According to the 2010 National Association of Realtors Profile of Home Buyers and Sellers, 44% of the home buyers listed school quality and proximity to schools as deciding factors in buying a home. This confirms the importance of schools and the academic performance of their students in influencing local real estate values.

According to Chiodo, Abbigail J.; Hernández-Murillo, Rubén; and Owyang, Michael T. (2010). Nonlinear Effects of School Quality on House Prices. Federal Reserve Bank of St. Louis Review 92(3), 185-204, the price premium from school quality remains substantially large, particularly for neighborhoods associated with high-quality schools.

Unity is close to two small cities, Newport and Claremont, but its “school appeal” for K-8 is already greater than the “school appeal” of its neighbors, based on state test scores alone.
