OUR NEW WEBSITE

(Continued from page 3)

The decision to sell your home is a big one. Here are the top three questions most want to know before proceeding.

1. What is My Home Worth?Professional investors know how to accurately determine value before buying or selling a property. Most rely on the expertise of a trusted real estate expert with access to current, local sales records and the knowledge to correctly review the data and draw an accurate assessment.

My experience and knowledge of home values in the San Antonio Area is a resource made available to my clients. The process starts with a true and accurate market analysis of your home. The process looks at: Recent home sales in your neighborhood, Current homes on the market in your neighborhood, Value analysis, and Summary statement.

2. If I Sell, What Will I “Net”?There are a multitude of factors that can go into figuring out “the bottom line”, including when the deal closes, whether you belong to an HOA, and who buys your house. Every buyer is different, and I can analyze the details of every offer and translate them into what it means in terms of dollars in your pocket. How do you choose if you get multiple offers that are very similar? I can show you how the dollar amounts work out in each situation so you can make the most informed decision possible.

3. Dave Morris, Why Should I Assign You the Task? The number one reason I should be assigned the task of getting your home sold is - I Get Results.

Getting the results my clients expect of me is the cornerstone of my “When Results Matter” Marketing Plan. It’s the result of an orchestrated series of “actions” that bring about the sale of their home at a price they’re comfortable with and within a time frame While many real estate agents pepper their name tag lines with an “alphabet soup” of so called professional designations, Brokers are THE ONLY designation that cannot be “bought” by paying a trade association fee and sitting in a class for a few days. The state of Texas issues the broker license. The educational requirements ARE TRIPLE what the average agent has at licensure. In addition, the state requires years of provable transactional experience before allowing a practitioner to sit for the exam. When you are looking for a real estate specialist with the education and experience to put you on top of a transaction, hiring a broker will almost always be your best bet.

On April 12, 2014 The Stone Oak Property Owners Association and the Trinity Glen Rose Groundwater Conservation District co-sponsored our first Rain Barrel Workshop in the Stone Oak Property Owners Association office parking lot on Huebner Road. The purpose of this event was to bring awareness about water conservation, and how it can be done in your very backyard!

The presentations by Mr. Jared Beaver of Texas A&M AgriLife Extension Services, and Bexar County Master Gardener Lou Kellog, explained to attendees how rain barrels can capture rain water and be utilized for the benefit of both your garden and your wallet. Mark Peterson of SAWS was also on hand to discuss drought tolerant plants, and ways to keep your garden attractive while still conserving water. For only $25.00, attendees were able to make their very own rain barrel, and take it home that day!

We hope to continue having these workshops to help educate the community on how we can each play a part in conserving our most precious resource. Your Stone Oak Property Owners Association has worked hard over the past year to put many plans in place that have resulted in considerable water conservation and monetary savings while helping our environment. Continue to watch our website at www.stoneoakpoa.com for an upcoming fall Rain Barrel Workshop date, or contact the A&M AgriLife office at 467-6575.

Thanks to all the participants, staff, and volunteers who helped ensure this event was a success!

Don’t Forget Where Butterflies Begin!By Nathan Riggs, Program Coordinator for San Antonio Water System

Nothing warms a gardener’s heart more than watching colorful butterflies flit from flower to flower, spreading pollen and sipping nectar along the way. With all of that beauty on display, it’s sometimes easy to forget that butterflies begin life much differently... in the form of a caterpillar.

For the uninitiated gardener, caterpillars represent the enemy. They eat the leaves and stems of favorite landscape plants and herbs, rendering lush plants into mangled collections of stems and skeleton leaf remains.

Experienced gardeners welcome caterpillars by purposefully including plants in the landscape that attract butterflies as places to lay eggs rather than feed on nectar.

Here are some popular plants and the butterflies that use them as caterpillar food:

Milkweed• — A popular milkweed species for landscapes is Asclepias curassavica, and it can be found at nurseries as plants or seed. This plant attracts monarch butterflies for nectar and as a place to lay eggs for its caterpillars. Monarch populations are on the decline and they need more sites to feed and lay their eggs.

Black swallowtail• — Extremely popular denizens of the landscape, these butterflies lay their eggs on dill and parsley. The caterpillars develop over several weeks and are identified by their chartreuse and black, or black and white stripes ringing their bodies.

Wedelia• — This beautiful member of the sunflower family is an excellent plant for xeric landscapes. The flowers attract a variety of butterflies, including bordered patch butterflies. They lay their eggs on wedelia, producing small black caterpillars with black spikes.

All of these plants add their own beauty to the landscape as long as it is understood that they may become caterpillar food. But that results in more butterflies to enjoy throughout the year!

Picking the Right Camp for Your Kids(BPT) - As the classic Gershwin song lyrics go, “summertime and the livin’ is easy” isn’t always the case if you’re a parent trying to determine what to do with your kids when the final school bell rings. More than 10 million kids from coast to coast attend some type of summer camp intended to occupy their days and provide memorable experiences full of fun, learning and development.

While selecting the right camp can be a daunting task for parents, Life Time - The Healthy Way of Life Company, which welcomes more than 65,000 kids to its camps across the country, has some key suggestions to ensure a positive summer for everyone. “Safety, fun, health and variety are priorities for us and we’ve learned what it takes to create the best camp experience for kids and their parents,” says Jennifer Veres, national senior program manager for kids activities.

Here are some tips to keep in mind as you look at camps:

* Safety. Ask questions in advance to ensure the camp has standard operating procedures in place to keep your kids safe. Are parents required to show their membership card or driver’s license to both check in and take their children home? Every employee should also have a state-approved background check and those working with kids should be CPR- and first aid-certified.

* Activities. Find a camp that excites kids, provides a routine and has a variety of healthy activities for kids to engage in. This is critical for parents who don’t want their kids wasting away summer days

playing video games for hours on end. Good information to learn includes what the balance is between a set daily routine and the type, level and variety of activities the camp has designed to keep kids interested.

* Counselors. It’s important to have counselors who will keep kids engaged in healthy, active fun, and are committed to building relationships with

kids throughout the summer and not just looking for a summer job. They should have previous experience with kids and/or experience in childhood education or other kid-focused programs.

* What will they eat? With the rise in childhood obesity and food allergies along with the overall importance of real food in daily diets, consider the food and snacks provided at camp. Find out if the daily menu includes healthy options free of artificial colors, preservatives and sweeteners, as well as being free of trans fats and bleached flour. For those children with food allergies, parents will want to ensure the camp has guidelines for their child. “Life Time collects detailed medical information from parents before camp starts and children with food allergies wear a colored bracelet that is checked prior to each meal or snack,” says Veres.

* Does the schedule work? While kids may have all the time in the world during the summer, most parents still have set schedules. Ensure that the camp times from start to finish work for everyone. Many camps have forced times for drop-off and pick-up, creating extra challenges.

Now Is The Time! The 2014 San Antonio Housing Forecast recorded 23,000 home sales last year, the highest since 25,286 home sales in 2006. Prices are expected to rise this year due to shrinking inventory.

If you are in the market to buy, sell, or just need friendly advice, feel free to give us a call! We will give you a free home market analysis so you can see what your home is worth today.
