What a wonderful ride currently being experienced by former All Black captain, Ritchie McCaw! It’s easy to be mindful of the wonderful leadership he exhibited in winning back-to-back World Cups in 2011 and 2015. What do we learn from Ritchie about leadership? To quote John Donne:

No man is an islandentire of itself Every man is a piece of the continentA part of the main …

Let’s not forget Ritchie’s injuries and the level of criticism he copped in June 2014 missing that crucial tackle on England winger, Yarde, in the Dunedin test.

Subsequently, Ritchie was diagnosed with injuries to his thumb and rib (both broken) with continuing conjecture that he should retire. However, to reference our Chair’s article (facing) - “it wasn’t what happened, but how he handled it!”

As we know, Ritchie was always evenly tempered and quietly confident; he wasn’t prone to fits of ego and hence, never let anything take away his confidence, clarity and determination.

Whether in sport, business or personal activities, letting external activities knock you off-centre can be debilitating.

To avoid this personally, a mechanism I use is to “silo” the key areas of business, home life, and recreational pursuits (and for me that’s golf management, managing two senior Muriwai interclub teams; holding the NZWCGC golf licence that takes me to golfing destinations around the globe I wouldn’t otherwise see, and Thoroughbred racing via five differing but equally challenging syndications) - it’s a rewarding variety, but a lot to juggle. The key is not to allow the challenges of any one silo undermine another.

So, what did Ritchie McCaw do when media were speculating he had come to his nadir and it was time for him to move on? He trained harder, became more determined, more competitive, and a better leader … and the rest is history. What an extraordinary record!

Playing 148 test games (over 100 as Captain), back-to-back World Cups as captain (an unlikely repeatable occurrence), and this week accepting the award on behalf of the All Blacks as Team of the Year at the Laureus World Sports awards - “Richard Hugh McCaw ONZ” is well-deserved of his title, and of our respect as a role model and true leader.

I love this quote; it’s a great reflection of many of the breakthroughs I have had in life as well as business. Said another way, “it’s not what happens, it’s how you handle it.”

Our journey in business throws many curve balls; I have made it a practice not to panic at these times, but to switch as quickly as possible to a point of view in which I can be an observer and not a victim.

Bad News Insight: Cycle of Life“If you always do what you’ve always done, you’ll always get what you’ve always got.” - Henry FordIn business, this is no longer a sustainable option as many of us have online exposure. While there are many great benefits of the internet, it also leaves businesses vulnerable to competitors often exposing our strategies, processes and systems. In fact, the gold of our business is up for grabs forcing us continually to be on the ball and looking for new ways to reinvent ourselves.

When I purchased George Walkers many years ago, it wasn’t long before I realised I had invested in a liability. I am not sure if it was passion or arrogance that had me make this irrational decision … luckily, I have a stubborn streak and wasn’t willing to give up. Along with this, I had a clear vision and a belief that I had found my purpose … to be an auctioneer.

Being an auctioneer was the easy part, maintaining the existing business model was, in short, a nightmare. Among the many liabilities and bad debts came a succession of staff members. However, my enthusiasm and passion for being an auctioneer gave me the ability to turn these curve balls into opportunities and I continually congratulate myself on having been able to play full out with those curve balls.

When I was training to be an auctioneer, I copied and learned from all available avenues and suddenly, one day, the unique “Michelle, The Auctioneer” was born. As accidents continue on Rosebank Road from misuse of the flush median strip, we take this opportunity to remind drivers not to use the median strip as a third lane, or to overtake on one!

The heavy traffic flow on Rosebank Road often sees incorrect use of the flush median installed along most of its length, so it may help local motorists to re-visit what the flush median strip is there to achieve.

Flush medians are there to:

1. provide a refuge for vehicles turning into and out of side roads or driveways. 2. provide a wider separation between traffic streams on either side of the road3. provide pedestrians with a place to

In New Zealand there has been a 19% overall reduction in crashes on streets where flush medians have been installed. Rear-end crashes have reduced by 66% and incidents involving pedestrians by 30%.

It’s all right to drive on a flush median for a short distance if you’re turning into or out of a side road or driveway. You can use them to slow down before making a right-hand turn, or to merge left into a gap in the traffic flow.

When you’re using a flush median, always remember to watch out for pedestrians, other vehicles using the median and any raised islands.

Managed by the RBA, the Pathways to the Future Trust rewards young employees who show genuine leadership and aptitude toward their employment roles. Funding is granted for contributions to vocational courses, text books or tools of trade, etc. to give a “leg up” to their careers.

In eight years, the Pathways to the Future Trust has contributed over $100,000 to nearly 70 young people working in West Auckland and mostly, Rosebank. Together we raised a further $10,000 at this event to benefit the careers of our young people. Thanks again to all involved.

of Art

Having been forced from his Eden Terrace studio of 20 years when Auckland Transport acquired his property for the new City Rail Loop recently, noted New Zealand artist, Stephen Bambury, has found a new home for his studio in Rosebank’s Saunders Place.

I thought having to move was a complete catastrophe at the time,” he says, “but I am loving this industrial environment and the Whau River and the buzz of activity that goes on here. I think Rosebank is becoming the new ‘fringe’ CBD; it’s clear to me at least, that it is a thriving area.

How much of your time is filled with

art versus art management?

Unfortunately, the more you’re exhibited, the more pressure you’re under from the management side of things. The studio has all the same characteristics of any

business, although it’s a very different business to those around here.

I’ve been very fortunate to be able to paint as an artist full time since the mid-1980s. That’s actually quite rare, and I never cease to think that it’s an incredible privilege to be able to go daily to a place I really want to be and that people seem to get nourishment out of what I do.

I believe art is a matter of life and death. For example, when we travel, it is the great cathedrals and the great art that draws us - it’s what I call the atavistic memory; they take us back in time and into a present in that time that has meaning for us. It’s hugely humbling, and also incredibly nourishing to me, that people take these paintings into their lives and that they mean something to them.

So yes, the running of the studio has been taking more and more of my time,

though I’m hoping that once I get settled in here, I can shut off to a lot of that and become more hermetically sealed.

Is it a discipline for you to come to the

studio each day?

Well, it’s the reason I get out of bed in the morning. Is that a discipline?

I remember hearing noted choreographer Laura Dean once quoting: “Genius is 1 percent inspiration and 99 percent perspiration.” If you create the structure in which you go to a place and you do something as I do, then the inspiration arrives. But if you wait for the inspiration to come and then go to work, you’ll never go.

When I’m here, I don’t want to leave and even though I love travelling, I actually prefer being in my studio to most other places in the world. I work long hours although I actually work quite slowly and the works can take years. They don’t leave here until they’re finished or they just hang around until the moment that I know what I want to do with them.

One of the things I love about the studio is that I’m the first person in the world to see the things that I do - that’s an incredibly exciting idea, isn’t it? That you make something out of nothing and you’re the first person in the world to see it? It’s thrilling and an adventure. There’s always something unknown around the corner, even from the business side of it. Art is so big that I feel I’m still just scratching the surface - perhaps I’ll get the hang of it one day!

What can clients expect from working

with you on a commission?

Well, there’s lots of areas in which I’ve worked over 40 years and I feel I can go backward or forward in my work at any time. So, if there’s a specific kind of work in my oeuvre that interests them, we can talk about that, whereas if they just waited for the right piece to come up in a show or at auction, it may never arrive.

Some of the works I do are very reliant upon responding closely with the environments and often also the circumstances that they’re set in, so clients can expect to get a level of individuation in their work.

Do you put a timeframe on

commissioned work?

I make it clear to the client from the outset that I want to do a really good

work for them, rather than a work that “arrives on time” - I can’t control that; that’s beyond my control. But I think a latitude of a few months is neither here nor there if ultimately you’re getting the highest quality from the artist.

However, I do try to be alert to going beyond the point the painting needs to go beyond. That is in fact a disciple. Knowing when to stop even if its not making you feel totally comfortable. Every work is a work produced to get me into the next work.

Have you ever over-worked a piece?

Oh yes, but I remember Ogilvy’s advice in On Advertising: “When you make a mistake, admit it to yourself; just don’t tell anybody else!”

Have you been known to turn down a

commission?

I have. I turned down a lucrative commission for the Auckland casino when Hamish Keith was dishing them out because I thought that the context was inappropriate for the content and values I think my work represents. But there were certainly no shortage of other artists lining up to do it!

I think you’ve got to be consistent. Now, if I was asked to do a painting for a whorehouse that would be one thing; but I wouldn’t do a painting for a casino!”

Are corporate art collections nothing

more than investments?

Oh, I don’t think so, particularly because they don’t generally sell them on; they hold on to them. Thinking of the BNZ for example, there are some really good collections that have been put together by large corporations. The best, like Fletchers and others don’t make committee decisions, rather they work with a consultant and endeavour to build strength and lasting quality to their

collections. Committee decisions are a disaster.

With any kind of collecting impetus, you’re going to have some collectors that collect astutely and wisely and perhaps with some degree of risk, and others that have what you’d call “liquorice allsort” collections that focus on having one of everything. Whether corporate or private, some collections can be absolutely superb while others are a dog’s breakfast. I’d personally rather see a collection with three brilliant pieces than a thousand mediocre things.

Do you feel pride when you’ve

completed a piece?

I feel relief that I don’t have to spend any more time scratching and thinking about it! If it’s still “itchy” I have to scratch, and in time, it’s nice when the itch goes away and I can come out of the painting and start to see it as an outsider, albeit a privileged outsider. I too become the audience - perhaps my most important audience.

Honestly, the works go on until I stop scratching and that can be years. It’s not like I do them myself; they paint themselves, I just have to attend to them until I get to a point where I feel “Oh, okay, I’ve done my bit now; it’s on its way out into the world.” It can be an enormous sense of relief and satisfaction.

I always kind of knew I would do this, I don’t know why, ever since I was a kid. I didn’t know it would be art, but I wanted to put things out into the public realm and somehow get a response back from those things. Let me put it this way, rather than “pride” I’d like to say that it’s an endorsement that I’m on the right path, and I have moments of deep authenticity that force me to continue.

Allocation of $65,000 to help Rosebank Peninsula Weed Removal and PlantingI am happy to announce that the Whau Local Board will consider allocating $65,000 of LDI opex funding to Parks for support to the Whau River Catchment Trust programme in 2016/2017 financial year. Auckland Council has a community funding agreement with the Whau River Catchment Trust which covers delivery of community volunteer coordination and events on eleven reserves in the Whau, one of them being the Rosebank Domain. The Whau Local Board has further agreed to allocate $20,000 to Parks for support to the Whau River Catchment Trust for weed removal and planting on the Rosebank Peninsula (watch this space).

Advancing AvondaleOur Board is unanimous in its advocacy and support for Avondale rejuvenation. Several special housing areas will speed up the activation of Avondale alongside $5 million already in our long term budget for the Avondale Community Centre development. The Flo Apartment development on Rosebank Rd will see 150 units on this prime ridge site and Ockham Residential is planning 70 new units at 24-26 Racecourse Parade. 1904 Great North Road, next to the Avondale Primary School already has new apartments and a shop front with apartments above that is nearly completed.

Every year, Hospice West Auckland’s vehicles travel more than 190,000 km and rack up $25,000 in fuel bills. Due the growth of West Auckland’s population, combined with a generally ageing population, its team spends even more time on the West Coast roads and now, the equipment van is worn out and needs to be replaced.

Thanks to this van Hospice has been able to provide a responsive service to patients, promptly delivering oxygen concentrators, wheel chairs and shower stools to patients’ homes to help them remain in their chosen environment comfortably. The van is constantly on the move delivering and

collecting equipment and must be both reliable and safe.

Why DIY is Holding Businesses Back

We all know that running a small business calls for the business owner to wear a lot of hats. You’re the owner, manager, accountant, HR, sales, marketer, production manager, etc. The list goes on and on.

But while this may make sense as a “rite of passage” for start-ups boot-strapping their way into existence, running a DIY Business doesn’t help anyone, least of all you, to keep it up long term. We might think that it shows us as hardworking, dedicated business owners, willing to do it all, and sometimes we are right, but other at times the results are less than stellar.

DIY Gone WrongWe will all be familiar with DIY shows on TV. The participants take on demolition work, tiling, wall framing, joinery all by themselves. The projects are a series of cringe-worthy dramas and the outcomes are often less than happy due to their lack of expertise. While the winning teams may be very skilled, the losers end up exhausted, frustrated and over-budget and they may be forced to hire a professional to undo the mess they have made. It is also a huge test on marital relationships.

It is no different in business. But while your failures may not be broadcast on national TV, you do have an audience – your staff and customers. Do they cringe as they watch you try to “do it yourself”? Are they still waiting for you to master SEO, design your own website, social media, do a cash flow forecast, extract sales reports, recruit good staff, etc.?

You can claw your way to master financial management, bookkeeping, managing payroll, every technique in marketing, interview techniques etc. or instead of DIY … Delegate or Outsource.

The best way to be a good manager is to hire people (staff or contractors) who are better skilled than you to do the jobs you don’t like doing, don’t need to do personally or don’t know how to do. Paying for the services is not the cost. The cost is the increased profit less the expense. If you have time to do what you do best, and get experts in to do what they do best, the results should speak for themselves.

With your own “virtual” team working as required in your business or remotely, you can scale things up or down as required without the cost or commitment of having full time staff.

Getting Outsourcing Right While outsourcing may relieve you from some headaches, you don’t want to create a new set of headaches. Be careful who you choose to outsource to. Don’t overlook the people factor. Factor in the company culture and the future working relationship. Don’t

fall for the biggest mistake you can make in outsourcing: choosing on price, not service. While you do need to budget wisely, there is no guarantee that the most expensive will be best. Price does not denote value: a cheap supplier with poor service levels may ultimately cost you more.

Get to know a would-be supplier, find out more about them and get recommendations. Use your networks to ask for recommended suppliers. There is more than one way of measuring success in outsourcing, and price is just one aspect. Customer satisfaction, increased sales, decreased debtors days, etc. are other things that may be of more value.

So if you want to free up some of your time and make things happen, start delegating or outsourcing now.

Negotiating the terms of a lease is just like negotiating any other legal agreement. Both parties will have deal breakers and both will have points they’re willing to concede on. As a tenant, while you may not feel you have a lot of bargaining power, you may be surprised at what a landlord will be willing to give if you have a proven track history of being a reliable tenant. Generally, all landlords are looking for low maintenance tenants who pay their rent on time.

This article outlines some of points to think about when entering into an agreement to lease or when negotiating the terms of a new lease. Land agents are usually paid by the landlords and you may not know what to ask for, so it is recommended that you see a lawyer to get legal advice before signing any agreement to lease.

Limiting your guaranteeIf the tenant is going to be a company rather than you personally, the landlord may ask that the directors and/or the shareholders of the company guarantee the lease in their personal capacity.If you sign as guarantor, you are guaranteeing all of the rent and

outgoings payable by the tenant for the current lease period or maybe even the entire term of the lease (including all renewals). What term you are guaranteeing will be set out in the lease assignment or renewal.

This guarantee will endure through later assignments unless you are specifically released from your obligations by the landlord. An assignment is when the tenant transfers the lease to a third party with the consent of the landlord.

To avoid your guarantee enduring through assignments, you can try to limit the length of your guarantee. Or, you could ask for the guarantee to be restricted to the period that your company is the current tenant. This means that if you assign the lease part way through the term of the lease and that third party defaults, you won’t be liable for their on-going rent and outgoings.

Changing the term of the leaseThere are pros and cons when deciding if you want a shorter or longer term of the lease. A longer term gives you security but is a greater liability as you are locked in for a set amount of time. This may not be a good thing if you’re not sure about the premises or the landlord.

You could negotiate to have shorter terms with more renewals. For example, a lease with an initial term of three years and then three further rights of renewal of three years each would provide you with more flexibility than a lease with a term of six years and then one right of renewal of another six years.

but the 6x6 (said “six by six”) option means you have to remain in the premises for six years before you can get out of the lease without any problems.

With the 3x3x3x3, you can reassess your position every three years which is strategically much more flexible for your business. Straight away you are only ever liable for half the amount as in the 6x6 situation.

Even if your annual rent is only $10,000, halving the term length from six years to three years is effectively reducing your potential liability from $60,000 to $30,000. Also, remember that these rights of renewal are for your benefit as the tenant. The landlord can not choose to terminate the lease while you still have rights of renewal.

Different mechanisms for rent reviewsMost leases now have standard rent clauses which state that the rent shall be determined by the current market rent, and/or adjusted by the Consumer Price Index (“CPI”). There is generally not much room for negotiation when it comes to market rent, however, because valuations can be very expensive,

it may be a better option to just request the CPI option. Have a look below for an explanation of how the CPI works.

Fixed rent increaseIf you want even more certainty, you could propose a set figure, such as a 5% increase every rent review. However, the down side to this is if, for example, a recession hits, and market rents stall or even decrease, you would still be bound by that 5% increase every rent review. The positive is exactly the opposite. If the market takes off and rents go through the roof, your rent increase would still only be capped at 5%.

CPI rent increaseThe CPI is a figure published quarterly by Statistics New Zealand and it records changes to the prices of consumer items bought by New Zealand households, giving a measure of inflation. This would mean that as the CPI increases and decreases (i.e. inflation increases or decreases), your rent would change by the same percentage.

Your landlord may insist on a hard or soft ratchet clause (hard meaning that the rent can never be less than the immediately preceding rent and soft meaning that the

rent can never be less than the rent at the commencement date of the then current term of the lease) but at least that means your rent would more or less stay the same if there was little increase in inflation.

Reducing the outgoings you are responsible for Outgoings can be expenses such as rates, insurance (including related valuation fees), water, gas, electricity, cleaning, ground maintenance, repairs (that are not structural), body corporate charges and costs associated with obtaining a building warrant of fitness. You can try to restrict these or at least ask for fixed amounts that you will be liable for.

It is important that you understand your lease and the implications it has for your particular business situation. A skilled commercial lawyer can ensure you understand your rights and obligations and help you negotiate the best deal.

In light of the recent release of the “Panama Papers,” people are asking how foreign Trust rules work.

The New Zealand tax regime works by taxing individuals, companies, and trusts based on tax residency.

• If they are a tax resident in New Zealand they are taxable on their worldwide income. • If they are not a tax resident then they are taxable on their New Zealand sourced income only.

An individual is a tax resident in New Zealand if he or she is in New Zealand for 183 days in a 12-month period or has a permanent place of abode - housing, employment, financial, personal and social ties are assessed.

For companies, a company is a tax resident if it is an incorporated company or a foreign company that has a permanent establishment in New Zealand; the day-to-day management of the company is in New Zealand; or directors’ control and decisions are made in New Zealand.

For trusts, the trust’s tax treatment depends on whether the settlor of the trust is a tax resident in New Zealand when the trust is settled. Where a settlor is a New Zealand tax resident, then the trust is taxable on its worldwide income. A standard Mum and Dad family trust with a family home and some investments is taxed on its worldwide earnings. This means investments in foreign companies, foreign bank accounts, etc., are all taxable in New Zealand.

Where a settlor of a Trust is not a New Zealand tax resident, then the trust is a foreign trust for New Zealand tax purposes, and only income sourced in New Zealand is taxable in New Zealand. For example, the New Zealand rental property and bank account is taxable in New Zealand, but offshore property, bank accounts and shares are not.

In a media release on 4 April 2016, the Minister, Hon Michael Woodhouse, said that New Zealand has a very sound tax system with world-class tax rules.

The taxing of Foreign Trusts

“We tax people who live, work and do business here. We don’t tax foreign income earned by foreigners. The same principles apply to trusts, and have done since 1988,” he said.

“It is ridiculous to suggest that New Zealand is a tax haven, as tax havens thrive on secrecy.

“Our tax rules require foreign trusts to be registered. We also have a strong tax treaty network, with the express purpose of discovering and preventing tax avoidance by exchanging information between tax jurisdictions.

“We have an ongoing responsibility to ensure these rules are robust so we can comply with our international obligations.

“The OECD has looked at our foreign trust rules in the past and had no concerns with them. The tax treatment of foreign trusts may come up in the OECD’s Base Erosion and Profit Shifting work programme in which case we would look at our own rules in the context of everyone else’s.

“New Zealand has also been a very active participant in the OECD and G20 work to combat tax avoidance. We continue to be a strong voice in this area.”

This is an area to watch over the next few weeks. The tax authorities around the world are looking into the information provided.

April was quite a month for employers to sit up and take note - the new Health and Safety at Work Act 2015 and its supporting regulations 2016 took effect on 4 April, and regular readers of this column will be well aware of those. Just a few days earlier, the Employment Standards Bill came into effect (1 April 2016) requiring employers to update on new employment legislation requirements. A brief summary of key changes included:

Hours of work Zero hour contracts not enforceable The new law requires that if employers agree hours of work with their employees, they must be specified in an employee’s employment agreement. This does not mean there can’t be flexible hours of work, but the employment agreement must include any agreed hours. If no hours of work are agreed, the employment agreement must still contain an indication of the arrangements relating to the times an employee is to work.

Availability provisions An employer can only require an employee to be available for work over and above the guaranteed hours if there is an availability provision in the employment agreement.

An employer must have genuine reasons based on reasonable grounds for including an availability provision and provide for “reasonable compensation” to the employee for being available. An employer may agree with an employee that the salary or hourly rate includes reasonable compensation for making themselves available.

If an employer does not have an availability provision that complies with the requirements above, it can not require an employee to work beyond the guaranteed hours. The new requirements do not apply to casual employees who have no guaranteed hours - and can turn the work down when offered.

Secondary employment provisions Employers must have genuine reasons based on reasonable grounds to restrict an employee’s ability to work a second job. The reason must be set out in the employee’s employment agreement, e.g. protecting the employer’s commercially sensitive information, or where an employer is concerned that the employee’s secondary job (work hours) may pose a health and safety risk through fatigue.

The new rules apply to new employment agreements entered into after 1 April 2016. Existing agreements will need to be amended by 1 April 2017.

Cancellation of shifts If your employees undertake “shifts,” then you will no longer be able to cancel their shifts without providing reasonable notice of cancellation. The period of notice must be set out in the employment agreement and will depend on a number of factors relevant to your business and industry. If your employment agreement does not comply and you cancel the shift, then the employee can claim payment for what they would have earned for working that shift.

Minimum Wage The Minimum wage for adults increased to $15.25 per hour, and paid parental leave increased from 16 weeks to 18 weeks also on 1 April 2016, with the Parental Leave and Employment Protection Act 1987 bringing other changes for affected employees to be aware of.

Deductions Deductions from wages from an employee’s final pay and/or holiday pay requires consultation - even if there is a general wage deduction clause in an employment agreement. The deductions can not be made if they are unreasonable.

There are new requirements around keeping Wages/Time Records - including that the information can be easily accessed and/or converted into a written form. Additional hours worked by salaried employees should also be recorded to comply with the requirement of recording minimum entitlements.

It could well be time to review your existing, and new, employment agreements and HR practices.

The Port Future Study is a Mayoral initiative to provide Aucklanders with an opportunity to have their say on the future of Auckland’s port. To ensure the wider community is involved in decisions about the port’s future, the study was established to bring together a wide range of interested groups and mana whenua members. It is conducted independently from Auckland Council and is without political representation.

The study will consider the economic, social, environmental and cultural costs and benefits, as well as the feasibility of a range of options for the future of the port.

It will provide Auckland Council with recommendations about a long term strategy for sea-based trade in and out of Auckland.

The Council will then make decisions on matters arising from the Port Future Study with those recommendations in mind.

The study will be completed by the end of June 2016.

As part of the study the Port Future Study’s Consensus Working Group recently released a shortlist of options being considered to accommodate Auckland’s long term (50 years+) future freight trade and cruise ship activities.

The Independent Chair of the Consensus Working Group (CWG), Dr Rick Boven, says the study’s consultants, a consortium led by EY, has projected Auckland’s long-term future freight and cruise needs and assessed what could be required in 50 years to accommodate it.

Auckland is on a steep growth trajectory. With an expected population of at least 2.6 million and potentially quadrupling of freight trade in the next 50 years, Auckland will need a strategy to ensure freight can flow for continued trade and prosperity.

The study’s consultants have identified three options that could meet Auckland’s future long-term freight and cruise needs, subject to further assessment. Each of the shortlisted options has complex challenges and implications. Each continues to be assessed and is now progressing to a detailed cost benefit analysis. There is still analytic work to be done.

The shortlisted options, representing the next step in the consultant’s ongoing technical analysis, are:

Option one: constraining Auckland’s port to its current footprint

Option two: enabling growth of Auckland’s port at its current location

Option three: continue with the current site in the short- to-mid-term but in the mid-to-long term move the port to a new location. There are three primary location areas for further investigation emerging:

• Manukau Harbour area

• Firth of Thames area (within the Auckland region)

• Muriwai area

The important next steps are to get feedback from the Study’s larger Reference Group, complete the cost benefit analysis of remaining options and test the assumptions of that analysis by peer review. Once that is completed, further analysis on the shortlist of options will provide a clearer picture of how each option stacks up on costs and wider economic effects. Some options are likely to be cost prohibitive.

The CWG will then consider the consultants’ findings as they continue to formulate their recommendations for a long term strategy to accommodate future freight and cruise demand for Auckland Council to consider.
