ISSUE POSSIBLE IMPLICATION CPM RESPONSE IN THE DESIGN STAGE OF THE PROJECT
PROPOSED CONSTRUCTION STAGE RESPONSE
SITE SURVEYSite survey has been derived from photogrammetry and vague onsite measurements. No detailed / formal site survey has been used in the development of the concept design.
There may be inaccuracies in estimating surface areas therefore affecting cost estimates.
Lack of survey detail may necessitate frequent onsite construction changes when unknown issues arise.
Majority of the works don’t rely on square meterage calculations. Where they do, allowed for a larger contingency sum in the order of costs i.e., Concrete works.
Construction to track costs and provide updates to client at regular dates as set out by client.
Hold pre-start construction briefing meeting to discuss known issues and design concept.
GROUND CONDITIONSThe existing condition of the footpath is quite good with evidence of regular cleaning.
There are areas however where the grout is missing and this has caused a trip hazard.
Existing footpath impacts on the visual amenity of the area.
Where possible, City Place Making has identified locations where grouting needs to be addressed. Exact locations to be identified on site
Hold pre-start meeting to confirm locations.
SITE ACCESSGood access to site for construction works Costs blow out due to increase labour time
Construction completion date needs to be extended which may affect business traders and Councillor expectations.
Take into consideration site access and design appropriately
Liaise with construction supervisor during design phase of project

Design expectations are not met. Clearly define all object specifications and include details and notes where applicable to achieve best possible results
