CUSTOM HOME PROGESS
LARA HANDOVER We have had a very busy couple weeks, but we wouldn't have it any other way! With the
Completion and Handover of 2 projects we are excited to finish more.
Our second home to be handed over this season is the Rokewood 341 (Modified,) this
large family home boasts 49.90sqs packed with quality fixtures and high levels of finishing
through out. Some features to this home include double glazing to all windows, Provincial
Style joinery to Kitchen, Extended 9.95m Alfresco, Timber Flooring throughout main areas
and a Joinery shaving unit to Ensuite to name a few. One of the hidden gems of this home
is the Butler’s Pantry, which has a glass splashback and 2 open fixed shelves, this makes
the pantry feel light and open, a nice feature we don’t see often in pantries, for extra stor-
age we have included a full open shelving unit on the adjacent wall.

GOING OFF GRID
This time we are going off the grid! This exciting
project came up very quickly with preliminary
plans ready to go this project was full speed ahead
into the planning stages. This home features an
outstanding Energy Rating of 7.7 Stars, compared
to the Australian standard of 6 stars. This will dras-
tically reduce heating and cooling costs. This
home also contains a Septic Tank, Solar Panels and
a Rainwater Tank. Being the first ‘off grid’ home
we have constructed we are very egger to add this
to the long list of options we can provide to our
clients.
Located in Wallington the home features a coastal
facade with attractive interior features including
brickwork feature walls, wood burning stove and
bay windows.

Model of Rear Extension
Bannockburn Custom Acreage
This project has just flown by. This custom acreage is loosely
based on the Vista 32 Display Home. With ample storage and
beautiful finishes throughout. This home just going through
some final touches before handover. We are very pleased with
the turnover of this project, which is a testament to our hard
working trades who work hard to get the job done. This home is
a down size for our clients but still has 3 Bedrooms, 2 Bath-
rooms, W.I.L and Living and Family Rooms.
Lara Hampton 29 (Modified)
We are very excited to start our first Hampton. Slab down,
Frame up, Roof on and Bricks laid, we are excited to see how
the façade will come up in the following months. This home
has weatherboards and rendered window sills as a feature for
the façade. The design has been drastically modified to suit the
lifestyle of our clients. This home’s features include internal
fretwork and pendant lighting to the majority of the home, this
home feels grand from the moment you step through the en-
trance, the 3 metre high ceilings throughout are a stunning
glimpse of what the rest of the home will have to offer.
Lethbridge Custom Home
Off to Lethbridge, this is our first project in Lethbridge and
it’s sitting on a stunning 80 acres. This couple only signed
Pre Construction Agreements in March but have been able
to progress quickly by having a solid idea of their home,
with a sketch plan drawn up and planning permits ap-
proved, title finalised, and colour consultation finished in
record timing. The key to getting your project out of the
ground sooner is to have a plan and stick to it, these clients
have done just that, stuck to their guns and here we are a
few months later with site start right around the corner.
This home has we are calling a ‘G’ Shaped Floorplan. It is
actually the largest home we have taken to date, being
66.41 sq’s. We are very excited to see this project come out
of the ground. This home will have a classic homestead feel
with room for the whole family and a grand courtyard in the
centre for Entertaining.

SLOPING BLOCK INFORMATION
Lately, we’re seeing a growing number of couples who have chosen a sloping block on which to build their new home.
Some purchasers are eager to capture amazing views by building on a sloping block. Other buyers are drawn to the
comparatively cheaper prices of sloping blocks in some estates. Either way, the fact remains, building on a sloping block
will add some challenges and construction costs to the total project.
Little Constructions advice from the outset is to develop a clever design that “works with the slope of the site.” This
approach will help minimise costs for excavation and extensive removal of soil. It’s important to be aware that generally
speaking, the greater the fall on the block, the more complexity in the design and building, so potentially, the greater
the construction costs.
Before actual construction can even commence, numerous pre-construction factors will potentially impact the final cost
of the home:
Excavation- additional costs will be anticipated
Engineering – implications will be driven by the severity of the slope and the house design
Retaining walls – required to support the building and protect the site from erosion
Access – logistic and cost implications during and after construction
Drainage – additional contingencies are essential to protect the home and site from flooding
We recommend researching the actual amount of fall, and possible construction cost implications BEFORE purchasing a
sloping block if possible. It’s is also prudent to have an additional budget contingency for groundworks/ excavation, just
in case. Unfortunately, it’s impossible to predict exactly what will be uncovered once digging commences, for example,
we know from experience that across the Golden Plains Shire and Highton Ridge estate “floating rock” is a common oc-
currence, and removing it can be costly if it’s found under your intended building site.
Little Constructions offer guidance and expertise in building on sloping sites to maximise the potential of the site and min-
imise excavation costs.
We’ve been working with a number of clients to de-
velop the most cost efficient design and construction
approach and deliver a home that is stunning, func-
tional and best capitalises on the sloping site they
have chosen.
For some projects, a single-storey plan can be modi-
fied into a split-level design to suit a sloping site. For
more significant fall, a two storey layout may be a
better option. Alternatively, Little Constructions can
create a custom designed plan for significantly slop-
ing blocks, to best optimise the characteristics of the
site, in terms of outlook, view, prevailing winds and
solar orientation to create a stunning designer home.

DISPLAY HOME SOLD We’re delighted to announce our Belle Vista Display Home
in Bannockburn has now been sold.
This display will remain open until mid 2017, so visitors
are still welcome. We are so pleased that our stunning

NEW DESIGN - BEL AIR
PRODUCT REVIEW For our Belle Vista Display Home we were looking for a Gas log fireplace that
would provide warmth and a calming, relaxing ambiance. That’s when we found
the Jetmaster 550RTRSIthis Gas Log fireplace. This is one of the more popular
items from Heat & Glo, it features an impressive 78% efficiency rating. It comes
with either Pebbles or a realistic campfire log set (ceramic) which is what we
chose for the Belle Vista. This fireplace draws 100% of its air from outside, this
way it does not rely on the oxygen from within the room. It also features a
“IntelliFire’ battery back up electronic ignition system, this eliminates the need
to have a continuously burning pilot light, with the battery back up, your fire will
even run during a power outage.
