• Superior Rent Growth: The Camden St. Louis Portfolio has witnessed very strong rental growth over the past year with effective rental income collections growing 5.40% YTD February 2012 compared to the same period in 2011. Moreover, after coming off of the recent winter months, historically a lower rent growth period in the region, effective rents for the portfolio have increased a remarkable 6.67%, a precursor of what is expected to be an excellent spring leasing season at each of the communities.

• Outstanding Cash-On-Cash Returns: Excellent strong collections, upward trending rent growth and favorable financing terms available will afford an investor outstanding cash-on-cash returns.

• Strong Historical Occupancy: The portfolio has consistently demonstrated strong occupancies (averaging approximately 95%) over the past three years including very solid performances during the economic recession.

• Institutionally Owned and Managed: The communities have been institutionally owned and managed to the highest standards. The superb historical performance of the Portfolio is reflective of the uncompromising commitment by ownership and management.

• Superb Submarket Locations: The portfolio includes outstanding community locations including the extremely affluent Creve Coeur (St. Louis). All communities are located near major employment centers and are positioned on or near major thoroughfares and highway systems allowing residents easy access to employment and shopping/entertainment venues.

Hospital revenues in St. Louis grew by more than 13% in 2010 compared with the national average of 4%. This bodes well for all of the subject properties with Missouri Baptist Medical Center proximate to the Creve Coeur communities and Barnes-Jewish St. Peters near the Lake St. Louis property.
