COMMUNITY CENTRE CONSTRUCTION UPDATE

Grants of up to $10,000 are available from the City of Belmont for small local businesses with an innovative idea for a product, process or upgrade to premises, including shopfront security.

Broad categories and no closing date make these grants easy for local businesses and local home based businesses to apply and there is no requirement for matched funding. If you have an innovative idea that can grow your business call the Property and Economic Development team on 9477 7191 to discuss.

BELMONT BUSINESS INNOVATION GRANTS

Welcome to the first edition of Belmont Business Talk for 2018.

This year is shaping up to be another exciting one with City of Belmont initiatives aimed at helping businesses in Belmont.

The City has always taken a proactive approach when working with businesses within the City and introducing initiatives whenever possible to help make doing business in Belmont better.

BUSlink is a one City initiative which needs your support – hop on a bus at any of the strategically located bus stops around Belmont Business Park and enjoy the convenient alternative available to you and your staff instead of using your cars during your lunch hour.

BUSlink makes shopping throughout Belmont an attractive and time efficient alternative.

BUSlink is sponsored by Belmont Forum. In this this edition we are featuring Belmont Forum as it concludes its $65 Million dollar upgrade.

Over the past 18 months, Belmont Forum has been transformed inside and out. This is especially evident on Belmont Avenue which now features a fantastic new restaurant strip.

Further upgrades at the Forum will include a new entry statement to Wright Street which will eventually engage with the new City of Belmont Community Centre.

Construction of the City’s Community Centre is now underway and we will keep you informed of the progress of this project.

Cr Phil Marks, MayorThe City of Belmont has engaged builder PACT Construction for the new Community Centre and works have just commenced.

As with any large building projects there will be temporary disturbances and the City of Belmont is committed to ensuring you are kept informed of the project’s progress.

Initial works will include the erection of site fence, signage and preparation for the demolition of the former Senior Citizens Centre (next to the Civic Centre).

The City will keep you informed on the project’s progress through updates in the Belmont Business Talk, the City’s website, enewsletter and social media.

The finished building will be a contemporary and much needed community hub, with facilities such as:

• Library (Digital Hub and recording studio);

• Museum;

• Senior Citizens Centre;

• Office space for Not for Profit service providers;

• Café;

• Crèche.

To date the City has been successful in securing a $9,675,081 Federal Government grant and $3,837,557 grant from Lotterywest, establishing a significant reduction in the costs.

The 2017-2018 Budget includes $15 Million towards the progression of the Community Centre.

It is anticipated construction of the building will take approximately two years, followed by fitout and occupancy by 2021.

GREENING BELMONT BUSINESS PARKAs a result of Federal funding through the

National Stronger Regions Fund, the City will

be planting street trees on available verge

space within the Belmont Business Park.

Belmont Business Park, located in a strategic

gateway between the Perth CBD, Perth

Airport and industrial areas to the south,

has been undergoing a transformation

from its previous industrial character to a

more diverse mixed use business destination.

Today it is home to a diverse range of industries and sectors - Belmont Business Park offers excellent proximity to the Belmont Town Centre.

Planting will take place between May and September and the City will maintain and water the trees during the initial establishment phase.

The City is committed to increasing tree canopy through its Urban Forest Strategy.

While the City will do the digging and planting trees, we want the business community to tell us where more trees are needed and what the business community wants in terms of tree programs, partnerships and actions.

OPPORTUNITY CARD FOR BUSINESSDo you want to raise awareness of your business locally, increase your profile and encourage customer loyalty?

You can start today by joining the City of Belmont-run loyalty program, the Opportunity Card.

All residents and ratepayers in the City of Belmont are issued an Opportunity Card which provides them with special benefits only available to City of Belmont residents, such as free giveaways at Council-run events and discounts from local businesses.

The program encourages the community to shop locally by giving local businesses the opportunity to offer exclusive discounts to residents and businesses within the City.

The City of Belmont provides free promotion by showcasing your business’s offer the City’s website.

You can choose what form your offer takes: a discount, free gift, buy one get one free or other appropriate deal. Opportunity Card holders can then redeem your offer by showing you their card at time of purchase.

DINING PRECINCTBelmont Forum’s new dining precinct has been providing customers with more dining choices since it opened in April last year.

Newcomers Guzman Y Gomez and Schnitz recently received liquor license approval, further adding to the entertainment precinct. Proving popular with locals is dim sum favourite Canton Lane plus San Churro, Nando’s and Japanese Sakaba. The dining precinct has quickly become one of the area’s favourite meeting places.

The new rooftop parking area will offer access to the shopping centre via a lift or travelator and the new fresh-food precinct will include a landscaped casual seating area.

All of the centre upgrades are focussed on improving and adding to the customer experience and amenities offered at Belmont Forum.

The new Coles at Belmont Forum is set to open on 7 March 2018 as the shopping centre’s $65 Million refurbishment project nears completion.

Perron Group Senior Asset Manager Graeme Glass said the changes at Belmont Forum were significant in order to meet the evolving needs of the local community.

“We’re very excited that we’re now entering the final phase of the project and that the overall refurbishment to date has been positively received by people living and working in the City of Belmont,” Mr Glass said.

“We’ve been proud to be part of the Belmont community for over 40 years and we are dedicated to delivering great value for our loyal customers.”

More speciality stores, additional rooftop parking – with lift and

travelator access into the centre – and a fresh-food precinct will also be added in the coming months to complete the extensive redevelopment project, which started in late 2016.

During 2017, Belmont Forum welcomed new arrivals such as Cotton On, Bed, Bath N Table, Novo, Michael Hill, Pandora, Transit, Bras N Things and Connor, joining earlier newcomers ALDI, JB Hi Fi Home and Best & Less.

Many existing retailers continue to invest in Belmont Forum, with Betts opening a new store, Sunglass Hut moving from their kiosk to a larger store and Miss Maud moved to a new location opposite Coles with a new café.

The internal and external upgrade continues with a full refurbishment including significant interior mall upgrades and facade improvements and extra car-parking bays have been added.

Belmont Forum was one of two businesses recognised for their environmental and sustainability achievements within the City as part of the 2017 City of Belmont Environmental Achievers Program for Business.

Belmont Forum was recognised in the area of reduction in resource use and waste reduction / recycling.

As part of their current redevelopment Belmont Forum has implemented a number of changes to improve efficiency and reduce energy, water and waste.

According to Perron Group’s Senior Asset Manager Graeme Glass, Belmont Forum is always looking for initiatives that will conserve energy and water, and reduce waste.

“As one of the largest landholders in the City of Belmont, we have a responsibility to minimize our environmental footprint,” Mr Glass said.

“To help us do this, we monitor our consumption across all utilities. We also have a proactive Water Corporation Water Efficiency Management Plan to monitor our water usage and reduce consumption wherever possible.

“Managing energy, waste and water brings financial, as well as environmental, benefits, helping us minimise operating costs for the benefit of our tenants. We are continually seeking ways to manage both resources and waste.

“For example, landfill costs are escalating so we are placing a greater focus on ways to increase recycling and responsible waste disposal. This includes investing in new facilities such as the ORCA food waste digester and compactors for waste cardboard.”

The ORCA will be installed as part of the next waste contract to be awarded by Belmont Forum.

Some of the other changes to reduce energy, water and waste have included the installation of a Building Maintenance System which allows remote log in and control of settings including automatic doors, lighting, air conditioning and security alarms; the installation of Smart meters; LED retrofit of mall; and the installation of combined water/dryer hand basins resulting in the reduction in power towel, water and power use.

The Forum has also tiled over the terrazzo floor with a porcelain tile to reduce the amount of water required for cleaning, and updated fitout guidelines for tenants to encourage the use of recycled materials in order to reduce landfill, as well ensuring they also used water saving devices.

BELMONT FORUM AN ENVIRONMENTAL ACHIEVER

GREENING THE FORUMCar park upgrades have now been completed at Belmont Forum delivering additional bays to the centre and improving traffic flow and lighting.

A number of new trees have also been planted to increase greenery and will, in time, provide much appreciated shade for visitors to the Forum.

WATER TANKSNew water tanks have been installed on Fulham Street to supplement Belmont Forum’s fire system that is currently being upgraded.

“Having the tanks on site means we will be able to supress a fire, independent of the town water supply,” Mr Glass said.

“We will not be 100 per cent reliant on the city water supply in the event of a fire and will also be better able to maintain water pressure to our fire system in the event of an emergency.”

Time in a work day is precious, so BUSlink is ultra-convenient for you by operating every 15 minutes on weekdays between 11:30am and 2pm.

Not only does this provide stress-free transit for your lunchtime visit, it also provides an easy route for your customers to come to you along routes not serviced by existing public transport.

A new bus stop was recently opened on Belmont Avenue (now outside Red Dot).
