1 The Area

The house is located in Riehen , a municipality next to Basel with low taxes and is adjacent to the nature reserve “Langen Erlen”. The tram stop “Niederholz”, a grocery, a pharmacy, a pizzeria, a fitness centre, a tennis club and a kindergarten can be easily reached on foot. Within a radius of few hundred meters, you also can find a supermarket, two primary schools (public), a post office, general practitioners, a commuter railway station and the sports grounds “Grendelmatte”. The grammar school “Bäumlihof” is safely accessible by bicycle.

2 The House

The terraced house was built in 1932 and completely renovated in 2015. The eight rooms are distributed over three storeys and easily satisfy the demands of sophisticated tenants. A spacious sheltered patio, two balconies along with a front- and backyard gardens make the house a veritable place to linger and enjoy.The basement offers plenty of space including rooms that can be fitted as a wine cellar or used as hobby room. The spacious attic offers additional storage space.The car park in the front yard makes the onerous search for a parking space a thing of the past. A bike shelter has recently been added as well.

3 The Interior

The house underwent a sumptuous renovation in 2015. The stylish interior fulfils the highest standards of contemporary living and boosts high-grade materials. The ensemble of the open kitchen and the dining room is the social centre of the house and offers a unique view of the countryside. At the same time, special emphasis was paid on preserve the house’s original character.The cement tiles in the entrance hall and the newly renovated bathrooms take design cues of the thirties. The restored parquet floors along with details such as original doorknobs in the Bauhaus style and made-to-measure wardrobe complete the picture.

The InteriorGround Floor

The representative rooms impress with a ceiling height of 2.7 meters. The beautiful restored oak floor and built-in closet cupboard ensure a cosy atmosphere. The dining room and the open kitchen directly connect to the large patio and offer a unique view of the countryside.

The designer kitchen is bright and airy. It is designed from scratch and equipped with only high quality materials. The kitchen appliances from Siemens make cooking an experience - for more flexibility in everyday life, the oven can be controlled by app on the go.

The InteriorFirst Floor

All three rooms come with the original, refurbished parquet. The balcony attached to the rear-facing master bedroom offers a great view of the lush greenery surrounding the house. The master bedroom has direct access to the master bathroom, which comes with a bathtub and a separate shower with rainforest sprinkler. The view into the greenery, plus the combination of modern fittings and original design elements will make going to the bathroom an experience.The two other rooms can be used as a study or library, guest or music room. A spacious balcony connects them.

The InteriorCellar and Attic

The cellar comprises four rooms. The laundry is equipped with a new washing machine and a tumbler, both from Miele. The other three rooms offer a lot of space for storing goods and wine, or can be used as a workshop or hobby room. There›s even enough space to install a sauna – by request. The ceiling is thermally insulated, which saves energy and heating costs.

The attic with cold roof offers more storage space, and the insulated floor further reduces heating costs.

4 Outdoor Area

Thanks to the parking space on the premises, the house is easily accessible by car. Right behind lays the front garden, making for a welcoming entrance area.In the back of the house, the covered porch stretches over the entire width of the house. It offers enough space for a second al fresco dining area with a view of the near nature reserve and the Black Forest in the distance.A spiral staircase leads to the rear garden, which is on a level with the cellar. The garden offers plenty of space to sit and play, to grow herbs and vegetables, and of course for barbecues - even for bigger receptions. The agricultural land of the nature reserve «Langen Erlen» which lies right behind is the perfect starting point for leisurely promenades.

6 Rent
