INTRODUCTION

WaterGuard™ functions as an air barrier component and secondary water-resistant barrier in wall assemblies. The secondary moisture protection provided by WaterGuard™ protects wall sheathing against moisture damage from rain during the construction process and in the event of a breach in the wall cladding while in service. It is not intended to correct faulty workmanship such as the absence or improper integration of flashing with the cladding, nor is it intended to correct other defective components of construction such as windows that leak into the wall assembly. Flashing should always be integrated with the cladding to direct water to the exterior, not into the wall assembly, particularly at potential leak sources such as windows.

An air barrier system minimizes the risk of condensation within the building envelope by eliminating mass transfer of warm moisture laden air into the wall assembly to a cold surface where it can condense. A complete air barrier system consists of individual air barrier compo-nents and the connections between them. The air barrier components must be continuous to become an effective air barrier system. The design/construction professional must take material compatibility and construction sequencing into account when designing an “air tight” assembly to ensure continuity and long term durability. The effects of air tightness on mechanical ventilation should also be included in the overall project evaluation.

This document contains the Manufacturer’s Standard Specification for Facades Commercial EIFS Plus™ and WaterGuard™ Water-Resis-tant/Air Barrier. These specifications follow the Construction Specification Institute’s 3-part format.

TAILORING THE FACADES MANUFACTURER’S SPECIFICATIONS TO YOUR PROJECT:These specifications cover all the common ways of using the Facades Commercial EIFS Plus™. Most projects use only a few of the possible combinations of these materials and methods. To tailor the specifications to your project, simply use those sections, which apply. Also, it may be prudent to place certain parts of the Facades Commercial EIFS Plus™ Specification in other parts of the project’s total specification, such as sealants and framing. The project design professionals are responsible for ensuring that the project specifications are suitable for the project. For assistance in preparing your specification, contact your Facades Distributor or Facades, Inc.

UNITSEnglish Units are included in parentheses after the Standard International (SI) equivalents thus:

13 mm (1/2 in) 16 Kg/m3 (1.0 pcf)

Please note that the conversions may not be exact but rather represent commonly used equivalents.

WARNINGAn air barrier should not be confused with a vapor retarder which may also be used in the wall assembly to retard water vapor diffusion and reduce the risk of condensation. Generally a vapor retarder is placed on the warm side of the wall. Specifically, it is placed on the interior side in cold climates. A vapor retarder may not be necessary depending on the wall components, the range of temperature/humid-ity conditions inside and outside, and the mechanical ventilation of the building. A vapor retarder should not be used on the inside of walls in warm humid climates.

Page 15: SUBMITTAL - facades€¦ · L. Substrate: The material to which The Facades Commercial EIFS Plus™ is affixed. FACADES, INC. MANUFACTURER’S SPECIFICATION SECTION 072726 FACADES

Facades Reinforcing Meshes are specially designed for reinforcement in Facades systems and provide maximum impact protection and workability. They are balanced, dense, open meshes of woven glass fiber yarns. They are coated with a proprietary polymer, for strength and compatibility with Facades products.

Recommended UseFacades Reinforcing Meshes are embedded into a layer of Facades Base Coat/Adhesive, Dry Mix or Facades Synthetic Base Coat. This forms a monolithic, protective layer over the system substrate. The function of the mesh in the base coat layer is to reinforce the coatings providing crack resistance and integrity to the system with increased impact strength over softer substrates such as EPS (Expanded Poly-styrene). There are several mesh types to choose from in design, each offering variations in performance and workability.

Types and Options (See table for details)

RM-100 Standard MeshThis mesh is used in a single layer for applications where high traffic or abuse is not expected. It is required over High Impact Meshes.

RM-100X Extra Standard MeshOffers greater impact resistance than RM-100. Used in a single layer for applications where high traffic or abuse is not expected.

RM-109 Standard MeshA soft mesh used to encapsulate the edges of the Facades Insula-tion Board. It is more workable over special shapes and architec-tural detailing. The standard mesh has less memory than the other meshes so it is easier to embed in the Base Coat/Adhesive, Dry Mix or Synthetic Base Coat.

RM-310 Intermediate MeshThis mesh is used in a single layer with edges lapped. Provides en-hanced impact protection compared to RM-100 and RM-100X mesh. Recommended in areas of the wall where more resistance to high pedestrian traffic activity is desired but direct abuse is not expected.

RM-314 High Impact MeshThis mesh is typically used by butting edges with a layer of RM-100 applied over the top of it. It provides higher levels of impact resis-tance and should be used on sections of wall that are subjected to abuse.

RM-520 High Impact MeshThis mesh is always used by butting edges with a layer of RM-100 mesh applied over the top of it. It is the strongest of the base coat systems for application over EPS. This system is recommended where maximum protection against traffic, abuse and vandalism is needed.

RM-910 Corner MeshThis mesh is pre-bent and cut to 9 1/2” wide for easier application to corners of the system. It aids in the formation of crisp edges and provides greater durability to the corners of the building. Corner mesh comes in a roll so that desired lengths can be cut to minimize waste.

StorageStore in a dry area, between 40ºF(4ºC) and 110ºF(43ºC). Protect from direct sunlight and from excessive dust and dirt.

Application Directions

Back-wrapping PreparationBefore installation of the Facades Insulation Board, a strip of 9 1/2” wide RM-109 mesh must be attached to the wall at all expected ter-mination points of the insulation. This strip of mesh will later wrap the edge of the insulation when the base coat is applied.

General PreparationThe EPS Insulation Board must be well adhered to the wall. Wait for at least 24 hours after installing the insulation board before continuing work on its surface. The insulation board joints must be abutted tightly together and without adhesive between them. If gaps exist they must be filled with slivers of insulation. The surface of the insulation must be rasped flush. Work out any irregularities at the board joints. Form straight outside corners then clean all the insulation dust off the wall. Routed aesthetic joints may be added at this time.

Back-wrappingFirst embed all the standard mesh that was attached to the wall before the insulation board was installed. Completely coat the entire edge of the insulation board, and a few inches on its face, with Facades Base Coat/Adhesive, Dry Mix, or Synthetic Base Coat. Trowel the standard mesh into the wet material making sure that the mesh is flat to the wall. Feather the edge to a smooth transition. The 9 1/2” standard mesh can also be used in aesthetic joints and other architectural details on the building. Make sure that the mesh is applied so that it is continu-ous and overlapped at the joints by at least 2 1/2”.

Single Layer Mesh ApplicationApply a coat of Base Coat/Adhesive, Dry Mix, or Synthetic Base Coat to the wall in a thickness that will totally encapsulate the mesh. Place the mesh into the wet material and trowel flat using a T stroke and applying firm, even pressure. Trowel the surface of the mesh smooth using enough Base Coat/Adhesive, Dry Mix or Synthetic Base Coat so the pattern and color of the mesh is not visible. Lap the edges of mesh at least 2 1/2 inches on all sides. Wait at least 24 hours before applying finish.

Double Layer Mesh ApplicationsFollow the same procedures as the “Single Layer Mesh Applications” except the edges of the mesh must be abutted instead of lapped to minimize irregularities. After the first layer of mesh is applied, wait a minimum of 24 hours before applying the next layer. Stagger the joints of the second layer with that of the first. Wait 24 hours before applying finish.

Surface PreparationSurfaces must be clean, dry, and free of frost, damage and all bond-inhibiting materials, including dirt, efflorescence, form oil an dother foreign matter. Damaged sheathing must be removed and replaced. Avoid application over irregular surfaces. Substrate to be coated must be continuous without joints, holes, etc. exceeding 1/32” (0.8 mm) in size. Sheathing must be poperly installed as required by aplicable building codes or sheathing manufacturer.

For additional options for surface preparation, contact Facades Inc. technical service at 800-859-2185.

Mixing1. Mix Facades WaterStop Coat™ to obtain a uniform consistencyusing a drill and paddle mixer. Avoid air entrainment.

Note: PRODUCT MUST NOT BE THINNED OR DILUTED. No other additives or materials of any kind such as Portland cement, rapid binders, anti-freeze, accelerators, fillers, pigments, etc. shall be added under any circumstances.

Application DirectionsApply only to sound and clean, dry, properly prepared, frost-free surfaces. Sheathing joints, inside and outside corners and rough openings must be treated with Facades WaterGuard™ joint and rough opening treatment. Spot fasteners, knots or other voids in sheathing surface with Facades WaterStop Fill™.

Over Exterior Gypsom Sheathing, Densglas® Gold, and Exterior Plywood: Apply Facades WaterStop Coat™ to the prepared substrate using spray equipment such as Graco® airlss spray equipment, 595 with a 25 mil tip or, 695 with a 27 mil tip, or with the appropriate size nap roller in a single, uniform coating at a wet thickness of 10 mils. Application over G-P Densglas® Gold sheathing: use 3/4” (19 mm) nap roller. Application over Plywood and exterior gypsum sheathing: use a 1/2” (13 mm) nap roller.

Over Oriented Strand Board (OSB): a two-coat application of Facades WaterStop Coat™ is required over OSB. The first coat is applied over the prepared substrate prior to treating sheathing joints, rough openings, and corners. Apply Facades WaterStop Coat™ by spray or roller with a 3/4” (19 mm) nap roller in a single uniform coating at a wet thickness of 10 mils and allow to dry. For air barrier, sheathing joints, rough openings, and corners must then be covered with WaterGuard™ joint treat-ment. Substrate to receive the second coat of Facades WaterStop Coat™ must be

continuous without joints, holes, etc. exceeding 1/32” (0.8 mm) in size. Second coat of Facades Waterstop Coat™ must be applied to a uniform wet thicknes of 10 mils.

Over Concrete Masonry Wall Construction: Concrete masonry wall construction must be structurally sound, clean, dry, and free from damage, frost, and all bond-inhibiting material, including dust, dirt, mold, algae, and efflorescence. Repair cracks up to 1/8” (3 mm) wide by filling with Facades WaterStop Fill™. Rake the crack with a sharp tool to remove loose or friable material, and blow clean with oil-free compressed air. Apply Facades WaterStop Fill™ by sray, trowel or putty knife over the crack and smooth with the knife or trowel. For cracks wider than 1/8” (3 mm) and up to 1/4” (6 mm) wide, use a paintable acrylic latex caulk to fill the crack, tool flush with the surface, and allow to dry completely. For moving cracks consult a structural engineer. Do not use Facades WaterStop Fill™ to repair moving cracks or cracks wider than 1/8” (3 mm). Protect crack repair materials from rain and freezing until dry.

For Air and Moisture Barrier over CMU: Apply Facades WaterStop Coat™ uniformly with a 3/4” (19 mm) nap roller, or suitable spray equiptment backrolling to fill the sur-face, and allow to dry. Apply a second uniform coat of Facades WaterStop Coat™ and backroll to achieve a void and pinhole free surface. Depending on the condition of the surface a minimum of 10 wet mils up to a maximum of 30 wet mils per coat is required. Apply additional coats if needed to achieve a VOID AND PINHOLE FREE surface.

IMPORTANT NOTE: Facades WaterStop Coat™ functions as a waterproofing/air bar-rier on normal weight concrete masonry unit wall construction with flush (struck flush with the surface of the CMU) or concave joints when a minimum of two liberal coats are applied. Aditional coats may be necessary depending on the condition of the CMU wall surface, CMU porosity, joint profile, and other variables that may exist. For “rough” CMU wall surfaces, skim coat the entire surface with one of Facades’ cementious Base Coat/Adhesives before application of Facades WaterStop Coat™. A VOID AND PIN-HOLE FREE SURFACE must be achieved for Facades WaterStop Coat™ to properly function as a waterproofing/air barrier on CMU wall surfaces.

Note: Keep containers covered to protect from skinning. If skin forms, remove the skinned material from the container; the remaining material is unaffected by the skinned material.

Precautions/LimitationsApply only when the surface and ambient temperatures are above 40º F (4º C) and below 100º F (38º C) during application and drying period. This product is not recommended for use when cool, damp condi-tions exist for prolonged periods. Cool, damp conditions retard drying, and may require extended periods of protection. Do not use on damp surfaces, below grade, or on surfaces subject to water immersion. Fire-retardant treated or pressure treated plywood substrates must be dry and free of all bond-inhibiting materials. Not recommended for spanning sheathing joints of holes in excess of 1/8” (3mm) wide.

CuringFacades WaterStop Coat™ is dry to touch and can be overcoated within 2-4 hours under normal conditions [70º F (21º C) 50% RH]. Wait 24 hours before adhesive attachment of EPS. Final drying varies de-pending on temperature/humidity and surface conditions. Protect from rain and freezing until completely dry.

CleanupClean tools immediately after use with warm, soapy water.

WARNING: KEEP CONTAINER CLOSED WHEN NOT IN USE. KEEP OUT OF REACH OF CHILDREN. NOT FOR INTERNAL CON-SUMPTION. THIS PRODUCT IS FOR PROFESSIONAL USE ONLY BY A QUALIFIED TECHNICIAN.
