Immediately contact your employer to inform him/her of your arrival.

Search for accommodation, either privately or through an agent.

If you plan to move with help of a company, contact and contract an international transportation company to help you with your move.

Within three days of moving into your new accommodation, register with the appropriate residence registration authority (Meldebehörde, “Meldezettel”); you can stay in a temporary residence (hotel, apartment house) for up to two months without registering

Determine when you can move into your new accommodation.

Is a deposit (Kaution) required? This is commonly equivalent to 3 – 6 months of rent

If you have found the accommodation through an agent, do they receive a broker’s commission? This is commonly equivalent to 1 month of rent, if the rental contract is valid for less than 3 years, or 2 months of rent, if the contract is valid for 3 years or more (plus 20% VAT)

If you have found the accommodation through an agent, do they receive a broker‘s commission? This is commonly equivalent to 2 or more months‘ rent.

Read the lease carefully, with the help of a translator if necessary! Acknowledge that it is useful to you to get along well with your landlord, but not at the expense of accuracy within the lease. Go through the lease with the landlord point by point; this supports clarity on both sides and avoids subsequent problems. This is time well invested!

How do the terms of the lease address pre-existing or occurring damage? Who is responsible if something in the apartment needs repairs? In the apartment, if anything (however small) is broken or damaged, these items should be strictly itemized and kept on record.

Fill out an accommodation transfer protocol (Wohnungs-Übergabe-Protokoll) with the landlord. Take high-quality photos to document the “original state“ of the accommodation.

How many keys are there for the apartment? Is key copying allowed (or possible)? Are there special extra keys for attic or basement storage areas?

Apply to the appropriate authorities to have your gas and electricity turned on, as well as to activate telephone, Internet, and television service, etc. When gas and electricity are turned on, make note of the meter measurements.

Register your television/radio with GIS.

Introduce yourself to your neighbors. This is an act of courtesy that is generally very well received.

Don’t forget that within three (3) days of moving into your new accommodation/house, you must register with the appropriate residence registration authorities (Meldebehörde).
