Agevolazioni fiscali per gli

investitori esteri

• il Governo Spagnolo ha approvato nel 2012 numerose riforme fatte ad

• arte per gli investitori stranieri: “Venite, investite e in cambio vi

forniremo

• ottime condizioni”.

• - Iva ridotta al 10% per l'acquisto di case nuove.

• - Riduzione del 50% sulle eventuali plusvalenze generate.

• - Privilegi fiscali per le società di investimento immobiliare.

• - Affitti flessibili.

• Per rassicurare i locatori, è stata modificata la legge sull'affitto, al fine di

• rendere il settore più flessibile. Dopo solo dieci giorni di inadempienze

• potrà scattare lo sfratto esecutivo, anche senza la decisione del giudice.

Spese di acquisto

• Le spese di acquisto ammontano circa all’9-10% del prezzo di acquisto

• ufficiale (Scrittura-atto notarile).

• Per le costruzioni esistenti (già vendute una volta) si deve versare il 8% di

• “imposta sul trasferimento della proprietà” (Conosciuto come ITP: Impuesto

• de Transmisiones Patrimoniales), se il prezzo del bene acquistato e superiore

• a € 400.000, pagherebbe 9% dell'importo eccedente tale cifra economica.

• Per le nuove costruzioni si paga il 4% di IVA (Impuesto sobre el Valor

• Añadido, ovvero “IVA”) fino al 31 di dicembre 2012, a seguito questa data

• sarà pagato il 10% IVA, e sempre più lo 0,5% di imposte aggiuntive.

• Si devono inoltre calcolare le spese notarili e di registro, che ammontano

• complessivamente all’1,5% circa.

• L’ITP viene addebitata nelle seconde e successive vendite della proprietà, ed

• è pari al 8% (fino 400.000 euro) - 9%( valore sopra 400.000 euro) del prezzo

• di acquisto ufficiale.

• L’IVA viene addebitata quando si acquista un bene immobile da un’impresa,

• azienda o da un’altra persona che si occupa professionalmente del

• commercio di beni immobili, e questa vendita e la prima che si fa su questo

• immobile. La percentuale (il 10% per gli immobili residenziali o il 21% per gli

• immobili commerciali)
