Seller's tip #15: Stay on top of routine chores to keep your house looking its best!

Reality:

There are three loads of clean, dry clothes stuffed into the drier because I haven't had time to fold and put them away.

Let's hope the lady coming to see the house today doesn't decide to take a peek inside, shall we?

Seller's tip #14: Clear off that fridge!

Reality:

We removed all of the magnets and family calendars and artistic crayon renderings, but we left some things on top of the fridge, like bibs and booze.

Both necessities.

Seller's tip #13: Make sure each room in your home has a clear purpose!

Reality:

The attic has had many incarnations since we've lived here — it's been a home office, guest room and play area, to name a few. I originally wanted to stage it as a fourth bedroom, but our REALTOR convinced me it is more sellable as a rec room.

Seller's tip #12: Remove personal items so buyers can picture themselves in your home!

Reality:

I keep my makeup, moisturizer and the rest of the stuff I use to look presentable in a bag on top of a shelf.

But the necklace collection? THAT STAYS, BABY.

Seller's tip #11: Make sure kids rooms have neutral wall colors — no hot pink or purple!

Reality:

My daughter Bella's walls were already a tan color. Score one for her painting-weary parents! Her pink fetish is indulged with a bookcase and bedding.

She's already insisted on pink walls in the new place, though.

Seller's tip #10: Keep shelves uncluttered!

Reality:

This is how our "guest" bathroom always looks, with the exception of the photo above the toilet.

To maintain some privacy I replaced a family portrait with a photo of Katharine Hepburn taking a beautiful swan dive.

Seller's tip #9: Keep window shades open to let in lots of natural light!

Reality:

These are bamboo roman shades, also known as "baby killers" and saddled with a seemingly permanent recall. I'm not sure if this is a drawback to buyers or not. We like them because they match our woodwork. To minimize potential harm to our children, we keep them in a cage under the stairs.

Seller's tip #8: Conceal personal items so buyers aren't distracted by what kind of lotion you use!

Reality:

I am only one woman, and I can control only myself. This is what I repeat to myself when I see the menagerie of personal items on my husband‘s dresser.

If we don't sell this house, it will be HIS FAULT.

Seller's tip #7: Let buyers see how functional your storage spaces are!

Reality:

Our house's major selling point is its closets. It sounds strange, but it's true.

This used to be a cramped, cock-eyed coat closet that fit exactly two coats, but I designed (and my husband built) a space for recessed sliding baskets, hooks and outlets for rechargeable cleaning tools.

I staged it by giving each basket a function. Two are cleaning supplies; one is for candles, batteries and light bulbs; another is for wrapping supplies; and the bottom is for board games.

Seller's tip #6: Keep the house clean, but keep bathrooms pristine!

Reality:

We take out Bella's potty seat and Sophie's training toilet out every morning so buyers won't be assaulted with these unsightly (but necessary) accessories.

Seller's tip #5: Remove extra furniture to make your house appear larger!

Reality:

We took out two small cabinets from the dining room, but it made a big difference. One was chock-full of CDs we don't need anymore, and the other was a dumping ground for stuff we didn't know what else to do with.

I was not sad to see them go.

Seller's tip #4: Clear shelves so buyers can see the storage potential in your home!

Reality:

Some coloring books and crayons are in the baskets, along with dish towels and tablecloths. These shelves used to house my Sam's Club stash, along with winter gear and countless other essentials.

They're essentially useless to me now, but they sure look nice.

Seller's tip #3: Have hardwood floors? Show them off!

Reality:

See the carpet in this photo of our entryway? We removed it so buyers can see the beautiful picture-frame hardwood.

This means we spend more time with the Swiffer, but I do think it's worth it.

Seller's tip #2: Rid your home of unsavory odors that might turn buyers off.

Reality:

Every time we change my youngest daughter Sophie's diaper we take it downstairs to an outdoor garbage can.

Every. Freaking. Time.

Seller's Tip #1: Keep kitchen countertops clear so buyers can see them to their best advantage!

Reality:

No coffee maker = no coffee.

No toaster = no English muffins.

Selling our house means I'm caffeine-deprived and starving.
