We have a strong, committed supply chain with which we have healthy working relationships. Through these relationships, combined with a thorough knowledge of data centre design, we can leverage very competitive pricing.

We believe in a culture of challenging the design team when we believe there may be alternative solutions which could derive savings from the capital expenditure budget or long-term op-ex budget.

We do not believe in charging ‘mark-up’ on ‘mark-up’ with our prelims and see a genuine benefit with open-book accounting. Our commercial transparency provides genuine confidence to our clients, their cost advisors and financiers.

Our people are subject matter experts in the Mission Critical Sector. Their wealth of fingertip knowledge and intellectual capital brings real value to our project delivery.

CommissioningWe value the importance of commissioning from the outset of a project. Our in-house commissioning managers oversee and manage the commissioning process, and are responsible for preparing the commissioning strategy and programme. Working with our clients’ professional teams and their commissioning validation mangers, we take full responsibility for commissioning and the IST. We ensure our sub-contractors and suppliers have full buy-in to our programme and we also ensure the time required for the stand alone and integrated systems testing period is ‘ring fenced’ and not compromised at the end of the project.

When working in live facilities and on infrastructure upgrade projects, we prepare a Systems Interface Schedule, which is a prescriptive document detailing how we interface the commissioning with the new and existing systems and equipment. This is supported with a detailed Risk Assessment & Method Statement process. Maintaining business continuity of the existing systems during the commissioning process is absolutely critical, and we carefully plan and risk-manage each work element to ensure no disruption.

Our extensive experience in this sector gives our clients and their operations and facilities managers the reassurance they require – that the project is in safe and very competent hands.

This project comprises the construction of a new External Utilities Building (EUB) to house the installation of a new UKPN 132kV substation and 11kV generator and mains distribution system to provide Thomson Reuters with additionalsystemcapacityattheirexistingDTCfacilityinPoplar,London.

The new External Utilities Building (EUB) is divided into two distinct areas. The first is the new 132kV substation for UKPN at the north of the building, providing space for two new 132/11kV transformers and associated cooling equipment, with associated switchgear and other ancillary areas.

The remainder of the building provides space for Thomson Reuters to ultimately house six 11kV generators and associated switchgear and cooling equipment on the upper level to enable the future expansion of the DTC data centre space.

The first phase of the project consists of the construction of the new concrete frame to its full height of 27m, the installation of cladding to the ground floor and acoustic louvres to a height of approximately 20m.

It also includes the installation of two new galvanised steel link bridges allowing the required electrical and mechanical services to be linked to the existing DTC and external hard and soft landscaping to the west and east elevations of the building.

3No. 11kV generators and associated switchgear will be installed within the new EUB during the first phase of works and will be integrated with the existing DTC infrastructure, with existing 11kV generators and switchgear being migrated to the new EUB system in a phased manner. The three

existing redundant generators, switchgear and radiators will be carefully removed from the 9th floor of the existing building.

This includes phased upgrades and modifications to the existing generator controls and SCADA systems and will all be undertaken in a live, fully operational data centre environment.

The new structure has a footprint of 22m wide and 60m long and is situated over an existing historical dry dock. The structure is supported on a series of 166 piles which are positioned in order to ensure the walls of the dock are preserved, as this forms part of the English Heritage planning conditions.

The west bound tunnel of Crossrail is located under the north end of the building at a depth of 30m below the current ground level. We have developed a piling design to carry the required loads through the sub-strata to a maximum depth of 23m, ensuring we are 1m away from the exclusion zone, stipulated by Crossrail.

The ground floor North elevation has been designed to allow the installation of the two 132kV transformers by UKPN at a later date, utilising a screen print to provide the appearance of a finished building to the passing public.

Phases 2 and 3 of the project include; the installation of the steel frame up to the full height, completion of the external façade, installation of the remaining generator sets and chillers and the completion of the external hard and soft landscaping.

This project comprised the replacement of the existing MV5 11kV generator switchboard within a live, fully operational environment at Credit Suisse’s One Cabot Square facility at Canary Wharf.

The works were undertaken as part of an ongoing programme of upgrade works to critical systems, as the existing MV switchboard was no longer serviceable and deemed a risk to critical business operations.

The works consisted of the strip-out of an existing UPS battery room, including removal of an existing steel mezzanine floor, to create anewMVswitchroomatLevel20andinstallationofthenewMVswitchboard, 11kV cabling, SCADA and generator control migration including associated cabling, gas suppression system and general M&E services to provide a complete installation.

The final terminations, jointing, interface to existing systems, commissioning and IST were planned and successfully completed in a strict 20hour shutdown window provided by Credit Suisse.

The new installation works were carried out in parallel with the existing installations with no disruption to the building occupants and zero downtime to Credit Suisse critical systems.

The project comprises the delivery of a new build co-location data centre facility, designed to the principles of TUI Tier 3, within a popular anddenselypopulatedareaofcentralLondon.

The development comprises the demolition of existing buildings to enable the construction of a new purpose-built six storey data centre and an adjoining purpose-built eight storey office complex. An element of the construction component includes the modification and extension above an existing retained structure containing operational retail units, all within a logistically challenging location. A new basement occupies much of the site, serving both the data centre and office building.

The final architectural scheme has been designed to ensure the external appearance is in keeping with the adjoining built environment, whilst providing a modern energy efficient performance envelope.

In order to minimise the disruption to the existing live data centre facility adjoining the new building, we developed an off-grid network of piled foundations and associated pile caps and ground beams to ensure minimal impact or vibration to the active IT equipment.

Through regressive engineering we have calculated the load capacity of the existing structure which is being retained, to enable the construction of new floor areas above the retained lower floors which have remained occupied throughout the construction process.

The site poses its own unique logistical problems as it is located in a dense, mixed-use area with narrow access roads. The site is landlocked and the area is subject to high pedestrian volume almost 24hrs a day. There are also frequent ‘pop up’ events, as the area is renowned for its artistic diversity. Deliveries are co-ordinated with not only adjoining businesses and neighbours, but an Estates Department and Events Department, which often utilise the location for film and television productions.

The new data centre and office building will be supplied from the new UKPN 33kV power network, and the design incorporates the requirement to integrate the existing live data centre adjacent, onto the new power supply.

In order to supply new data centre space to our client at the earliest opportunity, the first phase of data hall delivery will be served from the spare UPS, generator and chilled water system capacity in the existing adjoining data centre so works can progress in parallel with the delivery of the new UKPN 33kV supply. These works will be planned and undertaken in a live, fully operational environment. Once complete, both data centres will be fully interconnected mechanically and electrically, sharing a swing chiller and generator.

To underline the client’s environmental aspirations and to ensure the facility has been designed to achieve the greatest efficiency levels for all elements of the construction works, the project has been set a target of achieving a BREEAM ‘excellent’ rating for both the data centre and office complex.

Scope: The Project comprised of the delivery of two distinct phases. Firstly the complete fit-out of the first floor offices and the construction of a resilient Meet-Me-Room. The second phase involved the construction of a new 3,200 sqft data hall.

The primary objective of this project was to enable CISCO to consolidate operations from two existing buildings that it currently occupies in Reading into a third partially occupied building at the same location.

The project comprises the delivery of a Tier 3 data centre for a market- leading co-location provider. The project is located in Blanchardstown D15 and is within 800 metres of the client’s existing D15 data centre. The area is part of a large business campus and confined on all sides by existing buildings.

The development includes the partial demolition of an existing warehouse and office block, extension and remodelling of all areas. The Data Centre will be 2 storey with 4 large data halls and a front of house 2 storey office area. The works required the complete removal of existing floor slab and contaminated fill, and the installation of high load bearing floors and structural decks complete with an independent structuralframeforthehighUDLdatahallsandserviceareas.

STLisresponsiblefortakingtheclient’sCSA&Servicesschemedrawings to a fully coordinated design though BIM. The project has an aggressive schedule for construction. To ensure the programme was always maintained the areas were broken down to 8 separate work faces eg. data halls, electrical plant rooms, generator compound etc.

The overlapping of trades disciplines is managed on the multiple work faces by ensuring the coordination process is completed in advance of construction activities.

This was managed through the assembly on site of the BIM technicians in a bespoke BIM lab and the use of remote virtual access through an Autodesk Vault application so all designers and contractors with design responsibilitycouldworkinacollaborativeandproductivemanner.STLoversees and managers this process.

Logisticallythesiteisconfinedonthreesidesbyexistingindustrialunitsand to one side by a main access road for the business park. The existence of a main 110,000V power line with pylons located within the site have required close liaison with the utility provider on working conditions and safety aspects – which have been overseen with great care and coordination. There have been 2 No. pre-arranged and coordinated shut-downs of the power lines to facilitate chiller installation and erection of structural steel.

The new DC and offices will have its own 10/20kV sub station with dual utility feeds to a dual incoming MV board for a diverse supply to the building.

The client’s existing DC which is 800 metres from the current build will be linked with diverse Telco supplies with real time monitoring of bothfacilitiesconcurrentlyfromeitherlocation.STLisresponsibleforinstallation the I.T. infrastructure including installation of NOC, Comms and Meet Me Rooms which shall be live and available for monitoring during the IST.

Phase 1 - 35,000 sq ft. Phase 2 - 70,000 sq ft.

Phase 1 of this project comprised a 6,000 sq ft Data Centre Disaster Recovery Facility and was to be carried out over a period of 12 weeks. It involved the full refit of the existing ground and first floor office which involved the strip-out of the old cleanroom/ancillary areas of Building A.

Phase 2 Works consist of the roll out of the office accommodation throughout the entire area and involves works to the exterior of the building including the new installation of roof lights, glazing systems, insulation and cladding.

Phase 3 Works consisted of the installation of a second commercial canteen and cafe space, additional workstation installation and a Town Hall space capable of accommodating 450 person events. The Town Hall space includes a complete Audio Visual presentation system, satellite repeaterLCDScreen.

The room can also be divided into three individual presentation spaces. Intelligent lighting and HVAC solutions facilitate any room-combinable configurations. Phase 3 also included upgrades to the ICT Cable architecture and DR/DC topology which was completed without any impact to the functioning DC/DR facility.

Scope:

Description of services associated with the Data Centre

The MEP services in the Data Centre comprise an N+1 system with a single distribution path for power and cooling but with redundant components, complying with a Tier II infrastructure as defined by the Uptime Institute.

The Data Centre is located on the 1st floor of the International Centre strategically placed local to the trading floor and software developers.

The data cabinets are arranged on a hot aisle / cold aisle system with cool air delivered to the cabinets in a floor void plenum and the hot air returned to the CRACs through the hot aisles. A full computational fluid dynamic model of the Data Centre was completed with the floor grille vendor to verify the proper operation of the airflow in the space.

All power wiring for the Data Centre is installed in the floor void and data cabling is installed at high level.

Early occupation of the Data Centre was provided to the client to allow sufficient time to fit-out all active IT equipment and systems.

Structuretone managed the early procurement and ordering of key Data Centreplant,equipmentandsystemsaslistedbelow:

One wall of the Data Centre is on the perimeter of the building. A solid partition was constructed along this external elevation to reduce solar gain and increase security in the Data Centre.

A stand-alone cooling system was provided for the Data Centre comprising duty and standby chillers mounted on the roof, chilled water pumps located in the roof plantroom and chilled water distribution pipework serving CRAC units in the Data Centre rooms.

The Data Centre cooling system provides cooling to the Data Centre, Lab/BurnRoomandtheDataCentreUPSroom.

The cooling system is Glycol free and is designed to run at a slightly higher temperature than normal air conditioning systems to maximise the use of free cooling.

A supply ventilation system is provided to maintain a positive air pressure in the Data Centre relative to the adjacent office areas. A separate extract ventilation system is provided to prevent a buildup of gasses that may be created during battery charging in the UPS rooms.

The electrical distribution system comprises main electrical supplies to a number of UPS units, UPS units installed on the basis of N+1 and UPS distribution boards in the UPS rooms serving Power Distribution Units (PDUs) in the Data Centre rooms.

The PDUs serve final sub-circuits on the basis of a separate A and B final sub-circuit to each data cabinet in the Data Centre. Each A and B final sub-circuit will be terminated in a single phase 32amp Commando socket outlet in the floor void.

BREEAM Accredited Data CentresThe BREEAM data centres scheme allows for the assessment of this specialised type of building using the standard BREEAM methodology. The scheme recognises the energy intensive nature of data centres, and rewards efforts to reduce the impact. This is balanced with the requirement to reduce other key environmental impacts.

StructureTone has worked alongside AECOM and Digital Realty in the preparation of the BREEAM Data Centre Assessment scheme, following our appointment with Digital realty to deliver a UK data centre. We were then retained to undertake further infrastructure upgrades for one of their incoming tenants from the banking community.

We were the first main contractor in the UK to be exposed to the compilation of the BREEAM Data Centre Assessment scheme, and provide support to both our client and AECOM in its formulation.
