The housing mar-ket in Denver, and therest of the country,may be poised forone of the largestexpansions in moderntimes.

By 2024 economicand demographic

changes are forecasting an increase of15.9 million households, according toa new study released by the MortgageBankers Association. This correspondsto the 2024 Census Bureau projectionsrelating to the nation’s aging popula-

tion, as compared to 2014. Numbersindicate 20 million more people age60 and over than there are today (BabyBoomers), 4 million fewer people 45-59(as Baby Boomers are replaced byGeneration X), and 18 million morepeople age 18-44 (as Millenials replaceGeneration X’ers).

According to Realtor.com, Denverwas the No. 1 hottest real estate marketamong 300 in the U.S. for both Apriland May. The S&P/Case-Shiller 20City Composite (year over year) PriceIndex, rose 5 percent from August of2014. Denver, San Francisco and Dallasreported the highest year over yeargains with Dallas at 8.2 percent, SF at9.5 percent, and Denver leading the way10.2 percent. Denver has been averag-

ing 7.5 to 11.5 percent annual apprecia-tion since 2012.

Denver’s economy, business growth,low unemployment rate and lifestyleopportunities, suggest a promising out-look for the forseeable future. If youwant to be conservative, projections ongeneral appreciation might be closer to6.5 to 8 percent over the next few years(still pretty darn good).

We are not looking at an economicbubble, rather, there is a sense ofstrengthened consumer confidence. Weseem to be near an economic timeframethat appears to be entering the middleof the recovery period as we move for-ward. Recent stock market volatility andseasonal trends may likely give buyerseasier financial options and more time

(and selections) to make their purchasedecisions as both demand and sup-ply continue to grow. The market hasbecome more balanced over the last fewmonths and my expectation is that itwill continue giving buyers a little moreadvantage than over the last coupleyears. It is clear that the market remainshealthy with the number of sales up 8percent from a year ago and the averageprice coming in over 20 percent higher.With the inventory of homes rising andthe days on market (before going undercontract) also increasing, the market isnow showing economic balance.

QDearTomandRay: I have a ques-tion about using tractor hydraulic

fluid in place of Dextron transmis-sion fluid in my car. Do you have anyopinion on whether it’s a suitable sub-stitute? Better? Worse? I have heardvalid arguments on both sides. – Marc

A Not everybody has time to dreamup such creative ways to void

his warranty. I’ve never used tractorhydraulic fluid in a transmission. Idid use it once in a salad, but that wasby accident. Here are my thoughtson why it’s not worth the risk: Aboutfour or five decades of research anddevelopment have gone into perfect-ing the molecular design of Dextrontransmission fluid, which GM uses andrecommends for all of its cars. They’vegone from the original Dextron,back in the 1960s, which used spermwhale oil as a lubricant (no joke), to

the current-generation fluid, calledDextron VI. It’s formulated at whatGM engineers consider just the rightviscosity to operate the transmissioncorrectly, control for heat, optimizefuel economy and lubricate the trans-mission parts to protect them fromdamage. They’re the folks who have towarranty your transmission and pay forits replacement if something fails. SoI’d lean toward their recommendations.

I’m not saying tractor fluid wouldn’twork – it is hydraulic fluid. But whyrisk it? You’ve got a $3,000 transmis-sion in your car. Adding 10 quartsof Dextron costs about 30 bucks andyou’re only going to change the fluidonce or twice in the car’s lifetime.

I’m guessing you talked to some guyat a bar who said, “If it’s designed fora tractor, it’s got to be really tough.The heavier-duty, the better.” But thatapproach isn’t necessarily true. If youput extra-heavy-duty shocks on yourcar, they might last longer than stan-dard shocks. But the savings wouldn’toutweigh the costs of treating the con-cussions you got from bouncing off theroof every time you hit a bump. If youignore my advice and give it a shot, letme know how it turns out. But if it’s mycar, I’d stick with the manufacturer’srecommendation, and that’s what I’dsuggest you do, Marc!
