Mustian Center 72-Bed ICU & Surgery Tower, consisting of a building with 8 floors including, Ground, Level 1 to 5 & Penthouse/Roof. The hopital contains 28 operating rooms, 4 interventional suites for neurosurgical and vascular procedures and 72 adult medical/surgical intensive care beds. The purpose of construction was to modernize the operating rooms and adult intensive care units to meet the growing demand in the region. The facility will house all the necessary services for the operating rooms and the intensive care beds, such as pre-admission testing, perioperative services, post anesthesia care unit, sterile processing services, blood banking, respiratory therapy, CT imaging, pharmacy and materials management. The anticipated project construction cost is approximately $250 million. The start date for actual construction was June 2016 and the end date will be Dec 2018. Scope of Work Our scope of work included developing the 3D models in Revit 2016 as per the design documents including all the lighting fixtures & controls, panels, transformers, power receptacles, communication devices, fire alarm devices and conduits from 3/4" and above. We were responsible for updating the model as per the clash report suggested by client, prepared the Quantity take off and generated the detailed 2D drawings with all the annotations, dimensions and taggings. Trades Covered: Electrical Software Used: Revit 2016 LOD: 400 Pinnacle's Value Addition Raised RFI Sample Challenges & Solutions Design Issues & Frequent Design Change: We received a lot of drawing revisions from client. We worked with 3 Addendums to update our models. Moreover, there was a lack of ceiling space to run our MEP services and we were unable to run our conduits within the limited space. There was no sufficient clearance in the ceiling and the no. of conduits increased while modeling all conduits from 3/4" and above (we had to design low level conduits below 2"). Solution: We raised the concern to our client by conducting Go-to-Meeting. We also raised 5+ RFIs to our client through Newforma to increase the ceiling space and incorporated the same to BIM Model to resolve clashes with mechanical services. Our coordinated Electrical BIM models allowed our client to check possible interference among all building systems, eliminating rework during the construction phase, saving time and money. Our coordinated models helped to make quantity takeoffs and produced accurate quantities in shorter schedule.
