ADDITIONAL INFORMATION AFFECTING YOUR APPLICATION/LEASE
IThe applicant(s) is/are aware that the rent payable under the Lease shall increase by a maximum of 5 percent after the first six (6) monthsfrom the commencement of the Lease. Notice of the rent increase shall be provided in accordance with the Residential Tenancies Act
2. Routine Inspections - Digital photos of the interior and exterior may be taken when inspections are carried out for the purpose of informingthe Lessor of the property condition. These photographs may be viewed by a third party including the Lessor
3. Maintenance - The Lessee agrees any maintenance required to the premises will be reported to the agent immediately if the matter isurgent or as soon as possible for nonurgent matters. This advice can be communicated verbally, in writing or via email. Once anappointment time and date has been mutually agreed between the Lessee and the appointed contractor the Lessee will be charged for anycall our fee normally payable if the Lessee fails to meet the contractor at the predetermined time and date. The Lessee will be charged forany repairs deemed to be caused at the fault of the Lessee as determined by the contractor.
4. Exhaust Fans, Ventilation & Mould - The Lessee acknowledges exhaust fan covers must be cleaned on a regular basis. If the property isnot fitted with an exhaust fan it is the Lessee's responsibility to take all reasonable efforts to prevent the build-up of mould, mildew,condensation and odours in the property by means of enabling sufficient air flow through the premises
5. Wooden/Timber floors - if the property has exposed timber floors and or floor tiles ALL furniture must have protective coasters and I or feltprotection to guard against scratching.
6. Walls - Should any hooks, nails or Blu Tack be used on walls during the Lessee. the Lessee must ensure that these are removed whenvacating the property. The Lessee are aware that the walls may need to be patched and painted using a professional contractor at theLessee's expense.
7. Reticulation - The Lessee acknowledges the reticulation (if any) is to be run in accordance with current water conditions. Any faults shouldbe reported to the agent immediately. if the gardens are maintained by the Lessor or gardener it remains the Lessee's responsibility toreport any issues with the reticulation and/or the gardens.
8. Timber Pest Inspection - The Lessee acknowledges that the properly may be subject to periodic or annual Timber Pest Inspections and inthe event that positive activity is found it may be necessary for a treatment to be applied
9. Smoke Alarm & RCD Testing - The Lessee is aware smoke alarm and RCD testing may be carried out on an annual basis by anelectrician and/or fire safety contractor. Should the smoke alarm not be functioning the Lessee is to contact the agent immediately
10. Fireplaces - Tenants are not to use open fireplaces unless instructed otherwise. Combustion or enclosed fires can be used providing theLessor has granted permission.
I'Dishonoured Payments - The Lessee shall be responsible for reimbursement of any bank fees incurred as a result of any dishonouredpayments made by the lessee to the agent and shall reimburse the agent for the cost of any dishonoured fees as charged by the agentsbank.

12. Parking on Lawns - The Lessee shall not park any boat, trailer, motor home, caravan or vehicle on the lawns or verge and shall use driptrays on driveways and or carporUgarage to prevent oil stains from vehicles.
13. Furnished Properties - Where applicable, the Lessee agrees to use mattress protectors on any beds at all times and upon vacating tohave all provided linen freshly laundered. Failure to do so will result in dry cleaning costs which will be passed onto the Lessee for payment.Allfumiture and equipment must be returned to its original location upon commencement of the tenancy as described in the propertycondition report
