Our commitment

1. We'll start managing immediately on your behalf. When you switch to us

we will match your previous management charge and in some cases

beat it, up to a minimum of 12% + VAT and to help you settle in

(depending on circumstances, we will give you up to a further 2 months

management completely free of charge).

transferring the property and management from your existing estate

agent to us.

Transfer (takes up to 60 days)

3. We will ask your old estate agent for a property maintenance list, EPC,

Gas Safety Certificate, Electrical Safety Certificate, Inventory, AST,

tenant details and a list of keys. You will be kept up to date with the

progress.

Confirm (takes about 2 days)

4. We will let you know that your switch has been completed once we

receive you personal property reference from HMRC.

And you are done.

Taxation & Liability 1st avenue advises all of our Landlords to apply for the Non Resident Landlords Scheme. The following information should act as a guide to help you make the decision as to whether you want to apply or not. It is important to note at the outset, that whether you apply for the scheme or not, you will be liable to pay tax at the current rate of 20% on your rental income. Acceptance into the scheme merely negates the need for this to be paid on a monthly basis (deducted by ourselves), before your rent is forwarded to you. All UK property owners are liable to complete an annual tax return, and it is your responsibility to ensure that this is submitted to HMRC within their guidelines. If you appoint a UK tax accountant then the NRL1 application form gives you the opportunity to name them as your primary contact. In this case they will send your tax return forms directly to them. It is however, still your legal responsibility for the returns to be submitted to HMRC. (n.b. It is not a requirement for you to appoint a UK accountant, just an option that is open to you). With approval – what does that mean for me? You do not have tax deducted on a monthly basis – this means that at the end of the financial year when you submit your tax returns you can take into account all allowable expenses. This would include wear and tear allowance and any maintenance/allowable costs that have not been processed through us. If you are eligible for a personal tax allowance this can also be taken into account.

Without approval - what does that mean for me?

1st avenue will legally be required to deduct 20% tax against your total rental income and pay this to HMRC on your behalf. The 20% tax will be noted on your statements, as will the tax that we are at liberty to refund against allowable expenses. This does however mean that any allowable expenses that are not paid through us, will not be accounted for - it will also not take into account any personal tax allowances that you may be eligible for (this is dependent upon your nationality) or any wear and tear allowance. Following the end of the tax year 1st avenue will issue you with a ‘tax deduction certificate’ NRL6 which you can use as part of your annual return, to show tax already paid via us. The cost of this is £100 plus value added tax at the prevailing rate. If you do decide to apply for the scheme, you will need to complete the relevant application form. If you are switching to us, we will complete the necessary forms with you and help you through the process keeping stress to a minimum.
