THE CENTINELAS

Located at the foot of a Highway 10 off-ramp, this Los Angeles relic was a 12,000 square foot auto repair shop. Decaying due to tough use and neglect, the 3-building complex was altered by RACDB and now con-tains a creative office and multi-use gallery space. The transformation transpired over the course of a year and was completed in 12 months. Two multi-tenant buildings face the yard between. Once stocked with decaying autos the yard was purged of waste and by-products, scrubbed down and turned into a landscaped grotto complete with built-in furniture, awnings, and native planting in custom poured planters. RACDB adds value in unexpected places.

Instead of hiding the big box transformers and various utilities, RACDB sought to preserve and embrace the buildings’ utilitarian past. This industry aesthetic works on this pie-shaped lot that came with a looming billboard above the courtyard.

Simple, economically efficient improvements are limited to exposing roof structure and grinding and polish-ing concrete floors which afforded spending on a better-than-average kitchen complete with high-end fix-tures and finishes. The new paint scheme draws from a ‘city agency’ palette using caution-cone orange and metallic grays and blacks. However, the complex still conveys warmth by use of oil-rubbed ipe wood on gates, skylights bringing daylight to center of offices, and the natu-ral hues of weathered wood at the roof line. Ntropic, a commercial production company looked at the space under construction and was able to team with

RACDB to design and price their own space while negotiating their lease. This was a streamlined approach

that works well with landlords, tenants and brokers and is the method of delivery favored by RACDB.

This entertainment company, had specific needs for production work: Inferno/Flame/Smoke bays, a color

suite, a CG space, a screening room with the means of controlling natural light as well as large storage areas.

Also essential to the client was that the space itself serves as a portfolio with wall areas for framed still pho-

tos from their projects.

Guy Hepner, a renown art dealer needed a new of-

fice and display space. Working with RACDB, the

dealer carved out a new gallery while the building

was deconstructed during demolition. Drawings

were minimal and the permit attained quickly. The

design and construction occurred concurrently,

keeping budgets capped and delivery prompt. The

dealer was sold.

Without a prospective tenant, RAC designed and built a flexible space for future tenant. The kitchen, bathrooms and other mechanical systems are lo-cated to allow for future partitioning and build out. Light and airy atmosphere, tall open ceilings, and maximizing space all are sellable features for bro-kers who tour this space. We develop and retain a series of space plan sketches and appliance & material specifications for the complex as a ‘build-ing standard’. We know the cost of these materi-als intrinsically and can create thumbnail budgets for T.I. The tenant can rely on those in developing move-in budgets or develop their own.

MassiveMusic, a music production company with offices in New York and Amsterdam took on the trapezoid

shaped building as their new offices. Innovative sonic-branding campaigns are their specialty and the non-

parallel walls in production spaces were an acoustic advantage. They further branded the corner building by

asking us to paint the main door and interior wall in the bright orange that matches their “MM” logo.

The offices were pushed to one side allowing a large community space with a kitchen and conference tables.

Other walls were aligned to create conventional rectangular spaces in an irregular building. Steel windows

were upgraded and re-set higher above vehicular view. This office is simple, intimate, functional and reflects

RACDB’s willingness to adapt the creative space on challenging sites.
