Area Murrayfield is an affluent area established as one of the most sought after suburbs of Edinburgh. Situated just over a mile west of the city centre, it offers convenient access both into town and towards Edinburgh Airport. Housing in the area is mainly medium to large in size, with Easter Belmont Road often regarded as ‘millionaire’s row’ due to its size and well-known occupants.

Sport and leisure facilities are substantial here with Murrayfield Stadium home to the Scottish Rugby Union and the Edinburgh Rugby team. The stadium is also known for hosting some of the world’s most iconic artists over the years including The Rolling Stones, Madonna and The Proclaimers. Within close proximity there is also a large indoor ice rink (home to Edinburgh Capitals hockey team), a private tennis club, and the renowned Murrayfield golf club. Within walking distance of Murrayfield is the RZSS Edinburgh Zoo, home to the only Giant Pandas in the UK.

There is a good selection of independent cafes, bars and restaurants to enjoy, including The Murrayfield Hotel a popular spot for Sunday lunch. You can also buy original artworks and limited edition prints at the local art gallery. If you are looking to go further out of the area, Dalry hosts some interesting restaurants including Locanda de Gusti owned by award winning Italian chef Rosario Sartore. With so much on offer, it is easy to see why Murrayfield is such a popular place to live, and why the local housing market is well received.

Market CommentWith a brisk start to the year the local Edinburgh market has been hit by one ongoing problem, a lack of stock at all levels. On the back of this shortage of supply, properties in good locations and in particular traditional stone built properties have been selling well and often very swiftly. Closing dates have also become common place again amongst properties below £500k in value where the buyer numbers are greatest. The top end of the market continues to be active despite the lack of stock at that end of the market and the prohibitive higher taxes. Buyers at this end of the market are tending to move at speed if they find something they like regardless of whether it is advertised on the open market or off the market.

Recently we have also seen an understandable level of haste amongst those buying larger second homes in the capital to beat the new additional levy on top of the LBTT of 3%, which also is applicable to those purchasing buy-to-let investments.

Statistically, Murrayfield has appreciated well in the last twelve months with properties between £500,000 and £1,000,000 increasing in sales prices achieved by circa 4.4%, whilst those houses below £500,000 have shown an increase of 5.5%, and entry levels properties have increased by as much as 10.7%.The spring will be a very interesting time for the market as buyers wait for more choice and with much afoot on the political horizon I suggest the lack of stock will remain a challenge for buyers and agents alike for the foreseeable future.
