It’s that time of year again, the time for a double hand grip on your cup of piping hot chocolate! The time for dark early morning drives and dark evening drives home. The time when we plow through the snow to get to the mall to battle the Holiday shoppers for the latest and greatest toy your little one has ever laid eyes upon. These are the times that we sometimes dread, but at the same time can bring back the warmest memories!

It’s been quite a year that’s for sure. It seems as though we go from one huge catastrophe to the next these days. It can be daunting and deflating and make it so easy for many of us to say “What can I do?” and perhaps throw in the towel. So it begs the question, what can you do? Regardless of how experienced you are with home buying and home owning, there are always things that are missed when going through the house hunting and home buying process.We reached out to our RE/MAX Influencers – a panel consisting of RE/MAX sales associates throughout Canada – to find out some of the top things that you should do and look for when viewing a home or an open house.

1. SLOW DOWN & TAKE YOUR TIMEBuying a house is your biggest investment, so why wouldn’t you want to slow down and take your time when viewing a property? Our Influencers noted that often times, people miss details such as whether or not the garage is big enough, how much sun exposure the house gets during the daytime and what sorts of repair and maintenance is going to be required to maintain and upkeep the property (such as the size of the yard and the condition of the roof). Another important point to keep in mind is to check both the inside and the outside of the home.

2. UPGRADES & WANTS VS. NEEDSUpgrades are a huge factor to keep in mind when shopping for your dream home. It is a lot easier (and cheaper!) to re-paint the walls or replace cabinet hardware in the kitchen and bathroom than it is to re-work the floor plan of the house.“Are the rooms big enough (with storage) to fit your belongings in? Will the property require any renovations or repairs to get it to the standard you want? Does it have everything you want, as well as what you need?” says Justin Havre & Associates, RE/MAX First, Calgary, AB.Cosmetic upgrades can be easily done and are relatively low in cost, while major upgrades such as renovations or re-designing the floor plan can very quickly add up in cost.

3. GO BACK AND TAKE A SECOND LOOKOne of the most important things to remember is that it’s a good idea to go back and take a second look at a property you viewed and liked. There is a lot to take in when viewing a home, so revisiting the property and having another look around is always a good idea. It not only lets you get a second feel for the space, you might also notice something that you didn’t see before.

The impact of climate change affects us all. Not only are the Earth’s temperatures rising, we are seeing more natural

disasters as a result of the phenomenon and natural habitats are declining at an alarming rate. The good news is, there are small steps you can take for a more energy efficient home, that go beyond recycling and composting. Consider the following tips for going green:1. Install a smart thermostat: Heating and cooling your home takes an immense amount of energy, and the costs can add up if not managed properly. With smart thermostats, you can program your HVAC system to work around your schedule, so that it’s only working when you’re home. Not only that, most smart thermostats can be controlled remotely, so you never have to wonder, “Did I turn off the heat?”2. Switch to LEDs: While incandescent lighting has gone through several changes since their invention, most of the power used by bulbs produced today is converted into heat. Not only does that mean more power consumption, it means more unwanted heat in the home. Luckily, LEDs (light-emitting diodes) have become more readily available recently and significantly reduce energy use compared to traditional incandescent bulbs (and last much longer).3. Use efficient bathroom fixtures: Water consumption is another aspect of greenifying your home. High-flow showerheads can waste a lot of water while bathing, so consider investing

It’s that time of year again, the time for a double hand grip on your cup of piping hot chocolate! The time for dark early morning drives and dark evening drives home. It can be daunting and deflating and make it so easy for many of us to say “What can I do?” and perhaps throw in the towel. So it begs the question, what can you do? Perhaps we can start by focusing on the bright spots more often

And so I wish that everyone remembers all the good things in life and that you spread those feelings to your family and friends. Help a neighbour shovel their driveway, hold a door on a blustery snowy day, wear a smile on your face and spread the joy during this Christmas time and all year round, because that’s what makes this place one of the best places in the world!
