INVESTMENT PHILOSOPHY

CORPORATE PROFILE

Platinum Storage Group is a privately-held commercial real estate company headquartered in Orange County, California. Platinum is a nationwide owner and operator of self-storage properties. Established in 1999 by Skip Elefante, a 30 year veteran of the self-storage industry, Platinum is currently ranked as a Top Operator and sits as a member of the Larger Operators Council and founding shareholder in the StoreLocal Marketing Co-op. Having managed and owned facilities in over 20 states, Platinum now operates a scalable platform that allows it to acquire properties for its own account as well as deliver turnkey property management solutions to third party owners. Platinum operates self-storage facilities located throughout 6 states. The portfolio is comprised of 2.4 million square feet of space valued at approximately $210 million.

In addition to Platinum-owned properties, the company represents individual and institutional investors. Platinum’s proven track record of identifying unique self-storage investments, as well as overseeing and implementing successful operating plans for each facility, has attracted numerous capital partners seeking to benefit from the lucrative investment opportunities available in the self-storage sector.

Platinum’s team delivers extensive experience in the acquisition, development and management of self-storage, but excels at identifying properties with value-added opportunities and potential for higher returns by expanding, renovating and repositioning these assets to produce potentially significant returns and increase their overall value.

At the core of Platinum’s culture is Mr. Elefante’s belief that every facility managed by the company should be operated as if it were his own.

Platinum Storage Group strives to make prudent investments that provide both short- and long-term value. Platinum utilizes a proven acquisition strategy to guide each investment; identifying properties that present upside potential with minimized risk. Coupled with an extensive and successful track record in managing self-storage facilities, Platinum seeks to provide predictable, risk adjusted returns.

Platinum Storage Group is focused on creating value through strategic acquisitions by utilizing expert underwriting, debt procurement, due diligence and equity-raising techniques. Platinum is actively seeking strategic assets in the form of acquisitions, note sales, and new developments. The company also works to facilitate partnerships with new equity sources seeking off-market deals available through an extensive network of relationships, which Platinum leverages to identify unique opportunities and provide risk-adjusted returns for its capital partners.

Platinum Storage Group has a strong background in the development and renovation of self-storage facilities. In response to changing market dynamics and demand, in recent years the company has focused on the renovation and repositioning of existing facilities. Whether ground-up construction or renovation and repositioning, Platinum is among the leading developers in the self-storage space.

Platinum Storage Group offers a diverse set of management services ranging from day-to-day operations to ongoing financial reporting, marketing services and budgeting. More than simple property management, Platinum seeks to provide “investment optimization,” a dynamic commitment to constantly evaluate and pursue every opportunity to increase the value of its partners’ investments.

Since its founding, Platinum Storage Group has served as a court-appointed receiver for numerous self-storage facilities on behalf of banks, institutions and private equity firms. The company has demonstrated an ability to preserve the viability of the business while maintaining the integrity of operations and financial reporting. Platinum provides a fresh management perspective to distressed storage facilities and effectively implements proven accounting and business practices that benefit a facility well beyond the receivership period. In most cases, Platinum has preserved, or even increased, the value of the underlying asset during the court-appointed receivership.

Platinum Storage Group provides a strong accounting team and sound financial practices to supervise the day-to-day activities and asset performance of its portfolio. Platinum tracks expenses throughout the year and seeks to mitigate unforeseen changes in cash flow or operating metrics as they occur. Through organization, efficiency and expense management, the company strives to achieve maximum profitability at each facility. An individual account manager oversees daily operations at each property, working with the corporate accounting team to provide budgeting, forecasting and thorough financial reporting throughout the year. Platinum also provides guidance regarding loan modifications and may assist in securing and refinancing debt.
