Once a partitioned art gallery, this brick building with wooden bow-truss roof was a simple adaptive reuse project. Most of the inherent value was already there, just obstructed by over-wrought remodels. RACDB identified select areas for improvement, removing white wall covering revealing beautiful red brick walls instantly adding warmth and value. Refinishing and polishing the floors brought more daylight to the space, and small-move additions, like the glass conference room with clean wood detailing, and the cast-in-place concrete planter at the ADA required entry ramp, transformed the cramped space into a welcoming, warm, and bright creative office space.

A unique opportunity, this project was a fast tracked, low-budget tenant improvement. There were no structural

or roof upgrades performed, simply paint, carpentry, replacement of wood doors and frames, air and lighting up-

grades, and a sparkling new frameless-glass entry. The removal of a large room used as an office bullpen opened

up the main space and recaptured a great volume that the building offered. RACDB was able to re-create this

space for a tenant in 2 months.
