the Kempinski hotel group, Europe’s oldest luxury hotel management company, between 1995 and 2014. Wittwer previously held the position of President and C.E.O. of Ciga S.p.A. and prior to that, he was President and CEO of Swissair Nestlé Swissôtel Ltd. Reto Wittwer is a Swiss national and a graduate of Ecolè Hoteliere de Lausanne.

He started his hotel career at the Palace Hotel in Madrid. The following six years he worked for Inter-Continental Hotels in Paris, Frankfurt, Geneva and Tehran. In 1976 he was appointed to Director of Food & Beverage of the Mandarin Singapore International. Two years later Wittwer moved to the Peninsula Group in Hong Kong as Resident Manager. In March 1979 Wittwer joined Hyatt International in the capacity of General Manager and worked in Canada, Mexico and Indonesia. In 1982 Wittwer returned to Paris as General Manager of the Le Méridien Montparnasse. During his five years with Swissôtel he was promoted to Senior VP Operations and then appointed President & CEO. In 1992, Wittwer joined CIGA S.p.A. as President & CEO.

He is also Chairman of the Advisory Board of World Tourism Forum Lucerne a highly focused strategic body that brings together selected leaders around the world to reflect on the big challenges facing the industry. Wittwer has received many honours for his contribution to the Industry, including the “Freedom of the City of Paris” and the title “Knight of Honour of France”.

Co-Founder, Vice Chairman Smart Hospitality Solutions Ulrich Eckhardt is a seasoned hotelier with a career that has extended over 50 years in the hospitality industry. During these years, he has been a true citizen of the world - active in five continents working and establishing many premium luxury brands worldwide. Before founding SHS, he was the President of Middle East, Africa and Indian Ocean with Kempinski Hotels having joined the company in 1995 as Senior Vice President Latin America & Caribbean. He spearheaded Kempinski group's impressive expansion in the Middle East and Africa, which allowed the group's portfolio to evolve from a “one hotel” presence when it opened its first hotel in Ajman in 1998 to a regional presence that spanned India, the Middle East, and Africa. Simultaneously he orchestrated successfully Kempinski’s re-entry into the Americas, starting off in the Caribbean including Cuba, Panama and some of the Leeward Islands of that region. A German national and a graduate of Heidelberg Hotel School, Ulrich Eckhardt speaks five languages. His hospitality career began in Germany and extended out through Europe when he joined Intercontinental Hotels during the 60’s. After nearly 10 years, in the early 70’s, he moved to join ITT Sheraton (today Starwood Hotels) in the Caribbean, South America and North America when he advanced to Senior Vice President and Director of Operations for Sheraton Hotels in Latin America. A highly successful stint ensued for over 23 years before he was actively head hunted by Kempinski group. Since his retirement from Kempinski in May 2015, he has been a Hospitality Advisor to companies like Solidere International and Meydan Group LLC.

The three unique, global brands that are operated by and define SHS are Blazon, Contempera and a wellness brand Softouch Hotels. Each hotel is unique, the goals individual and the service entirely hand crafted and authentic. This is why the SHS name is not central to any establishment the brand operates. Instead, it is the individualised identity of the hotel where the value created and retained - within the hotel and for the sole benefit of the owner. The two founders of SHS are both industry veterans with 100 years of experience between them. The changing landscape of hotel operating market, the standardised offering of the major hotel chains and the sheer rejection of traditional business models by the new age customers was transformatory learning for the founders. They seized the opportunity and met that challenge head on, by creating their own company SHS and their three brands Blazon, Contempera and Softouch bring back the idea of genuine hospitality. opportunities from three star, deluxe to trophy hotels to be managed under its three brands Blazon, Contempera and Softouch. The fund shall also propose to SHS projects viewed by the fund as potential investment opportunities. In that instance SHS’s responsibility will be to vet these opportunities and provide appropriate recommendation. As travellers change their vacationing patterns, they want more out of their experiences than some of the traditional big-brand hotel chains can offer. SHS brands seek out well-heeled and well-travelled consumers seeking authentic natural, cultural and historically-significant travel experiences which we provide through our three brands Blazon, Contempera and Softouch Hotels. Five star and trophy assets will be managed by Blazon, the mid-range assets will be managed under the Contempera brand and the spa and wellness resorts will be managed under Softouch brand. SHS has a unique proposition that is designed to fit the needs of the customer it is looking to attract. The brands of SHS are not cookie-cutter in terms of design or experience, and they display distinct characteristics of the target market. Differentiation of SHS comes from truly understanding its guest and ability to deliver services offering a distinctive taste of hospitality. SHS would organise the investments under four business lines: trophy hotel properties in gateway cities; mid-market hotel investments in high quality assets, a pool of dynamic spa and wellness centred resorts and interest in mixed use developments with retail, commercial or residential elements.

line of hotels which are to be located in gateway cities internationally. The locations chosen for the SHS portfolio of hotels are global, diversified and carry the potential to attract a highly varied market segment - from the traditional leisure or wellness traveller to business guests and events and conventions. The mature market investments will be in western Europe, North America and other selected world metropoles. By implication these are more expensive to acquire and/or build and generally trophy assets in such AAA cities change hands for anywhere between 1 million to 2 million Euros per key. At the same time, we believe that the greatest opportunities lie in emerging markets with the highest returns as long as currency, political and economic risks are carefully weighted. Smart Hospitality Solutions business formula is clearly a fool proof strategy, as evidenced by the growing popularity of boutique brands globally. We utilize a conservative capital structure and deliver attractive returns through development and operations. Innovative business models for development and management allow us to effectively and economically manage the smaller and highly site-specific properties sought out by our customers. This industry expertise, along with our focus on a specific asset class in targeted markets, increases our ability to deliver high-quality assets, efficient operations, and superior returns. SHS’s ability to track such trends, combined with its management capability, we believe can help the funds achieve continual value and strong risk-adjusted returns.

Build a Profitable Portfolio using Value Discipline and Market Timing This strategy creates a trade-off between value appreciation versus income, and risk management – which makes the asset attractive in the medium to long term. Due to the recent rise in construction costs, maintaining a hotel’s physical condition at the levels required by major hotel brands often requires significant capital investment. This is particularly true for hotels in urban markets and in the upper upscale segment of the hotel industry. We believe cash flow after debt service at many hotel properties is insufficient to fund necessary capital expenditures and their owners may face capital investment demands that could require additional equity investments. We believe some hotel owners will be unable or unwilling to make the required equity investments and may choose or be compelled to sell their hotels at good value to us. The strategy will also acquire competitive and high quality hotels through our right of first look from SHS pipeline of properties. In other words, if SHS is offered management of a hotel the fund/s will be offered the right of first look by SHS before anyone else. By effectively utilizing the attractive acquisition opportunities from our right of first look SHS sourced and third Party properties, we will seek to continue growing and strengthening the stability and profitability of our portfolio.

We also do expect to engage in partial redevelopment and repositioning of some of the properties, as we seek to maximize the financial performance of the hotels that we acquire. In addition, we may acquire properties that require significant capital improvement, renovation or refurbishment. Over the long-term, we may acquire hotel and resort properties that we believe would benefit from significant redevelopment or expansion, including, for example, adding rooms, meeting facilities or other amenities. We believe the average ADR growth of these properties will be the primary growth driver over time. Owners and investors using this hotel investment strategy should always benchmark their ‘perceived’ operational efficiency against other options. Investors seeking stable long term cash dividends like this approach. It relies on cash flow increases to create returns and less on capital appreciation. Hence, cash on cash returns can be excellent.

hotel investmentsWhy Hotel Investments The most straightforward argument in favour of investing in a hotel is a perceived supply gap

for a certain type of hotel category in a market. The second reason is ROI - So the total financial return a real estate asset can achieve (holding period return) is a function of the cash flows generated by its operations and the value appreciation of the underlying real estate asset. For budget hotel the value of operations drives 85% of the holding period return whilst for luxury hotels it is 70/30 between real estate appreciation and operations. This is understandable as a budget hotel is mostly about running a tight ship whilst a luxury hotel tends to be situated in prime locations with very high barriers to entry and by definition tend to derive more value from property appreciation.

Budgets are compiled based on client requirements with recommendations given by Global Hotel Trading based on data compiled from past experience and knowledge of the latest products in the marketplace.The feasibility of the budget is assessed against the design proposals and quantification of all FF&E elements is undertaken to encompass varying room configurations and standards.A cash flow forecast is produced based on available information and status is reported on a regular basis to the client.Throughout the project, financial aspects of the project are closely monitored to ensure that expenditure is contained within budgetary limits. If required, a full accounts payable process can be undertaken for the client. This includes checking invoices against orders and delivery notes and preparing for payment by the client or a client funded account.The accounting personnel are in constant contact with the Project Director to ensure that settlement is made only upon full compliance with the order. Reports are customised according to the client needs and are provided on a regular basis throughout the project life.
