PHASE 1: DISCOVER

:: DISCOVER ::

The DISCOVER Phase is all about

getting to know you, getting familiar

with your project, creating a site plan of

your property and putting some ideas

on paper for you to review

:: DISCOVER ::

Steps Common in The DISCOVER

Phase

Pre-Design Questionnaire

Site-Meeting / Initial Consultation

Proposal

Acceptance of Proposal

Site Analysis, Site Survey, Site Measurements

Creation of Digital CAD Site Plan

Schematic / Conceptual Design Phase

:: STEP 1 ::

Complete Our Pre-Design

Questionnaire

Our pre-designed questionnaire is designed to

help us identify you and your project’s

WANTS

NEEDS

GOALS

OBJECTIVES

DESIRES

:: STEP 2 ::

Site Meeting / Initial Consultation

We will meet at your project site to get

acquainted, go over your Pre-Design

Questionnaire and talk about your project

:: STEP 3 ::

Proposal

Once we have a good understanding of your project we

will prepare a Proposal for you detailing

Our understanding of your project

Scope of Services required to complete your project

Fee Breakdown

Transparency and open communication is key

All fees are spelled out upfront – no surprises at the

end

:: STEP 4 ::

Accept Our Proposal

Give us the green light to get the party started!

(Saying YES feels so good)

:: STEP 5 ::

Site Analysis

Site Analysis may include

Having the site professionally surveyed

We may take site measurements and shoot elevations

ourselves

Identifying and documenting existing site features and

characteristics

Creation of a digital CAD plan of your site

:: STEP 6 ::

Schematic Design aka Concepts

We create a series of Concepts for you in Plan View to show

design and layout possibilities

:: STEP 7 ::

Schematic Design (Concept) Revisions

After looking over the Concepts we will discuss what you

liked and didn’t like about the Concepts and make changes

accordingly

Honesty is key. Don’t worry about hurting our feelings!

We need to know what you like and don’t like about the

concepts – it’s your project!

PHASE 2: DEVELOP

:: DEVELOP ::

The Develop Phase is all about fine-tuning

your conceptual design, identifying the

specific materials to be used in your

project, construction budgets and

scheduling construction

:: DEVELOP ::

Overview

These services are typically included in the Develop Phase

Landscape Master Plan

3D Models and/or Renderings

Creation of Construction Documents and Specifications

Estimation of Probable Construction Costs

Construction Phasing Plan

Life Cycle Cost Analysis and Other Studies or Reports

Permitting Services

Attendance at Public Review and/or Design Review Hearings

:: STEP 1 ::

Master Plan

If your project is large, complex or will be constructed over an

extended period of time, a Master Plan will serve as your long-

term planning document

:: STEP 2 ::

3D Models and Renderings

3D Models and renderings are a fantastic 21st century tool

which allows you to see and experience your finished project

before a shovel ever touches the ground

Static jpg images

MP4 videos viewable on YouTube

:: STEP 3 ::

Creation of Construction Documents and

Specifications

CDs are the “blue prints” for your project

Construction docs show and describe what goes where and

how its built

CDs allow contractors to give accurate construction pricing

:: STEP 4 ::

Estimation of Probable Construction Costs

Once we begin Construction Documents and start identifying

the materials that will be used in your project we can budget

the probable construction costs and adjust accordingly to fit

your budget

:: STEP 5 ::

Construction Phasing Plan

If your project won’t be built all at once, we will work with you

to develop a Construction Phasing Plan

Phasing Plan could be over a few months or a number of

years

Phasing plan can involve work performed DIY by you and/or

work performed by contractors

PHASE 3: DELIVER

:: DELIVER :: Just because design is complete doesn't mean

we're done. The project isn't real until its built.

The Deliver Phase is all about Construction and

Maintenance.

We’re here to guide you through the

construction phase of the project to make sure

the project is constructed correctly and you are

getting the best value for your money

:: DELIVER ::

Overview

Services typically included in the Deliver Phase

Project Bidding and/or Construction Contract Negotiation

with Landscape Contractor(s)

Construction Contract Administration and Construction

Observation

Post-Construction Evaluation

Maintenance Planning

:: STEP 1A ::

Project Bidding

To ensure you are getting the most for your money we will:

Electronically distribute your project’s construction

documents, specifications and bid form to the selected

Landscape Contractor(s)

Receive, organize and tabulate the Landscape Contractor’s

bids and/or proposals

Work with you to decide on the best contractor to build your

project

:: STEP 1B ::

Construction Contract Negotiation

Often times a Landscape Contractor is identified and selected

early in the design process. If this is the case we will

Make sure the selected contractor has all of the information

necessary to accurately budget and price your project

Work with you and the contractor to make sure the project

will fit into your budget and adjust the project design and

scope accordingly

Help you when negotiating price and contract terms with the

contractor

:: STEP 2 ::

Construction Begins

:: STEP 3 ::

Construction Contract Administration and

Observation

Construction is an active time and can be stressful. To help you

we will

Hold a pre-construction conference on-site with the Landscape Contractor to

make sure everyone is on the same page

Make periodic site visits to make to ensure the project is conforms with the

construction documents and design intent

Review and approve or deny the Landscape Contractor’s progress billings

Answer your questions and the landscape contractor’s questions as necessary

:: STEP 4 ::

Maintenance Planning

Prepare a custom maintenance plan for you

Proper maintenance will help protect your investment and

ensure all new plants, trees, shrubs and surfaces are

properly cared for

Maintenance can be performed by a qualified contractor or

you can DIY

:: STEP 5 ::

Post-Construction Evaluation

Make a final check of the Landscape Contractor’s work to

Evaluate the completed work and determine acceptance or

non-acceptance based on conformity with the design intent

expressed in the Construction Documents

Prepare a punch-list of items needing addressed, fixed or

redone

Review and approve the contractor’s final application for

payment and recommend acceptance of the Project by you

:: STEP 6 ::
