Creating a drought-tolerant garden can save you time and money. But practical matters aside, it can look beautiful, too.

A drought-tolerant or drought-resistant plant can survive with very little, if any artificial watering or irrigation once it’s established, explains the Capital Regional District.

Native plants, for example,

planted in the right location for their needs, flourish in our ecosystem, characterized by dry summers and wet win-ters.

Garry oak meadow eco-systems, including the trees, flowers and grasses that natu-rally live in them, are adapted to survive in our dry sum-mers. They actually do most of their growing in winter:

Save time, money with a drought-tolerant garden oaks increase their roots and bulbs send up the following year’s shoots, the CRD notes. In summer, they go dormant and so can survive on little water dur-ing the warmest months.

Want to create a drought-tolerant garden? The secret to successful gardening – includ-ing drought-tolerant garden-ing – is putting the right plant in the right place.

When buying plants, it’s important to consider the sun exposure and soil conditions of your garden. Partial shade means at least a few hours of direct sunlight every day.

Native plants, such as Ore-gon grape, snowberry, native grasses and flowers, thrive once established in local gar-dens, helping to strengthen our native ecosystems.

This supports good water con-servation habits, protects park ecology and cares for water-sheds. Native plants also cre-ate corridors of habitat and food sources for ben-

eficial insects and wildlife. For those wanting to learn

more about gardening with drought-resistent native plants, the CRD hosts free workshops several times each year at Swan Lake Nature Sanctuary.

Sunny skies and warmer weather often inspire home-owners to start thinking about home renovations.

The good news is that now is the time to start planning, says Blaise McDonald, Opera-tions Manager for Victoria’s MAC Renovations.

“The early spring is the best time to begin planning your next major renovation project. While Victoria’s mild weather allows for a year-round building season, the best time to avoid the rains on a major project is in the summer months. Ensure that you have enough time to get through the design and per-mitting phase in order to meet your timelines.”

But where do you put your time and resources?

McDonald offers a few points to consider.

1. How was your heating bill and comfort level this year?

How efficient is your home? “Consider hiring an energy advisor along with a profes-sional renovator to assess your home,” McDonald sug-gests. By doing a “blower door test” and using spe-cial software they can come and assess your home and identify the most effective energy upgrades. “Often the best bang for your buck will be insulation and draft seal-ing, but depending on the upgrade there may also be some kind of rebate program to help ease the cost.”

2. Have you checked for hazards?

Hazardous materials like asbestos or lead abatement can often add significant cost

contractor is hiring a quali-fied third party to test for any material that may be disturbed, so that you can be fully aware of the costs before going into a project,” McDonald advises, noting that WorkSafe BC requires that an owner provide a safe working environment for any-one they hire to work on their property. “Failure to do so can open yourself up to serious liability.”

3. How did your exterior

fare this year?Spring is always a good

time to assess the exterior of your building, McDonald says. A home’s roof, cladding and drainage all work together as a system to protect it from water ingress, which can be extremely destructive.

“Take the time or get a pro-fessional to look at how your home handles Mother Nature. From the roof and flashings, to gutters and drainage, as a house ages its systems dete-

riorate. Any breakdown in this system can allow water ingress and with it, water damage, mold and mildew. What may be a simple fix, or one-time upgrade can save you thousands down the road, extend the lifespan of your home and add signifi-cant value,” he notes.

4. What is the best value?While these other upgrades

offer great longevity to your home, studies like Profes-sional Remodelers “Cost vs Value 2016 report” show that the best return on investment is from kitchen and bathroom renovations.

“A beautiful kitchen or bathroom upgrade can add value to your home by mak-ing it more appealing and functional to buyers,” McDon-ald says. “At the same time, a poorly done renovation can have the opposite effect. To protect your investment enlist the help of a professional design build contractor to help you through the design and construction phase.”

Electrical systems and equip-ment that are not well-maintained can become fire hazards.

In day-to-day electrical use in your home or business, Oak Bay Fire Department’s fire preven-tion division advises immediately replacing any electrical cords that are cracked or frayed or that get hot during use.

Disconnect any electrical device if you feel a tingle when you touch it, if it emits a burning smell, or if

it blows a fuse. Additionally, it’s essential to not overload electrical outlets or extension cords.

Be sure all your electrical appli-ances are ULC labelled and if appli-ances aren’t working correctly, have them repaired by a qualified professional.

If a fuse blows or a circuit breaker trips in your home, try to find out why, advises Oak Bay Fire. Ensure the new fuse is the right size and amperage. Fuses and circuit break-

ers protect you; don’t tamper with them.

If you have small children, insert plastic child protector covers into electrical outlets.

To prevent shocks, ensure your hands are dry and do not stand in or near water when using appliances such as hair dryers. Unplug them after use. If the inside of an appli-ance gets wet, have it serviced before using it again.

On the design front, many clients living in this age of Pinterest and online magazines have a clear of idea of the look that they want to achieve in their custom home or renovation but they still choose to hire a designer to help with the practicality of making their ideas come to life, Bowness says.

Additionally, visit your mortgage broker and check out the programs available specifically for new construction. Contrac-tors can help you through this process and prepare the neces-sary paperwork, Bowness says.

“It’s important to remember that choosing a general contrac-tor very early in the process of renovations or a custom build is very beneficial to the homeowner. They’ll be able to help you put together the right team of professionals that will work with you to bring your ideas to reality.”

Is a new roof on your home to-do lis this year? The Roofing Contractors Association of B.C. suggests asking the following questions of your potential roofing contractors:• How long have you been in business?• Where is your office located?• Are your staff trained and Red Seal ticketed?• Can you provide a “letter of clearance” from WorkSafeBC

While spring’s warmer weather and rains bring green grass and flowers, they can also be damaging to a home. The Insurance Bureau of Can-

ada offers the top 10 tips for reducing the risk of water damage.

1. Keep all floor drains clear of obstructions.

2. Clean and adjust eaves-troughs and downspouts so water is directed away from your home. If there are storm drains in front of your home, clear them of winter debris.

3. If you’re planning to be away from home for an extended period, arrange for someone to check your property in case of severe weather – and notify your insurer.

4. Ensure there’s proper grad-ing around your home so surface water flows away

from the foundation.5. If needed, install a sump

pump or make sure yours is working properly.

6. Install backflow valves or plugs in drains and other sewer connections.

7. Ensure furnace, hot water heater and electrical panels are elevated.

8. Store important documents and irreplaceable personal objects where they can’t be damaged by water.

9. Do not finish areas, such as the basement, that may be prone to flooding.

10. If you have a finished base-ment susceptible to flood-ing, don’t keep any expen-sive items there.
