DESIGNED as a signature home forthe North Sapphire Beach Estate,South Solitary makes optimum useof the 443sq m, 14.5m wide lot withstreamlined integration betweeninternal and external spaces. Many metres of timber bifolds

and sliders exploit the northern andeastern aspects offering seamlessindoor/outdoor living with viewsacross the pool to the coastal wet-lands beyond.A natural flooded gum timber

floor flows from the front to the rearof the home creating an unbrokenline of sight and adding to the im-pact of the changes of levels.Sustainability is a huge factor in

this home with passive solar andbreeze paths negating the need forair-conditioning and 95 metres oversix zones of hydronic in-slab heating

in the southern zones.Primary domestic hot water, hydronic and pool heating is viaheat exchange on demand from a90-tube Apricus Allunga with a hotwater loop (no storage).

This uses a computer restrictedLPG for direct boost and Rotex deadwater heat storage units while therooftop 2kw solar PV panel arrayoperates through a Nett Meter tominimise power usage.22,000 litre rainwater collection

tank, under the garage, provides allwater to the house on a prioritybasis.Natural light floods the home

with its sweeping ceilings and addi-tional internal windows strategical-ly placed to allow secondary lightinto the master bedroom and en-suite zone.Windows and doors are selective-

ly fitted with Low E glass, all ceil-ings, interior and exterior walls andsouthern floors are fully insulatedand all doors are of solid construc-tion, making this a comfortablehome to live in.Design Pine weatherboards, eave

and alfresco linings and Ezitrimskirtings and architraves are plan-tation grown timber.Timbertech decking is recycled

material and is bushfire, scratchand fade resistant. This home exudes a casual beach

lifestyle, which perfectly suits itsoccupants. The partnership with clients, thebuilder, Mick Corcoran, anddesign studio 22 has created anextremely energy efficient andsustainable home for which

Mick recently won the 2012 MBARegional Award for SustainableProject of the Year. All three members of this part-nership contributed their environ-mentally sustainable philosophieswhich are featured in the design,

orientation, products, heatingsystems, water use, selectedplants, construction methods plusmany more innovations.Further nominations should seea string of awards during the next12 months.

Landscape designer NickRadford “goes native” forSouth Solitary

THE Sapphire displayhome gardens have atheme of diverse, local, native plants. The species were cho-sen because they aresuitably sized, adapted tothe local conditions ofpoor soil, salt, windand high but irregularrainfall.Once established, noirrigation will be required. Many people would besurprised at the hugediversity of Australiannative plants and how somany are suitable forgardens.Native plants assistlocal biodiversity. The native plants them-selves are subject tohabitat loss by ongoingdevelopment, so why notinclude these plants inthose new developments? Also, native gardensprovide the most suitablefood and shelter for local

insects, birds and mam-mals.By choosing a diverse

range of plant species, weoffer habitat to a morediverse range of wildlife(also impacted by habitatloss).Diverse native gardens

are best for attracting thewildlife, look naturalisticand attractive, howeverthere are some disad-vantages.Greater time and exper-

tise is required by thedesigner, landscaper andnursery.A specialist nursery

(Boggy Creek NativeNursery) was required tosource local seed andassist with plant selectionat South Solitary. At this stage the gar-

dens have only beenrecently planted withtubestock.Over the next year or

two the overall land-scaping concept shouldstart taking shape, andthen mature in three orfour years.

PASSIVE and active solar energyeasily combine at South Solitary toclearly demonstrate how effectivelya home on the NSW coast can beheated and cooled all year withoutusing traditional central heating orair-conditioning.The heart of the solar heat collec-tion, storage, and distribution sys-tem for the house is a custom de-signed multi-input/output heatstorage and exchange tank, whichcollects and stores solar heat ener-gy from an oversized 90-tube solarcollector array on the roof.To back this up, the system ac-

cepts input from a low-pressuresub-system heated by a wetbackslow combustion space heater.Hot water is distributed to the

output sub-circuits via separateheat exchangers feeding the dom-estic hot water circuit, a hydronictube-in-slab heating system, and theoutdoor lap pool. The system is controlled by a

pre-programmed control unit, which prioritises heat distributionsubject to user demand.Whenever the controller sensessunlight on the collectors, or a firein the slow combustion fireplace, itactivates sub-system feed pumpscharging the central heat storageunit. Once water in the central unitreaches a specific temperature, thesystem will then heat the concretefloor slab via an extensive hydronic

tubing network, while still keepingsufficient reserve heat to satisfyany possible domestic hot waterrequirements. The solar collector generatesapproximately 27 kilowatts of ener-gy per day on average, and thewetback slow combustion boostercontributes a further 3.7 kilowattsper hour while burning, so thesystem has a large heating capacityreserve. When sufficient energy has beenstored to maintain both domestichot water demands, and the slabheating has reached a preset tem-perature, any excess heat energystill being captured is diverted to aheat exchanger feeding heat to theswimming pool. The house has 96 linear metres ofhydronic piping installed in theconcrete slab under the southern

half of the house, which means allbedrooms and bathrooms are heat-ed hydronically through the floor.Rooms are kept comfortably warm, and bathroom tiles are warm towalk on.Seasonal adjustments, and reset-ting of domestic, hydronic or pooltemperatures and priorities can bemade through the system controll-er.Sharing a section of the roof is aphotovoltaic electricity array thatgenerates an average of 9.5 kilowatthours per day in winter. This arrayfeeds to the grid through a nettmeter, offsetting approximately 70%of the property’s average dailydomestic electricity consumption. The house has no conventionalincandescent light bulbs except forthose in the ovens. Interior roomand exterior accent lighting allemploy LED downlights, with lowpower compact fluorescent bulbs inexternal security lights. There is no electric heating ofany sort, or air-conditioning.In winter passive solar heatingprovides all the heating require-ments of the northern side openspace living areas, and on dullwinter days and at night, the slowcombustion fireplace heats theopen plan living areas not hydron-ically warmed.Low E glass has been usedthroughout and overall thermalefficiency has been enhancedthrough the use of wooden frameson all sliding and bi-fold externaldoors. In summer, eave lines are set tolimit direct passive solar heating. Also, breezeways and windowplacement have been designed tocapture and funnel the coolingnorth-easterly sea breeze throughthe large open spaces of thehouse. This natural seabreeze cooling is backed upby low energy consumptionslow-turning oversized hard-wood ceiling fans in the mainliving space, and all otherrooms are fitted with lowpower consumption marinegrade stainless steel ceiling

fans for air circula-tion on days wherethe sea breezefails.Insulation usedin all wall and roofspaces exceedscode requirementsfor this climate. Finally, all waterused in the houseduring non-drought periods issupplied from a22,000-litre rainwa-ter tank locatedunder the garagefloor, and suppliedfrom roof capture.Rainwater wasused to fill the33,000-litre lappool. No grass hasbeen planted in thegrounds and rain-water is used tosustain the nativelandscape.
