1. CODES AND REGULATONS: ALL WORK, MATERIALS, AND EQUIPMENT PROVIDED OR SUPPLIED BY THE CONTRACTOR SHALL CONFORM TO ALL LATEST ADOPTED LOCAL AND STATE CODES INCLUDING THE FOLLOWING:
2016 CALIFORNIA BUILDING CODE2016 CALIFORNIA ELECTRICAL CODE2016 CALIFORNIA PLUMBING CODE2016 CALIFORNIA MECHANICAL CODE2016 CALIFORNIA ENERGY CODE & 2008 BUILDING ENERGY EFFICIENCY STANDARS ALL CBC STANDARS AND PRODUCT APPROVALS2016 CALGREEN RESIDENTIAL BUILDING STANDARDS CODE
1. IT IS THE RESPONSIBILITY OF THE OWNER TO OBTAIN ALL REQUIRED CITY & COUNTY PERMITS FOR THE WORK. ALL WORK MUST BE DONE UNDER THE SUPERVISION OF THE COUNTY BUILDING DEPARTMENT. AN INSPECTION RECORD SHALL BE MAINTAINED AT THE JOB SITE.
2. EXAMINATION OF PERMISES: THE CONTRACTOR SHALL EXAMINE THE SITE BEFORE SUBISSION OF A BID. NO ALLOWANCE WILL BE MADE FOR LACK OF FULL KNOWLEDGE OF ALL CONDITIONS EXCEPT SUCH CONDITIONS AS ARE UNDETERMINABLE BEFORE COMMENCEMENT OF WORK.
3. CONSTRUCTION PROCEDURE: PRE-CONSTRUCTION CONFERENCE. PRIOR TO THE START OF CONSTRUCTION A CONFERENCE WILL BE CALLED FOR THE PURPOSE OF REVIEWING THE CONSTRUCTION PROGRAM WITH THE CONTRACTOR. A DETAILED STEP-BY-STEP PROCEDURE AND SCHEDULE SHALL BE AGREED UPON BETWEEN THE OWNER, CNTRACTOR AND ARCHITECT.
4. TIME OF COMPLETION: THE WORK TO BE PERFORMED UNDER THIS CONTRACT SHALL COMMENCE UPON THE SIGNING OF THE AGREEMENT BETWEEN CONTRACTOR AND OWNER AND SHALL BE COMPLETED WITHIN A PERIOD OF 180 CONSECUTIVE CALENDAR DAYS FROM THE DAY OF SIGNING OF THE ARTICLES OF AGREEMENT.
5. WORKMANSHIP: IT IS THE INTENT OF THESE SPECIFICATIONS TO INSURE THAT GOOD NEAT AND SKILLED WORKMANSHIP BE APPLIED TO ALL ASPECTS OF THE WORK AND THAT ALL MATERIALS WHETHER NEW OR REUSED CONTRIBUTE TO MAKING A COMPLETE AND FINISHED JOB. A SUBCONTRACTOR PROCEEDING OVER THE WORK OF ANOTHER CRAFT SHALL CONSTITUE HIS ACCEPTANCE OF SAID PRIOR WORK.
6. CLEANUP DURING CONSTRUCITON: IT IS REQUIRED THAT THE ENTIRE SITE BE KEPT IN A NEAT AND ORDERLY CONDITION AND THE ARCHITECT MAY AT ANY TIME DURING CONSTRUCTION, ORDER A GENERAL CLEANUP OF THE PREMISES AS PART OF THE WORK UNDER THIS SECTION. DISPOSE OF WASTE, TRASH AND DEPRIS IN A SAFE, ACCEPTABLE MANNER, IN ACCORDANCE WITH APPLICABLE LAWS AND ORDINACES AND AS PRESCRIBED BY AUTHORITES HAVING JURISDICITON.
7. FINAL CLEANUP: PRIOR TO FINAL INSPECTION, THOROUGHLY CLEAN THE ENTIRE SITE OF THE WORK AND PUT IT INTO A NEAT, ACCEPTABLE CONDITION. REVOE FROM THE ENTIRE SITE ALL CONSTRUCTION WASTE AND UNUSED MATERIALS, LITTER, AND ALL DEBRIS OF ANY DESCRIPTION RESULTING FROM THE WORK. HOSE DOWN AND SCRUB WHERE NECESSARY ALL NEW CONCRETE AND ASPHALT PAVEMENT AND WALKS DIRTIED AS A RESULT OF THE WORK. THE GENERAL CONTRACTOR IS RESPONSIBLE FOR THE FINAL CLEANING OF ALL WORK UNDER THIS CONTRACT.
8. OWNER SUPPLIED WORK NOT IN THIS CONTRACT: NOTE THAT THE FOLLOWING WORK OR EQUIPMENT IS NOT INCLUDED IN THIS CONTRACT, BUT WILL BE SUPPLIED BY THE OWNER. THE CONTRACTOR SHALL COORDINATE WITH THE OWNER AND ARHITECT TO INSURE THAT OWNER- SUPPLIED MATERIALS ARE INSTALLED IN A CORRECT AND TIMELY MANNER. THE FOLLOWING WORK OR MATERIAL IS NOT PART OF THIS CONTRACT AND WILL BE SUPPLIED BY THE OWNER: A. APPLIANCES: THE CONTRACTOR SHALL BE RESPONSIBLE FOR THE TIMING OF DELIVERY OF OWNER SELECTED APPLIANCES AND THE INSTALLATION OF ALL APPLIANCES AND EQUIPMENT. THE CONTRACTOR SHALL VERIFY THE PROPER FUNCTIONING AND OPERATION OF ALL EQUIPMENT AND APPLIANCES. B. OTHER ITEMS A DETERMINED BY OWNER IN CONSULTATION W/ CONTRACTOR. C. COMPUTER NETWORK TERMINATIONS UNO D. WIRELESS NETWORKING, TELEVISION, AND SPEAKER WIRING.
9. CONTRACTOR MUST COMPLY WITH RULES AND REGULATIONS OF AGENCIES HAVING JURISDICTION AND SHALL CONFORM TO ALL CITY, COUNTY, STATE AND FEDERAL CONSTRUCTION, SAFTEY AND SANITARY LAWS, CODES, STATUTES AND ORDINANCES. ALL FEES, TAXES, PERMITS, APPLICATIONS AND CERTIFICATES OF INSPECTION, AND THE FILING OF ALL WORK WITH GOVERNMENTAL AGENCIES AHLL BE THE RESPONSIBILITY OF THE CONTRACTOR.
10. CONTRACTOR SHALL COMPLY WITH THE RULES AND REGULATIONS OF THE JURSDICTION AS TO HOURS OF WORK.
11. EACH TRADE WILL PROCEED IN A FASHION THAT WILL NOT DELAY THE TRADES FOLLOWING THEM.
12. CONTRACTOR SHALL BE RESPONSIBLE FOR THE DISTRIBUTION OF DRAWINGS TO ALL TRADES UNDER HIS JURISDICIOTN.
13. THERE SHALL BE NO SUBSTITUTION OF MATERIALS WHERE A MANUFACTURER IS SPCIFIED. WHERE THE TERMS "EQUAL TO" OR "APPROVED EQUAL" ARE USED, THE DESIGNER SHALL DETERMINE EQUALITY BASED ON INFORMATION SUBITTED BY THE CONTRACTOR.
14. ALL WORK AND MATERIALS SHALL BE GUARANTEED AGAINST DEFECTS FOR A PERIOD OF AT LEAST ONE(1) YEAR FROM APPROVAL FOR FINAL PAYMENT.
15. CONTRACTOR SHALL BE RESPONSIBLE FOR CUTTING AND PATCHING REQUIRED FOR HIS WORK.
16. DO NOT SCALE DRAWINGS; DIMENSIONS GOVERN. LARGER SCALE DRAWINGS SHALL GOVERN SMALLER SCALE.
17. VERIFY LOCATION OF ALL UTILITES, SEWERS, DRAINS, EASEMENTS, BUILDING LOCATIONS, DIMENSION, AND OTHER PERTINENT SITE INFORMATION.
18. ANNULAR SPACES AROUND PIPES, ELECTRIC CABLES, CONDUITS, OR OTHER OPENINGS IN PLATES OR EXTERIOR WALLS SHALL BE PROTECTED AGAINST THE PASSAGE OF RODENTS BY CLOSING SUCH OPENINGS WITH CEMENT MORTAR, CONCRETE MASONRY OR SIMILAR METHOD ACCEPTABLE TO THE ENFORCING AGENCY.
19. VERIFY ALL DIMENSIONS OF EXISTING BUILDING. WORK INCLUDES BUILDING WIDTH TO EXT. SHEATHING, FLOOR HEIGHT, TOP PLATE HEIGHT, PITCH OF EXISTING ROOF FRAMING.
20. COORDINATE ALL WORK, INCLUDING TRUSSES, TO FINISH FLUSH WITH EXISTING BUILDING IN WIDTH, HEIGHT, PITCH & FLOORS.
